I contacted Urban Spaces as a…

I contacted Urban Spaces as a prospective buyer wanting to see a particular property. Usually I would expect to speak to someone from the estate agency but this time I was obviously talking to someone from a call centre who had no remit other than to take my message and pass it on. I was told I would hear back within 1-4 hours, so kept the afternoon free. I heard nothing whatsoever. When I rang back the second day I received an apology but was told, once again, that I'd wait 1-4 hours for a reply. I was unable to speak to anyone actually dealing with the property. In the end I didn't bother and rang another agency about another property and saw that instead. I feel for those people who have listed their homes with this company - they seem to make zero effort to connect buyers with the properties they want to see.

Urban Scammers

Where do I start? Quite possibly the worst management company I have ever had the displeasure of renting from. In the first 12 months they wanted to put the rent up 17% even though cladding works were still taking place on the property. We were only informed of the cladding works needing to take place a couple of weeks after we had signed our agreement. This in turn meant we couldn’t use the balcony which was part of the reason we chose the flat in the first place. Their communications were rude and abrupt. Even though we requested a rolling contract after the initial 12 month term, upon renewal this was disregarded and we were advised that ‘things change’. They didn’t fix maintenance issues that were reported in a timely manner. We had a significant mould issue which they completely ignored. They made accusations that our account was in arrears when they just hadn’t communicated changes internally within their team. They tried to bypass legalities by requesting to arrange viewings within a few hours notice. Apologies in advance if you ever have to deal with Alexandra. She is more of a Customer Failure Specialist than a ‘Customer Success Specialist’ and will treat you like a piece of dirt. When it came to the end of tenancy we were given less than 24hrs notice of the time we needed to vacate the property even though our van and trains had already been booked in advance. Also watch out for their checkout tenancy report (50 pages) as they will try and steal every penny of the deposit, even after you have left the property in a better condition than you found it. After several emails and zero responses they hadn’t returned our deposit 5 weeks after leaving the property with zero explanation as to why. Directors - you really need to take a look at this shambolic operation. If I could give 0 stars I really would. Never had such a bad experience in my life. So glad I don’t ever have to deal with Urban Scammers again. Im sure they will try and defend themselves in response to this review but that will just be more lies, so don’t believe a word. AVOID

Highly recommend Urban Spaces

I first met Egle in 2019. She provided a valuation of my property and remained in contact until I was ready to sell my London flat in 2022. Egle provided me with advice about how to handle my tenants who were living in the flat - before it went on the market.
Within 8 days of my flat going on the market in central London, I had an offer at the guide price. The sale completed within 3 months of the offer and the new owners moved in.
Urban Spaces set up a whatsapp group to keep in contact with me at all stages of the sale. I am extremely appreciative of their help in selling my flat and have no hesitation in recommending them.

Good experience as a buyer

Very nice folks. They are specialized in interesting properties of character, mainly school or factory conversions. Great staff, very flexible. I bought my current flat through them. Would reccomend.

Very good selling experience

We sold our flat through Urban Spaces. It was a difficult sale, but the staff at Urban Spaces remained professional and committed throughout the process. We felt supported by the team and found their knowledge about the property market and prospective buyers very helpful. Would definately recommend.

The property management team are a…

The property management team are a disgrace!

Urban spaces took advantage of the nightmare of the first COVID lock down to mislead me about the quality and state of the property I was moving in to and then refused to acknowledge the mess the property was as in.

The check in report they provided me with was incomplete, I highlighted this after arriving. The key issues were the fact that it was simply not cleaned to a professional standard. There was dirt on the floor and furniture and the mattress had not been cleaned. I had to complete this cleaning myself after moving in.

When I reminded them of this issue following my departure I was told by property management that mattress cleaning is optional...(you would have thought that the deep clean of a property would be the highest of priorities given the current situation with this pandemic)

Non the less, they requested I pay for professional cleaning that included this service in the checkout cleaning checklist I was provided with despite the fact that they did not ensure this was the service I received and threatened to doc the charges from my deposit anyway.

Excellent service, both as a buyer and a seller

Having dealt with this company for more than 15 years, I can say with absolute certainty that they are one of the best agents in London.
Their attitude to customer service is excellent and their staff are knowledgeable and helpful.
Urban Spaces make it very clear why estate agents are still a very revenant part of the house buying / selling process.
Highly recommended.

As both a prospective seller and buyer…

As both a prospective seller and buyer I contacted them to see one of their properties. They cancelled the viewing at the last minute, a couple of hours prior to meeting. They never contacted me again.
Given their lack of professionalism, I wouldn’t rely on them to sell my property nor to buy one.
