This company and the people that work…

Our new neighborhood has been ill served by Aperion. They ignored our concerns regarding landscaping maintenance contract, issues between the builder still in charge of community and the city. They have lied about their administrative errors.
Don’t ever hire them. They are expensive and totally inefficient.
Aperion isn’t interested in the communities they manage. They ignore our complaints and block access to our board. They love to blame us for their failings. Deflect, deflect, deflect. The only thing they do well is cash our checks.
Our neighborhood is so done with Aperion Management. They lie, steal and cheat their way out of being responsible for the damage they bring to neighborhoods. Their contractor Land Effects put a major dent in our car while it was parked in the driveway. They’ve ripped up grass when mowing our lawn multiple times. Aperion said NOTHING! So we’ve decided to ban their contractors as well as staff from stepping foot on our property.
Shame on you Aperion!
DO NOT PICK THIS COMPANY TO RUN YOUR NEIGHBORHOOD.
Aperion has not ever respected our complaints and so we just decided to tell them to keep to themselves but told DO NOT let ANY of your contractors touch our property.
They’ve been absent at very critical times in my neighborhood and were VERY un-professional helping solve anything after a very rough year last year.
Don't let your neighborhood go through the same ordeal that mine is going through there is at least one better option here in Bend.
Aperion Management replaced our dying tree and I was able to speak to the owner of Land Effects. Thank you. Land Effects is the contractor who Aperion hired for maintenance on Mirada. To make a long story short, they ended up moving a couple sprinkler heads but did not replace the huge patches of dead grass. I voiced this to Aperion and they said since the owner of Land Effects brought it to our attention that all was due to a builder defect, there was nothing more they were going to do.
I would have been okay with this response if it was given the first time our tree was replaced. But to go three years, and watch our yard slowly degrade as well as trees die, and receive this response now is infuriating.
And here's the thing, bylaws are pretty strict when it comes to maintenance. Yet you've let our neighborhood go by the wasyside over the course of several years. You guys say that you make frequent trips but such cannot be true unless you walk around here with blinders on.
Here's the other thing. You knew you were responsible for all the destroyed trees--that's why you replaced them. You know you are ultimately responsible for all the destroyed lawns in Mirada. Such would not be the case if you just inherited the responsibility of managing Mirada. But you've been serving Mirada for years and you know this isn't a new issue. I'm not even the first to complain.
It's common place for HOA's or management companies to shift blame. I'm grateful others are speaking up because people need to know this is exactly what Aperion does. They do not take responsibility for their poor management.
It's incredibly sad how unprofessional you run your operation.
