I am writing directly to you regarding…

I am writing directly to you regarding the leak that has come though my bathroom door frame, celling light and light switch. This has been going on since last Thursday night and all weekend. The water is brown in colour, my daughter who has kidney issues and is susceptible to infection due to her autoimmune disease, could be affected.

I have had several electricians come to my property to make safe the electricity but none for the leak as it is coming from upstairs, flat 29

I was informed that the water leak will not be dealt with until 11/3/25 as more work is needed. In the meantime, I am expected to wait until Tuesday for this to be fixed ! To the collect water dripping for the whole weekend!

This is leak has now got worse as the water is coming though the light on the celling, can this be stopped today , as enough is enough !

ZERO STARS

I reported an issue with my balcony in June 2022. A structural engineer needed to be called to view it but after nearly a year of chasing and false promises, I escalated this to a stage 1 complaint in April 2023.
Then in January 2024, I escalated it to a stage 2 complaint and by June 2024 I’d had enough and filed a complaint with the ombudsman.
I had a record of all the times I’d called & emailed A2 and what was discussed on every call and this is what was used as my evidence of their absolutely dismal service.

Because of the backlog with the ombudsman, it took them some time to get to my case but they ordered A2 to pay me compensation and resolved the matter. They had a deadline of the end of Feb ‘25 guess what…. nothing has happened. The ombudsman extended it to the 7th March. Nothing.

It’s taken nearly 3yrs for A2 to send someone to even look at the issue…. Disgusting.

I encourage everyone to keep a diligent record of every call & email. Once they miss one deadline escalate it to stage 1 right away, then stage 2 then report to the ombudsman. A2 and any other company like them shouldn’t be allowed to operate.

They haven't turn up after making 4 appointments

My mum who is elderly called about her window lock that's broken, she has booked a repair appointment thre times and all three times nobody has turn up, she hasn't even been called back to say why it hasn't been done, ref number wo0119593, I called up on the 26/2/25 at approx 15.30, was wanting to speak to someone for about an hr, a lady came on the phone, put me on hold for ten mins came back and told me the engineer couldn't make it because he was busy, I ask what about the three other times then she put the phone down on me.

I submitted this review on the 26/02/25, since then robert heath have promised to visit my mums place to fix the window, about 4 different appointments have been made and each time have not turned up. That last appointment was today the 1/5/25 between 12.00 and 17.00 and still they didn't turn up. I would like to stress that this is started to feel that my mum who is elderly is now starting to feel that she is been targeted for reason unknown, this service is the worst of the worst

Zero, zero stars…

My family and I suffered from damp and mould for over 10 years since 2013. I wrote to various agencies for support but nothing. I finally got in touch with a solicitor who took on my case resulting in me taking them to court and I had to also write to the CEO of A2 Dominion.

They finally decanted us, but expect us to go back to that cold, overcrowded property, knowing they are only going to mould wash it for the 100th time, they only care about money, they have no care for people at all. The government should be looking into housing associations like A2. Disgusting, preying on vulnerable people and charging the earth in rent and service charge. Also, bare face liars.I still have pictures of the damp and mould and will send them to the press if the damp returns to my property.

Non functional boiler since November…

Non functional boiler since November 2024. Have called A2Dominion Customer Services and Repairs Teams uncountable number of times. No hot water. Boiler needs replacement with a new one, but being passed from pillar to post! Last stroke called today to follow-up, call cut off after waiting on queue for 30 mins. Called back immediately, waited another 30 minutes for call to be answered, not answered! Health conditions exacerbating.
The Chat service is not helpful as well. Have attempted to use it 3 times, kept on hold for so long and could not chat with anyone.
I do not know how many more times I can call or email A2Dominion. The last time I called on 03/02/2025, I was advised I would get a text message or email with an update on the next course of action. No email or text message received regarding the boier issue since then; promises not kept.

If I could rate no stars believe me I…

If I could rate no stars believe me I would! Left me in a damp filled property for over 2.5 years this issue who has only recently being dealt only due to me threatening legal action, today they’ve left me with a front door that won't stay closed due to negligence and the job not being raised correctly! Absolute abysmal service. They couldn’t care less about their tenants! Vile customer service and poor timing for a response! If you can pick a landlord. DONT let it be this one!!!

Contaminated water leaking from ceiling and they're not doing anything about it

To continue my previous review, there is now CONTAMINATED WATER leaking from our ceiling. this is a threat to the health of me and my children. The leak is only spreading more and more to other walls and it is impossible to contain it and causing us a lot of stress. If anyone at a2 dominion is out there, please do something about this. we cannot continue to live like this. It's like living next to a gutter with all the contaminated water.

Sat outside offices gossiping about residents and smoking fag's. Very good look.

Extremely unprofessional, no wonder they don't get any repairs sorted, they are generally sat outside the flats and office smoking cigarettes and gossiping about people, making personal remarks and laughing at people in the street. Quite intimidating for people who have to go past the foul, vile, unprofessional pair of women who sit outside bullying people whilst chuffing away on cigarettes with stick on superdrug nails shouting at people who tell them to maybe find a different meeting point for their antisocial behaviour that isn't outside the flats of the people they bully constantly. That would be a great start. If this continues I'll contact a solicitor.

If I could give this company zero stars…

If I could give this company zero stars I would. Still waiting for a response to an escalated complaint surrounding clearance of drains and then damage done by THEIR contractors in a shared garage way which consistently floods. So far I have been ignored since their 'resolution' email. They consider it 'resolved', I DO NOT! Let's see if I get a response after emailing both their CEO and CCO today - I doubt it but can only hope!

The Great Leasehold Scam - A2 Bulk invoice & Never issue real Actual Charges.

Dear A2 Dominion Housing Group and Pyramid Plus,

The reply from A2 Dominion we have sent you a request is nonsense no such request sent. If you have issues with A2 wrote to your MP and the ombudsman and let's get housing associations like A2 to become accountable for their rogue practices, they know what they do daily.

I am writing to express my deep dissatisfaction with the management and operations of your company, which have profoundly affected leaseholders negatively. The issues outlined below highlight the critical areas of concern:

Communication:

Poor to non-existent communication with leaseholders.

Use of bulk invoices instead of detailed, individual invoices.

Maintenance:

Persistent damp and mould in communal areas that have remained unaddressed for three years.

Financial Transparency:

Inaccurate service charges with no accountability.

Lack of transparency and failure to provide actual invoices or receipts.

Customer Service:

Head office staff merely pressing buttons on a CRM system, issuing CAS reference numbers and other numbers without providing real solutions.

Repeated holding letters sent in place of actual resolutions.

Instances of staff shouting, hanging up the phone, and going silent when help is requested.

Ethical Practices:

Unethical tactics used to force people into paying extortionate fees.

Disgraceful and upsetting behavior towards leaseholders, causing daily harm.

The great Leasehold Scam, exacerbated by A2 Dominion, negatively impacting countless individuals daily.

Government Oversight:

Anticipated changes from the Labour government due to the destructive practices of A2 Dominion and Pyramid Plus.

Director Accountability:

Directors who operate in an untruthful and dishonest manner, taking significant sums of money while destroying lives.

The need for transparency and ethical practices from companies like A2 Dominion and Pyramid Plus.

The burden on directors' consciences for their actions, knowing they will ultimately be held accountable.

It is shocking and criminal what A2 Dominion and Pyramid Plus do daily. Your company must become more transparent and accountable to prevent further harm to leaseholders. I hope this detailed complaint prompts a serious review of your practices and leads to meaningful change. Messages to say we will look into this are fake as they very often do not.

DISREGARD FOR DISABLED TENANT

If I could give a minus 0 I would
I’m locked out of my home , I’m Disabled it’s pouring down with rain @7pm I contact out of hours emergency I’m told someone will be out within 4 hours
The locksmith called Andrew rang me to say he will come out he doesn’t have to be there in a 4 hour window , he will get to me at 12.30am ??? Is that how you treat disabled tenants outside in the rain DISGUSTING AND MORE PROOF A2 ARE NOT FIT FOR PURPOSE, the workforce clearly do things their way SHAMBOLIC
UPDATE !!! at 1am Andrew PPL emergency worker rang to see if I was still outside ( just as he said he will turn up in his time 6 hours after the call was logged )

More than 4 years to repair a wall mold

After calling several times, I have been waiting to repair mold in my bedroom ceiling for more than 4 years ago and it is still there. An engineer came to have a look a he said to order to install a scaffold to fix the roof in a couple of weeks but no one came, that was more than 3 years ago.
They have taken a year and a half to repair the lock of the main entrance of the building.
Now my boiler is not working so I am scared about what is going to happen.
They just sent me a link to see further, we will se what happen...

Unprofessional and vile

Unprofessional and vile. Have had to deal with antisocial behaviour issue where nothing was done but instead trying to push it all under the rug. Victimising the victims, no support to victim, seems they’re punishing them for reporting. Will drag the case as long as possible.

Properties illegally occupied

If you are considering dealing with A2Dominion, think again. Our once peaceful neighbourhood has been transformed into a scene of lawlessness, crime, and fear—all due to the company’s shocking negligence. For months, we have been reporting the illegal occupation of their property at 240 Kilburn Lane (W10 4BA) by squatters. The situation has spiraled out of control, yet A2Dominion remains unresponsive and irresponsible.

Since the squatters moved in, the area has descended into chaos. We are facing daily disturbances: burglaries, trespassing, vandalism, and groups of people roaming the neighbourhood at all hours of the day and night. Our homes are no longer safe. Squatters are climbing over our garden walls, entering our properties, and even stealing anything left outside. The constant presence of these individuals leaves us in fear, especially when returning home after dark.

Despite repeated pleas for intervention, A2Dominion has turned a blind eye to the escalating crisis. The police have been called numerous times, but they say it’s a civil matter that must be dealt with by the property owner—A2Dominion. However, the company’s silence is deafening, and their inaction is putting every resident at risk. Their utter failure to address the squatter invasion has allowed crime to run rampant in our neighbourhood.

What’s worse, we strongly suspect that these properties are being used for drug activities and prostitution, which makes the situation even more dangerous. Broken glass, rubbish, drug paraphernalia, and a constant flow of suspicious individuals have now become the norm. The entire area is deteriorating, and A2Dominion’s refusal to take responsibility is unforgivable.

A2Dominion’s handling of this crisis has been nothing short of disgraceful. They are fully aware of the situation but refuse to act, leaving us vulnerable to a daily nightmare. This is not just neglect; it’s a complete dereliction of their duty to provide safe and secure housing. It is only a matter of time before something even more serious occurs, and A2Dominion will be squarely to blame.

If you are looking for a housing association that values its tenants’ safety and wellbeing, steer clear of A2Dominion. Their inaction has endangered our community, and they should be held accountable for the damage they are allowing to occur. We demand immediate action before it’s too late.

Been waiting since December 2023 for…

Been waiting since December 2023 for repairs to my home. Despite emails back and fourth and multiple appointments from operatives and surveyors inspecting same old repairs, nothing to date has happened ! Urgent repairs still outstanding. A2Dominion is a thoroughly dishonest company and do NOT want to spend the money for their tenants repairs. I am now suffering from emotional distress living in unsafe living conditions. These landlords do not deserve any stars as previous tenants have already mentioned. Will have to consult with a housing lawyer.

Bins overflowing with toxic fumes and waste

If you could give you no stars, that would be too much for your. Our house shares a wall with the grounds of the flats on Rowland Way, Ashford and there are 12 large bins situated along this wall. On a weekly basis these bins are overflowing causing squirrels and foxes to take food and rubbish, including used nappies, and make a mess on our driveway. We are constantly having to deal with an influx of flies and other insects entering our home which have come from these bins. Additionally, there are toxic fumes being emitted from these bins which prevents us from opening any windows and doors. My parents who are both in their 80's who have suffered from strokes, asthma, are cancer patients and can only walk a few step with the aid of walking stick are being forced to clean up this mess daily. This issue has been ongoing for many years and I keep requesting the bins to be relocated to another area in the grounds which will not inconvenience anyone, however, I have now been informed A2Dominion do not know who is responsible for their relocated and they do not want to upset the residents of the flats by relocating these bins. The current location is temporary, as I keep getting told, but the bins have been situtated here for over 7 years and have increased from 4 bins to 12. Your lack of empathy, understanding and ability to take any action is pathetic, relocating these bins is a very simple exercise and is only a matter of moving them about 5 meters away yet I cannot comprehend why it's proving such a challenge for you. A few months ago the dividing wall was rebuilt and the bins were housed elsewhere which everyone excepted without any issues. When can you find another temporary location for these bins, how many more years will it take, why should those with health and mobility issue be made to suffer? A2Domion - why don't you understand? What is your problem?

Disgraceful company

Where to start? Completely appalling company, who clearly prey on residents who are constricted financially so that they have no choice but to comply with fabricated charges which have raised astronomically whilst service quality has dropped to nothing. Our ‘building manager’ constantly changes and we are never told who it is. They tried to charge the residents for work that never happened or for charges that should be shared amongst other buildings. The building manager we had at the time didn’t even know the property she was meant to be overseeing as I had to explain to her simple things such as where the property gates were located. When I alerted them to this I could not get a straight answer and the communication is appalling. Service charges are wrong every year and they clearly count on residents just blindly paying the new fees - if they are challenged they will quietly try and fix with no acknowledgment of wrongdoing and will try their luck each year. Their new charges cannot be explained and they hope that their slow reply time will mean eventually they can stop answering you. This past year they tried to charge my building over £14,000 for ‘emergency building work’ for our property - which still cannot be explained to me. We were charged twice for the installation of a fire safety box. When I pointed out we didn’t have one in the building, it mysteriously appeared the next day. We have been charged countless times for the plumbing and drainage issue which serves the residential street outside of the development. Randomly, work people will turn up to carry out work on the building and will ring resident doorbells to access the property even though A2 installed a key lock box, which to this day has never been used. So much has happened that it is clear that the company are well aware of what they are doing. How they haven’t been taken to court for breach of contract can only be explained that the poor residents with A2 just don’t have the funds to hold A2 to account legally. The second I can get out of this property the better. They are appalling and I live in constant anxiety for the next round of disgusting charges that they will try to stick to us.

For years, leaseholders, shared owners, and freeholders have faced wrongful charges through bulk invoicing, with no regard for customer well-being. Raising concerns often leads to silencing tactics or false responses, and frequent staff changes hinder consistent communication. Charges are inaccurate, with estimates not matching actuals, and invoices are often just bulk figures that don't reflect individual or block-specific charges, sometimes handwritten or with unclear A2 annotations. It's crucial not to succumb to intimidation or be seen as just a source of income to cover their accounting shortcomings. It's important to challenge them, bring issues to the attention of MPs and the Regulator of Social Housing, and insist on actual invoices and proof of completed work. This company, despite its charity status and non-profit claim, appears to engage in creative accounting that benefits management and directors at the expense of service charge accuracy, demanding payments without evidence. Agents of A2 Dominion may assure refunds for overcharges at the year's end, but this practice is unacceptable. Stand firm against this malpractice, demand precise charges, question consistently low estimates followed by deficits, and insist on seeing the actual invoices. This company's actions are a disservice to us, and we must not let it persist. Without prejudice. This is my truth without prejudice and A2 are attempting to get this removed as money and power will end up with the truth not being dealt with. I urge trustpilot to keep truth and be a company that wants genuine response of honesty. I will not be scapegoated for A2 failure.
