We have been in Workspace 3 years.
The building is good & fun but -
The rent is at the higher end commercially
The internet access is expensive and there is no choice
They give the impression its all inclusive but if something happens like a light breaks you find its your job to fix
Had the WORST experience at Workspace Pall Mall Deposit when leaving my studio. Had to change the ENTIRE carpet due to ONE minor impression mark and then again because it wasn't 'satisfactory' even though the team recommended the contractor. Totally wasteful and unsustainable.
The reason why they choose short haired carpet is so that this sort of thing happens and that you loose your deposit, if they were to choose longer haired carpets you could easily tease the impression marks out.
Oh and what's worse, the contractor they recommended said that he deals with furious departing tenants all the time regarding this scenario with the carpets - an indication that the Management team don't care about the feedback and repeatedly use this nasty tactic to extract cash from departing tenants.
As someone who's just started a business, this can be crippling. Read the T&C's because the small print is out to screw you, you've been warned!!
Also, the building itself is a building site so the noise was intolerable and the elevator was out of service which was infuriating as I always had large screens to bring with me to the studio. 4 flights later a bad back....you can imagine.
Management also bombards you with 2-3 emails per day about what’s not working in the building that day as well as unforeseen closures and the problems that will occur.
NIGHTMARE!! YOU'VE BEEN WARNED. SO HAPPY TO BE OUT!!!
Workspace destroy small, independent, creative companies and micro business.
They claim that they promote smaller companies, nothing could be further from the truth.
They’re only interested in big corporate companies with loads of money. They are constantly rude, unhelpful, cheating you on the finer points and they are loads of hidden extras.
I rented a unit for 3 years in South London, when I arrived it was a fun, happy and creative place to be in. As soon as Worksoace moved in, the atmosphere changed and became negative, avaricious and gloomy.
They double the rents with no warning, most of the micro business of designers/makers who were jewellery, textiles, attitudes, fashion, photography, sound technicians, carpenters were all forced out.

Awful, and at times non-existent, customer service. Will screw you for every penny and offer very little in return. You really are better off sitting in Starbucks.
I currently work in one of their offices and they are carrying out building work adding another floor to the building. We renewed our contract last year with no knowledge that this was going to happen. Our day to day is being completely disturbed with CONSTANT drilling, dropping of heavy objects, banging and all sorts of other noise. Our rent has also been put up which yeas was agreed when the lease was being signed but nobody cared to mention this building work would happen and would be so disruptive which is just a sneaky way of taking people's money. Further to this the receptionists have no care in the world and do basically nothing to neither compensate us nor provide information. I also recently discovered completely by accident that all kitchen utilities would be removed during the building work meaning nobody would be able to warm up any food in a communal area. God knows how much longer this will continue and we have not had any acknowledgment of our complaints, not even an apology. We just keep getting told that because they emailed us about this we shouldn't be complaining failing to mention that they never said it would be this noisy ALL THE TIME. Ridiculous, I doubt our company will stay once our lease ends.
I worked for a company that recently left one of Workspace's offices. Almost everyone in the building hated them. "Most horrible landlord in London" my boss would say. What I witnessed was unbelievable. This company treats its customers like dirt. I know that sounds dramatic but they also bully them. Their staff (a large lady who was an area manager I think) was rude and aggressive to my boss. I read an email that was threatening - I can't believe people write stuff like that. Their offices aren't cheap and watch out for extra charges - especially IT. They are only interested in one thing - money. My advice, go anywhere other than Workspace. UPDATE: having totally destroyed what was a great community, unable to rent out new units, or old - with the management skills of M&S - they are selling Belgravia Workshops.
I have never used this company, but that doesn't stop them sending me spam. They got my email address have a closed firm, with zero idea how that firm got my email address and think this is a perfectly acceptable way of spamming people.
After I contacted them they said I must of been a customer, when I was not. Their own privacy statement claims they do not harvest email addresses, but that is a lie.
Even after promising not to spam me they carried on.
They have no complaints procedure or any regulatory body, or if they do they won't tell you who it is, no matter how many times you ask.
Highly unprofessional, I wouldn't use them for anything.
