My daughter lives in wessex apartments where we are now in October the lifts have not been working.for months,you said you would come july always a problem.my research tells me that the original lift in question is not suitable for people and furniture.so why did you install a lift that serves no purpose..we are all fed up of this.expensive rents,no service,how dare you all why you live comfortable.
This place is breaking down I want out.
Further more on inspection you have housed people on the ground floor, who are severely disabled,can't clean themselves or their flats who have 24 hr care,what sense does this make plus they have gardens they are never going to use...not right at all..these section of people should be in a hospice...free up the housing.

If you hear a property managed by A2Dominon, just run and don't look back.
I'm renting flat at a property managed by A2D, and this is managed so badly the lift goes out of service and nobody bothers. Their property manager don't even respond to calls or email, even if they do, they will just tell lies.

Terrible experience - staff lacks a profissional approach and don’t facilitate interactions. I had a terrible experience and was treated quite poorly. This organisation was a disappointment to deal with.
Utterly broken infrastructure & communication from A2Dominion. Relentless promises of resolving issues & even offers of compensation but the system is broken & they leave complaints utterly ignored, relentless phone calls to sort issues & follow up calls contradict literally everything said in the last communication. A very social media focused "tennants first" illusion with A2 but their resolution/complaints services are not fit for purpose.

I have to say, having viewed potential swaps with different housing associations ( to name a few L&Q and Peabody)that A2 Dominion are, in my opinion, the best there is. The standard they expect is high in comparison, the standard of works both in properties and grounds maintenance is much higher than I have witnessed elsewhere.
I called the repair line due to an issue with the lock on my flat, the staff on the phone was very rude and cut me off the phone. I was extremely frustrated and anxious, the office on site is also not very useful.

Concerns Regarding Leasehold Management and Service Charges
As a leaseholder, I am writing to express serious concerns regarding the management of my property and the handling of service charges by A2.
Despite multiple requests, I have not been provided with copies of the actual invoices and receipts for the service charges I have been billed. I have made six separate requests, both directly and through my delegated authority, but these have been ignored or met with unhelpful responses.
Each time, I am assured that the information will be provided, but it never is. The "bulk invoice" provided is not sufficient; as a leaseholder, I am legally entitled to view the specific receipts and invoices that substantiate these costs.
The lack of transparency is a recurring issue. When I raise these concerns by including other members of staff in my correspondence, I am met with frustration. However, this action is necessary to highlight a consistent pattern of failure that has persisted for years. The responses I receive are rarely evidence-based and often consist of generic, standard letters that fail to address my specific questions.
Furthermore, there appears to be a systemic issue within the leasehold management team. The individual currently responsible for my case is unable to cope with the demands of the role. The lack of collaborative working, transparency, and trust within the organisation is apparent. Despite some recent minor improvements, the core issues remain unresolved.
The organisation's previous downgrade in rating and the serious concerns raised before Ian Wardle's arrival are still relevant from government concern`, as A2 continues to struggle with accurately managing service charges and executing timely repairs. These ongoing failures mean that service level agreements are routinely missed, and my right as a leaseholder to inspect invoices and receipts is consistently denied.

Leak from water tank for 4weeks and still not repaired. Two leaks from Celine and can't use the electrics. More leaks are trying to appear. Second big leak in this house within 2 years!! I have health issues and forced to sleep downstairs. They dont care! IVE HAD ENOUGH!

I am writing to formally raise concerns regarding the condition of the communal gardens on the A2 Dominion estate in Bicester. As a freeholder, I am being charged for garden maintenance services which, based on recent observations, appear not to be delivered to a reasonable standard.
Issues such as overgrown vegetation, accumulation of litter, or neglected landscaping suggest that the contracted services are either irregular or absent this has been like this for more then 12 months and I have heard of an increased in freeholders not paying their service charge. This raises serious questions about the justification for the service charges being applied.
Under Section 19 of the Landlord and Tenant Act 1985, service charges must be reasonably incurred and the services provided must be of a reasonable standard. Furthermore, I am exercising my rights under:
• Section 21, which entitles me to request a summary of the service charge account, including a breakdown of costs incurred over the last accounting period
• Section 22, which entitles me to inspect supporting documents, such as receipts, invoices, and contracts, relating to the service charges
I therefore request the following:
• A detailed summary of the service charge account relating to garden and grounds maintenance
• Access to inspect all supporting documents under Section 22
• Clarification on the scope and frequency of services being delivered
• An explanation for the apparent lack of maintenance
• Any planned remedial actions to address these concerns
I have been dealing with disrepair issues for the last 8 months, it started with a sewage leak that took 3 months to actually get someone to stop the leak. Damp and mould, we were decanted after lots of begging and letters from the GP as my son was really unwell with asthma, they ignored this. Moved back home to issues not being fixed, excessive heat, my children sleeping in 30 degree heat inside our home even when temp was 25 outside. 4 serveyors later and a HHSRS report saying its a hazard 1, still this was 3 weeks ago. Still waiting, over crowded my daughter who has autism and is 16 in August is sharing with her 12 year old brother, lots of medical issues but still we are stuck living in a small green house, A2 just dont care at all, we are not important, no happy home but they still want my full rent each month for a property we can't live in 12 months A year. They dont care, a million delay tactics
The experience has been consistently disappointing due to repeated construction and maintenance problems with no lasting solutions.
From the start, major issues have been recurring every year. Entry doors and parking gates are made with low-quality materials and break down frequently. The materials used inside the flats also reflect poor construction standards — they wear out quickly and feel substandard.
One of the most frustrating issues is the lift, which breaks down every 4–5 months and remains out of service for 30 to 40 days at a time. This causes serious inconvenience, especially for elderly residents and families with children.
The developer or management keeps cycling through different contractors, yet the same problems return again and again. It’s clear that the root issues are never properly addressed. The response from management is painfully slow — like a tortoise — and there’s little care or urgency for the difficulties residents face daily.
There’s no accountability, no transparency, and no sign of real improvement. I do not recommend A2Dominion Group building, developer, or property management unless significant changes are made in how they handle construction quality and resident concerns.
Totally incompetent. Flat has been condemned due to water in the flat. Previous tenant turned on taps and left property and flooded the one bedroom flat. Front door was left open for weeks. Anyone could of come into the property. Squatters could of come in. Due to no action my neighbour's flat has been ruined. He has virtually lost all his belongings and his expensive flooring was destroyed by water damage. All tenants were in danger of having there homes ruined by rising damp. After an online chat immediate and urgent action was taken. Someone would be there within 24 hours. Pyramid Plus came. Condemned flat and changed locks. Use online chat always. Ringing or emailing A2Dominion is not always successful. Online advisors get things done very quickly and they are extremely helpful and courteous.
Tenant of 8 years. A2 overcharge every single year & once challenged by a group of tenants refusing to pay they ALWAYS notice a 'mistake' - is this incompetency, or is it deliberate? For instance, estimated repairs £1k, end of year accounts state £20k. Bin collection estimate £2k - actual cost £5.6k. I wonder what controls A2 have in place & how many sets of eyes review the accounts before they are published. It must cost a fortune printing thousands of booklets breaking down incorrect charges every year - no doubt a cost passed on to us in some way.
They are NEVER available or able to provide any assistance when needed, despite that being their actual job, but should you not pay the made up charges within 5 days, they will hound you relentlessly for overdue accounts. Funny how they have time for one and not the other.
A2 Dominion should be investigated for comtinued bad practice, acting in bad faith, harassment of tenants and general lack of care & upkeep of the properties. Look at the reviews. I HAVE NO IDEA HOW THEY REMAIN IN BUSINESS.
Just one small example, is the front door code lock breaking - pretty important security feature as a single female with anti social behaviour in close proximity. They took weeks to get someone out who didnt bring the right part - charged for this. Sent out again, but didnt show. We were charged for this 'visit'. Sent out a 3rd time, fixed it and changed the code, but the new code would be on a letter sent out to residents BY POST. Is that logical? What are we to do for 2-4 days while awaiting this letter? One person called and eventually managed to get the code, which was shared in the group chat so we could access our homes. It would be laughable, if it wasnt for the fact things like are constant.
Instead of issue > repair > single.charge for job complete this turned into issue > 3 x charges for one fix.
My mental health declined greatly while living under A2 due to the level of incompetancy experienced at every turn, all while costing me a great deal for the privilege. I would not recommend shared ownership to anyone after my experience, and neither would two of my friends who also had homes with A2.
You truly have no idea how much of a negative, draining impact a landlord can have on your life until you live under an A2 property and feel stuck there.
“Committed to safe, high quality and sustainable homes”???? This is the statement on the companies facebook page!! Are you having an absolute laugh!! With statements like that A2 would be more at home on the stand up comedy scene rather than social housing! Safe?? Joke!!! High quality?? Do they even know what this is?? A system and company that is broken beyond belief! If I ran my business the way A2 is run, I wouldn’t have a business!! Disgusting, service, poor attitude of staff, complete neglect to their properties, and a total lack of interest in their tenants unless they are taking their money for rent!! Shambollic doesn’t even come close!!
If you have also had appalling treatment from A2 Dominion - there are things you can do 1) complain (by phone and email so there is paper trail) 2) take pictures of issues if appropriate and keep a written log with dates and times 3) encourage every flat to complain if a communal matter 4) write into financial ombudsman 5) take legal action with solicitors 6) you may also be eligible to withhold maintenance costs if terms of agreement have been breached (check with solicitors). Know your rights!
LEGAL ACTION needed if you are to be associated with these COWBOY, CORRUPT , illegally operating so called HOUSING ASSOCIATION.
THEY HAVE RUINED MINE AND MY DAUGHTERS LIFE .
We will never be the same again !

1. What’s it like to live with a2 and how they look after the property,
2. This is the state of how a2 expect you to live in their property, Quote from a2 web site, “your home is where our heart is” . ( I think not )
3. General neglect of the property by a2 staff, in particular estate managers who are negligent regarding fire safety, and, health and safety, even when issues pointed out to them.
4. Concrete structure (possibly RAAC concrete) flat built in 1976 which is in the time frame when RAAC was being used.
5. Concrete floor of walkway breaking up and allowing water to leak through, and stalactites are forming, the steel reinforcements with in the concrete are rusty and visible in places.
6. The roof which is forty eight (48) years old (2025) and is of asbestos tiles and is in a poor state,
7. The roof leaks in several places.
8. Roof vents inadequate, ventilation of roof.
9. The average life of a roof is twenty years (20 years) which it is twenty eight years over its expectancy.
10. Lighting is in a poor state, water leaking into lighting electrics from the leaking roof. “ coursing a potential risk of electrocution “ where water runs from the roof into the lighting and down the wall of the building * health and safety*
11. Gutters not fit for purpose, two small and poor fitting down pipes from one level to another bad fitting, not allowing proper water drainage.
12. Fascia boards, require replacing.
13. Bin stores in a disgraceful state, health and safety* the inside of the bin store are in such a state which could be an environmental and health and safety concern.

15. Un able to get rubbish bins in to bin store, door way too small.

Very unprofessional staff. I made a booking for accomodation in Oxford. I wanted an amendment, called there several times, only took my number to call back but never did.
