Lack of Competence and Care

Over the past seven years of dealing with this agency, I’ve found that the high management fees charged—presumably reflecting the value of a central London property—meant very little in terms of the quality of service delivered. Westbury Residential consistently failed to demonstrate professionalism, empathy, or a problem-solving attitude towards landlords.

Requests for assistance were routinely met with redirection or outright neglect. In several cases, issues were left unresolved until they deteriorated to a point where they were either out of our control or required an insurance claim—something that could have been avoided with timely action.

There was also a persistent lack of accountability in how key matters related to our property were handled. For the fees they charge, the service has been profoundly disappointing.

Disorganised and unprofessional

Working with this property management company has been a truly awful experience. Our property manager, Leigh, is highly unreliable and seemingly absent. Her responsiveness is nonexistent unless it benefits them financially or their umbrella company, Urang. It's especially frustrating during urgent matters, when she is completely uncontactable.

I've found her to be disorganized and chaotic, which often feels intentional to confuse us and prevent us from properly vetting costs. She's full of excuses for ignoring emails or taking weeks to answer simple (and often urgent) questions. She has never visited our property and heavily relies on residents to deal with tasks that are her responsibility, like arranging access for contractors. If you're looking for professional and responsive management, steer clear of this company.

Poor Service

Leigh was our manager-she visited building only ever once(didn’t go inside)so seemed to just push emails round when issues arose-also NEVER contactable by phone during office hours when emergencies arose. So don’t chose them

I recently had the pleasure of working with Southbank Court Management Limited, and I must say it was an excellent experience from start to finish. As the owner of HP Building Services Sussex, I have collaborated with many management companies over the years, and I can confidently say that Southbank Court Management Limited stands out for all the right reasons.

Their team was incredibly professional, well-organized, and straightforward in their communication. From the initial discussions to the completion of the project, everything was handled efficiently and with great attention to detail. It was clear that they value quality workmanship and ensure that all tasks are carried out to the highest standard.

What impressed me the most was their clarity in expectations and their responsiveness throughout the process. There were no unnecessary delays, and they made sure that everything ran smoothly, which made my job much easier.

Excellent service, always highly professional

I have dealt with Peter at Westbury Residential as the Property Manager for our development for several years now and he has always been extremely attentive, professional and reliable in answering every one of my queries. Since Westbury took over the block management and under Peter's watchful eye, the development has been far better managed and with better cost controls than the previous company (by a huge margin). Peter is a joy to work with - I would definitely recommend Westbury to others in a heartbeat!

Passionate and dedicated service

We brought on Peter and his team after a successful Right To Manage.

From the very start of the procurement process to eventually taking over the management of our building, Peter has been absolutely on it.

He has been a breath of fresh air and instrumental in improving the quality of contractor services and regaining control of runaway finances left by our previous agent.

It's been great to have him onboard. He is always transparent, prompt, and easy to speak with. It's clear he is passionate and dedicated to delivering quality service, as testament to always picking up the phone and even being available over the weekend. This behaviour has ultimately made my role as an RTM director much less stressful and I know I can count on him to help keep building needs as pain free as possible.

Long Term consistently good service.


I cannot comment on the Urang Group as I have no knowledge or experience of them. As far as I know they have just taken my existing property management under their umbrella for the last few years. I can only comment on my experience with Westbury Residential Ltd and the senior property manager that I have been dealing with for the last decade. They are the company that have been effectively managing the property which I am director of.
Therefore my 5 stars go to Leigh Fox. Senior Property Manager of Westbury Residential Ltd.
In fact 10 stars go to her for her hard work over the years and her ability to facilitate the running of the building and work along with me to provide the fairest and financially realistic maintenance service for the residents and keep the building in good service order.

The small team that I deal with at Westbury Residential Ltd who manage our apartment block is excellent. Easy to contact, they're prompt to both reply and deal with any issues. Highly recommend.
Special mention for Leigh Fox, Bernadette and Carolynn who have been very helpful.

I had an issue with another landlord…

I had an issue with another landlord whose leak was affecting my property, and they weren't taking any action to fix it. I contacted Fiona from Westbury Property Management, and she was excellent in helping me resolve the problem quickly and efficiently. She took all the necessary steps to get the landlord to respond and address the issue.

Professional and empathetic

Had leak in roof and also had a dead animal in my loft that needed resolving. Bernadette was extremely professional and she performs her duties with empathy. She’s extremely prompt in her response and keeps updated along the way.
