Blenheim's left our development in a massive mess. They did not reply to emails and calculated all numbers wrong. Avoid!

Appalling service and no due diligence

We suffered from appalling mismanagement of our estate and inaccurate documentation at the hands of Blenheims.

We take comments such as these very seriously and it would appear that we are being held responsible by some parties for issues not of our making, which is not only unprofessional but also surprising and upsetting, given the circumstances.
We mutually agreed with the developer that we should cease managing this estate as several factors outside our control meant we were unable to provide the levels of service we usually seek to provide. These include the standard of construction; a lack of clarity from the developers regarding the projected costs of running the development; utility billing systems not being operational for a considerable period of time; and our receiving no instruction from the freeholder regarding the collection of ground rents. It also became apparent over time that issues with the construction of the development in particular meant that our position between the developer who caused many of the issues and the homeowners who were experiencing the issues was untenable.
Everything was handed to the new managing agent in December 2019 and we responded to some accounting queries in January and February 2020, so we are surprised that it has taken over twelve months for them to issue these historic charges. In addition, giving owners 10 days to pay as per the comments in some reviews seems unusual.
We would also state that a Service Charge Estimate will only ever be as accurate as the information that is provided to any Managing Agent and that because charges are paid in advance, adjustments after a year end are not unusual. Whilst the aim is always to set the service charges as accurately as possible, preparing an estimate before an estate is built, coupled with an unexpectedly poor standard of construction that demanded higher than usual maintenance costs meant the issue was compounded.
Generally, we would not provide as much information in a response as we have done here, as we consider it unprofessional. However, given the content and tone of several recent reviews, we feel that we need to respond fully and to exercise our right to reply. We manage openly and honestly and in line with all relevant legislation and professional codes of conduct and it would appear that in this instance we are being portrayed by some parties as being the cause of the many issues at this development rather than the people who spent a lot of time trying to resolve them.

Disaster left behind after years of poor service

Blenheims was our estate management company for around two and a half years, before it was replaced at the request of the property owners. The years of poor service were then followed by years of unpicking the mess they had left behind, including mismanaged accounts. We’ve all recently had to pay thousands of pounds to plug the holes left by Blenheims.

I want to give minus stars...

I don’t even know where to start with this review to be honest. What a complete farce of a company which has left us all paying backdated charges because the toddler they hired to do their accounts couldn’t do their job properly. Thank God we got rid of them, although all still feeling the ramifications of their shoddy ‘work’.
This isn’t the last you’ve heard from us all just FYI.

Steer clear at ALL costs.

1 star is FAR too high

Unfortunately this absolute disgrace of a company managed our new development for the first couple of years. In 2020 we got hit with a huge bill because Blenheims had been forgetting to charge us ground rent for 2 years, which we didn't notice because the service charges were so much higher than was originally estimated that the total figures sounded correct to us. After struggling to pay this huge bill in 2020 we thought that was it and we would be all caught up. We've now managed to replace Blenheims with a new managing agent and they continue to cause us huge stress. We are now, in the year of a pandemic, being hit with a huge cost for a deficit that was left on the account by Blenheims in 2018 and 2019 - despite the fact the service charges we paid in previous years were already WAY over what was estimated. How a company can spend this amount of money on a development when we have no concierge, gym or pool is truly unbelievable and absolutely disgraceful. The amount we are now being asked to pay (within 10 days) is completely unmanageable and causing huge amounts of stress in an already highly stressful year. Please avoid this management agency at all costs!!!

Lived here for over 4 years accounts sent…

Lived here fir 4 years accounts sent are a mess no explanation or breakdown and 18 months behind. Was told 4 years ago that costs would go down as the estate grew and costs split between more houses but in reality it has increased by nearly 100% from original costs. The crane fly issue has not been dealt with and as a consequence all gardens have had issues and are paying the price for new or artificial lawns.

Non existent, £750, 5 years later.

I have lived at my property for five years now - I have never ever seen any garden maintenance in my courtyard or the front of my property to do any litter picking or trimming of bushes.

Blenheim’s, at the beginning of our estate being built, fought tooth and nail to palm off responsibility for areas requiring high maintenance. There is a mayfly issue and the “grassy” embankment near to my house is mud and stone (5years on).

Not worth £150 a year.

Residential estate management schemes can be complex, they often extend over very large areas, with responsibility for maintenance not easily identifiable on the ground. An area of land may be conveyed to a homeowner’s individual demised property, it may be privately maintained, in addition there may be areas adopted or awaiting adoption by a local authority or indeed which may remain under the developer’s control.

Outstanding 5 stars for Blenheims and especially Hannah Page

Complete disgrace.

Having notified Blenheim's of a roof leak they did nothing for a year now and the small leak has now grown into a massive ceiling with multiple drips.

A whole year without any action. Just leaving you to jugglebpans and pots.

Our recycling mission & Hannah Page

I am a resident at one of the flats that are managed by Blenheims. I have had good experiences with them.
In the past when we've needed a paint job done, they have been quick to arrange things and fix the issue. I particularly have convened with Hannah Page, who always replies to emails within the hour usually, and who I recently contacted about getting a recycling facility for our building. She is amazing, she got onto the job immediately, organised it and alas, it happened - We now have a recycling facility!

Blenheims resigned from our development…

Blenheims resigned from our development 2 yrs ago after significant pressure from the leaseholders. There are still problems with the old accounts provided to the new managing agent. This has led to Section 20 notices on the properties, a re-audit of the accounts (paid for by the developer) and substantial additional bills to the properties.

This sector needs regulating

Because I am not very good at fixing things, and I am very busy, it is hugely comforting to know that I always get a quick response from Lindsey. She takes care of anything and has suppliers at her fingertips to do whatever is needed. She is always polite, helpful, reassuring and courteous.

Utter joke

Utter joke!
Dont answer emails or phones.. issue bills but wont let you speak to anyone about them.. and the amount we pay for nothing that they do on the bill list!!

Blenheims manage our share of freehold…

Blenheims manage our share of freehold at 14 Wetherby Place, SW7. They are extremely helpful, responsive and professional. In particular, Lindsey Brown has been a pleasure to deal with. Lindsey assisted me with my purchase queries and my Licence to Alter as well as various property issue. I cannot thank Lindsey enough for her kind help each time I needed assistance.
