Anthem, or whatever they call themselves this week are at best incompetent and downright rude.
I live on a very nice development in West Sussex, well it isn't as nice as it obviously was. As Anthem Management should really change their name...again, to Anthem Mismanagement.
I emailed them simply because, since we moved in last July, 2024, the development looks decidedly shabby. (No response, not even from their 'Customer Disservices').
The communal grass areas haven't been cut, the kerbs are sprouting weeds, lots of weeds, the roads and walkways haven't been swept.
It didn't take long to find out why...talking to the gardener he informed me that he had recently withdrawn his workforce, the reason being-he hasn't been paid since August 2024. Green Landscapes are owed a lot of money.
Some residents were shocked when a representative of Anthem informed them that there wasn't any money to pay the gardeners. I'm shocked that they even had a response.
Anthem Management Holdings, the parent company of Anthem Management has three directors, seemingly the key player is American and lives in the USA...there's a long list of directors who have resigned.
Property Management is a bandwagon that almost anyone can jump up on, responsibility definitely isn't a quality that is often found within these organisations.

No customer service
No customer service, unable to talk to anybody directly and when they do they point you to an email where nobody responds. I have even been given the head of region who after six weeks has still failed to acknowledge my emails, despite chasing each week.
Two weeks after the response on here from the “business update team” and me messaging them directly
and still no reply from the account managers! So that is two months now without a reply.
Anthem are quick to hand out fines for when homeowners don’t pay, so will be interested to hear what compensation they are offering for their lack of response and service.

Two Years of Neglect – Unsafe Living Conditions and Zero Accountability
If I could give less than one star, I would. My experience with GEM Estate Management / Anthem has been nothing short of appalling and distressing.
For the past two years, I have been reporting a hazardous roof leak that has caused ongoing ceiling damage in my property at Tower Hill Court. Despite repeated emails, phone calls, and formal complaints, this issue remains unresolved.

Extremely Poor Management and Fire Safety Failings
My experience with Anthem Management has been persistently negative, particularly regarding fire safety and their general handling of property management at Victoria Mill.
In 2021, leaseholders were informed that £12,000 of fire compartmentation works had been completed following an audit by Derbyshire Fire Service. This led many to believe that the building was fire-safe and compliant. However, in 2024, an intrusive survey revealed that critical fire safety measures were either never properly completed or have since failed — including unsealed or inadequately sealed service penetrations between flats, which could allow a fire to spread rapidly.
This has resulted in a sudden and alarming change in fire policy from “stay put” to “simultaneous evacuation,” confirming that the building is still not safe. Leaseholders are now being asked to fund further remediation works despite already paying for supposed solutions years ago. This raises serious concerns about the quality of the original work, Anthem’s oversight, and whether leaseholders are now being charged twice for the same failings.
Whenever you contact the property managers, responses only seem to muddy the waters further — they rarely give clear or resolute answers, and concerns are often met with vague or repetitive replies that avoid accountability or action.
Other long-standing problems — such as a broken vehicle gate (unresolved for over four years), poor cleaning standards, unreliable CCTV, and delayed service charge invoicing — further reflect an overall lack of care, professionalism, and basic responsibility.
I also understand that this company will likely respond to this review with a generic “please provide further information” message, which I believe is insincere and does nothing to address the deep-rooted mismanagement.
Extremely poor service. I would not recommend Anthem Management to any leaseholder or resident.

We have finally completed a sale of our…
We have finally completed a sale of our property in Bristol.
At every step Anthem have made the sale difficult and delayed our solicitors by not replying and making it impossible to get any feedback
The only time they respond quickly is when they are demanding money for information pack.
They are unprofessional and do not care for customers as is apparent by there total lack of accountability.
Looking at other reviews we are not alone in our treatment.
I am not sure what satisfaction their staff can get from working for such a company with no concern for their reputation.

I have now sold my property twice but…
I have now sold my property twice but still yet to complete over a year on due to anthem simply ignoring all emails and calls from my solicitor to answer the buyer solicitors enquiries. The first time after 7 months the buyer pulled out due to the delay. I’m now 5 months into the next sale and worried the same thing is going to happen again as we are getting no response from Anthem. What else can I do

Management what Management??
This experience has been ongoing since the company changed its name from Hazelvine. It is a management company that ignores its leasehold agreement with its tenants and limits its service to a quick vacuum once a week and an occasional grass cut. We, by law, have to pay our 6monthly dues on time or we can bectaken to court. There is no jurisdiction that holds the company to account.

The buyer has finally pulled out of the sale as they have no confidence in Anthem,join the club!

Never get involved with any property that is managed by this company.
Yet again this company never respond to calls or emails. I wrote a review on Trustpilot about my bad experience with this company on the 20th of March. To my surprise they commented on my review on the 9th of April. I was given an email address that I could reply to and this would hopefully sort out my complaint. I immediately replied on that day and as yet nearly 2 weeks later I still have not received a reply. This is by far be the worst company I have ever had to deal with.

Awful experience
Awful experience! There should be 0 stars option. Absolutely dreadful company, they charge you to do nothing. After years of tolerating them, I finally mobilised the building to terminate their contract. They continue to charge us "management" fees, refuse to hand over any documents to the new managers, and are keeping hold of all our service charge sinking fund, even continuing to collect it from other residents. Surely this should be illegal, but no one does anything about it!

Sadly my son died suddenly and I have had to sell his flat. They have caused me to lose at least two sales becasue they didnt send required information to solictitor despite numerous requests. Auction had to be abandoned despite me paying them £500 for the ''pack'' required. Despite that i have had to pay their service charges for absolutely nothing. No response to phone calls. They are an utter disgrace. i did have one conversation after the failed auction with a so called Senior Memebr who assured me staff had been retrained and it wouldnt happen again. It has and now my latest sale is on the brink of collapsing. The stress this company has caused is incredible and has cost me thousands. How they are allowed to continue is a joke

Really poor service - our experience is that they do the bare minimum in terms of general maintenance. When you try contact someone about it, you are never met with anything other than gaslighting regarding the quality of their service and all their efforts seem to be in deflection rather than solutions.

Appalling block management co
Appalling block management co. they should be closed down forthwith. Lie in emails despite written evidence to the contrary. Financially unaccountable with our building since 2021. Just issued the 2025 Service Charge with no budget or explanatory notes, requested 2 times, sent demand again but with their bank info and a warning that late payments will incur a fine. Since 2022 no audited accounts have been received or evidence of existence or proof of the account in which reserve funds are held. All employees managing our building have a proven track record of incompetence and stonewalling. They are not of an operable standard, to be entrusted with management of any blocks in our experience.

Anthem Management are VERY bad, I'm sure they're breaking the law...
Having read the reviews and based on my own experience, I would surmise I'm in an unfortunate WORLD of trouble!
I have 3 issues which Anthem Management are meant to be assisting me with. All of which are very different and I assume would require different departments to deal.
1) Change of property ownership
2) Parking permit issue
3) Property damage caused by a leak from the flat above.
1: Was informed that the only person that can sign off on the process is "ill" long term sick and this person is the ONLY person that can sign the document off. My solicitor (for financially incurring reason), has had to pass the chasing of Anthem to me or risk the wrath of a hefty bill for continuously chasing correspondence from him.
2: Parked in visitors space using the visitors permit. Received 2 parking tickets. Complained, was informed in 1 email the permit had been hand delivered to someone (although when challenged they then said it was just pushed through the letter box), in a separate email (to a different recipient included in the original thread), Anthem suggested they should pay £20 for the permit. They informed me the charges has been cancelled but have not provided anything official to validate such statement.
3: Arrived home, water leaking into the bathroom ceiling. Raised with Anthem Management, they (Kieran), arranged an engineer, DayCo engineer attended onsite and resolved the issue, we both agreed the water dripping through the light in the bathroom posed an immediate risk and he included in his report the urgency to arrange an electrical engineer ASAP. At the same time I emailed Kieran requesting information for next steps to the process etc. Received nothing back, chased, ignored, escalated, Pam is his manager. Pam truly lacks customer care skills, the tone and wording of her emails is like she's personally offended by your replies. E.g.: I requested assistance with making a formal complaint, her reply was "The complaints procedure is detailed on our website."
There's been no help or assistance with making safe the property considering water was dripping through the light fixture and electric fan.
I've requested detailed steps on what to do next as Anthem state its a flat to flat issue but haven't provided a way in which to communicate with the above flat. Anthem are terrible at communicating and have no interest in resolving the problem.
I've since attempted to escalate by emailing Vicky Clark, that's also been ignored.
Word to the wise, before purchasing a leasehold property, do your due diligence, who's the management company, what's public opinion about them?
I'm now living in a property which I'm scared for my life every time I use the bathroom or turn on something electrical.
Is this legal? Are they allowed to have people living in a property they're aware is not up to health and safety standards? Do they not have a due care and attention to ensure and maintain the health and safety of it's tenants?

As a director of my residence association, I can unequivocally assert that Anthem Management has demonstrated a profound lack of competence and exhibited a blatant disregard for its clients.
Their treatment of clients is characterised by absolute contempt; they perceive them solely for financial gain; they have no real-world appreciation that they are managing the very foundations of our homes. So is unnecessary to elaborate on their extensive and egregious record of indiscretions, misappropriation, and scandalous conduct I have personally witnessed.
Anthem Management has treated our homes and the places we reside as commodities to be extorted, and when we have the audacity to request reasonable outcomes, they respond with lies.
