I wouldn’t even rate them one star, absolute robbers charge you a fortune and do nothing, also when my flat flooded due to upstairs apartment they didn’t come turn the water or even call me back off the emergency line your a absolute joke and can’t wait when you get taken to court for fraud for what you did to the blocks, do not use these absolute crooks even the council management company have provided better. Also for 550 for a sale pack and nearly losing me the sale you don’t manage any fire protocols honestly guys do not use they will rob you dry then threaten you
A garbage company who don’t care!
A garbage company who only care about invoices being paid. The worst staff churn I’ve ever seen. Faceless careless people who take no responsibility and who are perpetually out of office. Utterly dire with no disrespect for the environment and who care only about profit. All tasks are hopelessly slow and it makes it so it is easier to do it yourself. Or not ask.
Completely inadequate
Anthem were the sole reason the sale of my flat, to a first time buyer with no chain either side, took over 7 months and was at really significant risk of falling through. The only reasons it didn’t is because my buyers decided to stick it out until their final mortgage renewal ran out, and I ended up fixing the outstanding issues with the flat myself.
They cost me so much money and not even for things I had to pay from for them (which was also a lot), but every month that went on I was paying for a flat I didn’t even live in.
The complaints team and the business update email all had multiple emails from me weekly, so they will have all the info but a brief overview can be found below:
- My flat struggled to pick up interest due to extremely high fees which I know is a common grumble of leaseholders but all estate agents valuing were SHOCKED at how high they were and pointed out they were almost double of flats on the same estate (presumably managed by others)
- When eventually sold, the Management pack (which obviously came at a cost) took over double the estimated time to be received and had significant information missing
- when queried by my solicitor more money was demanded per query… for things they’d missed out?
- some of these queries were never answered by anthem, to this day - I had to track down the info myself
- these included basics like contact details for the landlord and literally just a written statement that they collect the ground rent on their behalf because even that info was missing, an in date fire risk assessment, the annual management fee was over 6 months overdue and more frustratingly, with no indication of when it would be budgeted
- the pre-sales team responded quickly by email but only ever saying our queries had been forwarded on - this was consistently for over 4 months so I just tracked down the different teams myself to get the answers. This included the business update email that I found on here and Paul was initially very helpful until he eventually ignored me too
- fire risk assessment was firstly missing, then after chasing, an out of date one was sent through. Upon later inspection this out of date one (which didn’t have many issues) was actually undertaken at a completely different building as all the pics were not of mine but the address listed was
- a fire risk assessment was eventually done at the correct property after I contacted the fire authority, but instead showed a significant number of long term outstanding actions, some were long term serious but also quite easy fixes that we couldn’t progress unless sorted so my neighbours and I ended up implementing the most important ones ourselves so that I could exchange
While individually all of these elements seem small, the mental toll that they took on me was completely exhausting and all consuming.
My main priority at the time was to just get my sale to go through so I could move on with my life but now it’s all over i still can’t believe how a company so terrible at doing its job can be responsible for the safety of so many people and it is so so frustrating to know that can not only get away with it, but charge whatever they fancy.

A Pattern of Negligence and Poor Service
We have had an incredibly frustrating experience with Anthem Management, who have consistently failed to fulfil their basic responsibilities.
Urgent actions flagged in multiple fire safety reports over the past two years were not addressed until residents chased for reports and updates — a delay that put everyone at unnecessary risk. Guttering issues and persistent leaks have been reported several times with no resolution, and maintenance remains neglected.
To make matters worse, the individual managing our site communicates in an unprofessional and passive-aggressive manner when we simply request the work we are paying for to be done. Residents are entitled to transparency, yet we’ve had no clear breakdown of how our service charges have previously been spent — particularly troubling given that we were left with no services for six months, yet still paid full fees with no refund or further explanation.
This level of mismanagement is unacceptable. We are calling for accountability, urgent improvements, and proper communication from a company that appears more interested in collecting fees than fulfilling its obligations to the residents it serves.

AVOID
Anthem has recently taken over the ‘management’ of the estate where I live and they are worse than Hazelvine which I never thought was possible.
I have just been told that my account has been sent to a Solicitor due to growing arrears on my account. The last invoice i received I paid in full…and now they have a Solicitor taking action on me!! Just three weeks ago my neighbour told me they had received an invoice to pay. As I hadn’t received the invoice I contacted Anthem to get a copy…. Guess what….it never came. Fast forward three weeks my neighbour receives another invoice to pay and guess what…. I didn’t receive that invoice either… so yet again I contact Anthem for both invoices and greeted with your account is with a solicitor for appears of payment!
I didn’t receive an invoice to pay, I’m told by my neighbour payment is needed, I try and pay and I’m ignored. I didn’t even receive any late payment fees, no charges, no letters or emails to chased payments, no threats of bay lifts like others, no threat of solicitor action…
I’d love to know the business strategy, but I imagine it goes something like: don’t tell people they owe money and then we will send the client to a Solicitor to rinse them for more money… oh and as a bonus let’s not maintain the park which we are responsible for!

Incompetance is being polite!
Anthem brings a new meaning to incompetance, I am actually not convinced anyone works there, calls get ignored and ring out to voicemail. emails you might as well send them to you recycling bin. A year after selling my property, I am stll owed money by this incompenant bunch, no replies to anything. Their £500 off boarding fee is a disgrace!

Property Management Neglect – Time to Hold Anthem Accountable
I own seven properties that were originally managed by Hazelvine. Unfortunately, Hazelvine sold their failing business to Anthem Management Ltd —and since then, the situation has only deteriorated. The new management company has demonstrated a consistent lack of competence, care, and accountability.
There are persistent issues across all the sites where I own property. We've now been assigned yet another property manager who is clearly overwhelmed and under-resourced. Unable to tackle the backlog of problems—let alone raise the standard to where it should have been had these properties been properly managed from day one.
To anyone else dealing with Anthem: if you report an issue, expect to be repeatedly fobbed off. My advice is this:
Submit your complaint to Anthem in writing.
If it is not resolved within their published timeframe, escalate the matter to the First-tier Tribunal.
The process is more straightforward than many think.
The cost is relatively low.
And crucially, it puts the burden of time and effort onto Anthem, especially if you present clear evidence of neglect.
I also encourage leaseholders to charge for their time where justified. Most of us work full-time, and it is completely unacceptable to be constantly chasing a management company to perform basic responsibilities we are already paying for.
You don’t have to act alone. Forming a group with other leaseholders:
Strengthens your case,
Shares the legal and administrative burden,
And demonstrates collective accountability.
Anthem’s neglect has already impacted living standards and devalued our properties. We cannot accept this any longer.
Lastly, I urge everyone to read today’s government article:
“Beginning of the end for the 'feudal' leasehold system”, it’s a timely and important read for anyone dealing with systemic issues in property management under the leasehold model.

Stop treating us like Fools
Please could you respond to the emails from people living on The Willowbrok Estate, Devizes! There are over 60 residents on a Facebook group all complaining of very poor service and an increase of 400% in management fees. Strongly suggest a meeting with the Willowbrook committee before this goes to the local MP and papers.

Company ignore emails and calls concerning maintenance and repair issues
Complaint concerning block maintenance at Woodlands Village, Wakefield.
Anthem Management have caused me much stress and anxiety with a refusal to address enquiries concerning historical negligence including damaged external timbers and dilapidated post boxes - and has been deeply frustrating. The historical negligence is preventing the selling of my home due to a loss of value from the estate management negligence. As well as a loss of property value and the ultimate robbing of pride you take in the home where you live, Anthem Management - with a proactive ignoring of your calls and emails over specific important issues - DO NOT meet the standards of care expected of a competent property manager. The failure to maintain the standards expected under the terms of the lease is a gross act of negligence. Think again Anthem should you consider my grievances half baked.

There should be a zero star as Anthem management is worth exactly that.
They cream maintenance money of us at Dartford Watling street every month and do absolutely nothing. They think a cut grass once or twice a year ( only after threats ) think that’s reasonable. Bins have not been changed for two years minimum
Had to get the MP involved to get in touch and who also will be taking this to parliament and how these companies are ripping off the public.
They ignore calls and emails and pretend you are not there! The company is filth and needs to be shut down.
You always get the waffle of “we will look into this and gather info to move forward” this is just to brush you off under the carpet. Hopefully we can gather funds to take legal action against this cowboy company, I have collected photos and saved emails over the years. Even the staff have high turn over.. I guess the employees don’t like the complaints they get from it being incompetent.
If you know your local MP email I urge you to contact them, collect photos and emails as evidence. Our MP explained the more evidence that can be held against these companies the more clout it will have in parliament to go to debate and deal with them correctly

I have given you details that this maintenance is for the watling estate development in Dartford Kent! Try looking it up on your data base !! You might find it surprisingly. That is what you need to be sorting out for the paying residents here.
Put a contractor in place a two week visit, clear the weeds in surrounding areas, cut the grass and change the bins as it’s been 2-3 years since. This is what we residents are paying for and have been contracted to when the homes were purchased. I have forwarded you emails to businessupdate at anthemmanagement so try looking that up. My MP is involved and I will happily show him your replies to this thread.
Also note other residents who are also are un happy with you can read this.

Shameful Anthem
This company doesn’t deserve to be in business and a one star rating is too great for it. We are angry and disappointed with the service or lack of service provided. We have all paid our service charge and Anthem has attended our estate once in a whole year. Although numerous emails have been sent, Lorraine and Nicola choose not to reply and ignore requests for a telephone conversation. Should be ashamed of themselves. Disgrace.Not often I look at reviews but it’s very clear we are not the only people that have experienced the same kind of treatment from Anthem. We’re not asking for too much just maintaining the grounds that we have paid in advance for.

If I could I would give 0 starts. So far I have paid 4 times for the window washing service, which have not been carried out in forever. The windows are literally brown, not see through. They try to blame all issues on residents, whilst providing 1 service out of the 20 they charge you for.

This company has to be the worse I have ever had to deal with. I echo everything said in all the reviews. They bombard residents with bills that have no clarity or explanation of what they are for and when challenged you get no response. I can see from several bills that they have even changed the wording of one bill and dressed it up as something else. The alleged Director is a disgrace and should not be anywhere near a company. She couldn't manage a chimps tea party! This company needs to be seriously investigated.
