The added value of a top-notch service

BOOK-A-FLAT is a highly experienced and reliable agency in every respect, one that I have personally used on several occasions. I have also recommended it to friends from abroad, who told me they were very satisfied with their service as well. They offer top quality properties no matter what size (nicely appointed and impeccably clean)
They were also very helpful with the admin and signing of the contract, and interactive all the way through (before arrival - during the stay and all the way to departure) which is the added value of a real service.
They know the Paris housing market and neighborhoods inside out and were very helpful in seeking out what was just right for us and the kind of location we wanted .

disrespectful service

Lost money to them and felt disrespected: I was a visitor to a rented apartment through Book-a-Flat: my relative was the tenant. I was supposed to stay in the apartment but I could not for multiple reasons. First, Book-a-Flat had no idea about Internet connection or service setup and so there was about a month with no Internet. Second, the toilet door would not shut so I could not use the bathroom (Book-a-Flat didn't repair it during the month I was in Paris) and so I had to pay for other accommodation during my stay. Third, key side issue, the clothes-washer did not work (again Book-a-Flat failed to repair it in the month I was there) so I had to pay to use a commercial laundry. Then my relative shared with me that the cost of updating the old shower pipes (which were clearly very old at the beginning of the rental) was being discounted from the final deposit. As someone who has worked in rentals, I found this shocking. Furthermore, the state of the apartment initially was old and needing a lot of updating, and not clean in my opinion. At the end, my relative got charged a hefty amount for cleaning even though he left it in a similar state to initially. Not impressed, in fact I have not heard of such a treatment.

My relative still has no compensation for our family's collective expenditures/losses. The facts are the facts. Nothing has been addressed.

Excellent experience with Book-a-Flat!

Excellent experience with Book-a-Flat.

The team was professional, responsive, and very helpful from start to finish. Communication was clear, the apartment was exactly as described, and any questions I had were handled quickly.

As an American relocating to Paris, I really appreciated their support and efficiency throughout the process. I would absolutely recommend Book-a-Flat to anyone looking for a high-quality rental experience in Paris.

abysmal service and took hefty security deposit

Still $0 compensation! We are a US and UK family and visited our relative who was the tenant (who invited us to stay as guests) but we could not stay because of the unusable facilities. There was no bathroom door functioning (hence had to pay for other places to sleep) and no clotheswasher functioning. We have photos of all this. We (my family) lost 100s of Euros, in addition to the 700+ that they took from the deposit.

However, you are not the tenant named on the lease and therefore not the direct client of Book-a-Flat.

Regarding the tenant’s file, once the issues were reported, our team coordinated interventions with the owner and contractors, within the technical constraints linked to the building and availability of tradespeople.

The security deposit was applied strictly in accordance with the inventory of fixtures and the lease, and only for documented repairs.

We remain available to exchange directly with the actual tenant if they wish to discuss their situation.

they treated us terribly

The worst possible rental company: We suffered: (1) 1 month WITHOUT a working clothes washer. (2) 1 month WITHOUT a usable toilet since bathroom door would not close. (3) Initial 1 month with no Internet installation since Book-a-Flat couldn't be bothered to find out who was in charge of building or the access. PLUS (4) your own admission that initial state of apartment was not very clean AND (5) your use of our Security Deposit to repair "shower pipes"... in an apartment that was decaying and had very old plumbing in need of updating!! You deserve the "TERRIBLE" label 100%.

"..Book-a-Flat has always remained available to discuss this matter ..". Er..? Well, we said that 300 Euros is the very least that we deserve as compensation, and you said maximum 220 and we update the review. So that is your definition of 'discuss'. So your claim is NOT TRUE. Why don't you do the decent thing and provide justified compensation?

STILL absolutely 0 in compensation. We had the absolute *worst* experience with this company in Paris when renting. No functioning clothes washer for 1 month and no functioning bathroom/toilet door for 1 month (i.e. stuck wide open!). So we spent 100's of Euros on taking clothes to commercial laundry and also having to pay for guests to spend nights in nearby hotels. And despite the very mediocre, old and grungy initial state of the flat and its decaying pipes/plumbing etc. they then charged us for pipe repair (i.e. property improvement) as part of an excess 700+ Euros that they took from our deposit. I asked for 300 Euros back in compensation, and the manager continues to refuse and simply sends me patronizing emails. I would personally choose any other company on the planet except them. We have rented many times all over the world, but never had such a bad treatment.

We regret that this former tenant continues to express dissatisfaction and that the tone of the discussion has escalated on public platforms.

We would like to reiterate that Book-a-Flat has always remained available to discuss this matter calmly and constructively. Repeating accusations across multiple reviews does not help move the situation forward.

As previously stated:

• All maintenance requests during the tenancy were logged and handled through the appropriate channels.
• End-of-lease charges were based strictly on the signed check-in/check-out reports and do not include any renovation work.
• At no point was any payment proposed in exchange for the removal of a review. A goodwill gesture was discussed independently, in an attempt to resolve the matter amicably.

We believe that this situation would be far more productively addressed through a direct conversation rather than continued escalation on social media.

We therefore remain available to arrange a call or meeting at the tenant’s convenience, should they wish to discuss the matter calmly and reach closure.

Book-a-Flat has been operating in Paris for over 20 years and remains committed to professionalism, transparency, and respectful dialogue.

AVOID THEM IMO AS A…

AWFUL COMPANY! Still no reply from Book-a-Flat about them taking 700+ Euros from our security deposit to fix old tubing etc. that existed prior to our move-in, and failing to fix bathroom door or clothes washer for 1 month. Beware, this attitude and dismissal of customers is what awaits you!

REPLY to latest message from Book-a-Flat: No our concerns were not met!! 1 MONTH with no working bathroom door: it was jammed open so no privacy and no guests could stay. AND 1 MONTH with no working clothes washer. AND you took 700+ Euros from deposit to include repairs to old shower pipes. UNBELIEVABLE. We had extensive WhatsApp exchanges with the Book-a-Flat property manager (former employee of you who left recently, smart move!) in which we continually complained and reminded Book-a-Flat about the slow repair of the bathroom door/floor and the clotheswasher. I have all that evidence. So stop trying to undermine our complaint. Want photos?? We have loads of them.

Be professional and respond for your poor client service. Others with no issues in their apartments are so, so lucky since all they did was pay you and not have to rely on you for repairs, unlike us.

Still *zero* compensation after the worst experience with Book-a-Flat. Others may have had an OK experience if they were lucky enough that nothing went wrong with the property in terms of plumbing etc. -- but we did not. And Book-a-Flat's response was awful, hence this review.

AVOID IMO!!! They charged me for [quote] "replacement of shower joints" among other things, to update an old apartment that already had old and worn out fixtures!!... And this was after having left me during the rental for a month or more with (1) no working clothes washer and (2) a bathroom door that was jammed wide open!!!

**My response to Book-a-Flat's latest reply: I am sure that none of my fellow travelers and readers, would be willing to pay for "shower joints" that you claim are included in "French regulations". You took more than 700 Euros of my money, for "shower joints" and other minor things. You offered me about 200 Euros refund under the condition that I would remove my rightly poor reviews of Book-a-Flat, without any admission of error. I *very* generously said that less than half the amount you took (300 Euros) would be a minimum, given that nobody should have to pay for a flat owner's "shower joints" etc. You ignored this offer. So my reviews will stay, and hence will continue to serve as a harsh warning for future people looking at rental agencies for Paris.**

AVOID THEM (...IN MY OPINION AS A FREQUENT RENTER)!!!!
FURTHER UPDATE ABOUT BAD EPISODES DURING RENTAL: I am adding the following very negative facts that occurred during my rental through Book-a-Flat, all of which I have evidence for in emails/WhatsApp messages with Book-a-Flat representatives.
1. I did not have a working clothes washer for more than a month, while I was waiting for Book-a-Flat to arrange its repair. They were so slow and didn’t seem to care. So I had to pay to take my clothes to an outside laundry shop. This cost me substantially in time and money.
2. I could not close the bathroom door for more than a month, while I was waiting for Book-a-Flat to arrange its repair. Again so slow.
3. I did not have Internet for the first month, because Book-a-Flat did not know how to contact the person in charge of Internet connectivity for the flat. Unbelievable waste of time and money.

All this is IN ADDITION to the fact that they kept nearly half my security deposit to cover things like "shower pipes"(!) When I got the apartment, it and all its contents were old and worn out, the plumbing was terrible quality. And so they are effectively keeping my security deposit to pay for repairs that they or owner should have fixed years ago through a proper update in plumbing. Terrible!!!

We have reviewed the full correspondence relating to this rental, including more than 72 emails exchanged with your son, who was our direct contact throughout the stay.

All reported issues were handled step by step, in transparency and good faith, with coordination of contractors where required. Delays in older Parisian buildings can unfortunately occur.

Security deposit deductions were made strictly in accordance with the signed inventory reports and supported by invoices. We also offered, as a goodwill gesture, to cover the €220 end-of-stay cleaning at our own expense.

Given the repetitive nature of recent reviews regarding this same case, the matter has been referred to Trustpilot for verification.

For over 20 years, Book-a-Flat has operated with professionalism and integrity and remains available for constructive dialogue.

I had a wonderful experience renting my apartment in Paris through Book-a-Flat. The team was extremely professional, responsive, and attentive to every detail. I've been a tenant with Book A Flat for two years, and they have always been very responsive and efficient. My deposit was returned without a problem. Book A Flat is very professional, and I recommend it to anyone looking to rent an apartment in Paris.

Absolutely terrible customer service

Absolutely terrible. We used Pick a Flat in Paris. The apartment was guaranteed nonsmoking but when we checked in the whole place reeked of smoke. The furniture and bedding was smoke filled. The customer service was nonexistent. They delayed and didn’t respond then told us to open the windows. They said they had no other apartments to move into despite their being open online. We are waiting for a refund on the remaining days but would strongly encourage you not to stay here or use this company.

I'd be careful renting from this…

I'd be careful renting from this agency!
They are an agency which have lots of beautiful apartments to rent and they are very seductive. However once you have rented their apartment their job is done, and leave you to it with the landlord.
Which they do tell you and make it very clear.
However what type of landlord you get is not so clear. Once I arrived at my apartment it was not clean which made the moving in process very uncomfortable.
When leaving my landlord also kept half of my deposit for no reason, which i'm not struggling to get back, even though when you send your deposit you send it to book-a-flat.
Book-a-flat are very clear on their once you have rented through us your own your own policies, but looking back for the price you pay on these luxury apartments you'd expect more hands on service throughout!
If you're struggling to find an apartment it can be a good solution but ask a lot more questions about who your landlord is and where your money is truly going.

Be really careful renting with this agency. I renewed an apartment in Paris, which upon my arrival was disgustingly dirty. They indeed apologised and called someone to clean it. It still required massive cleaning, the windows were not isolated, there was dust and insects, after complaining on this apartment (32m2 1640€) they “helped me” to find another apartment. Finally they made me pay not only for the dirty apartment, took a commission for both apartments, refuse any refund of first commission, and as I asked for it, I have heated form lady called Geraldine: not to threaten her. Disappointing performance and very sneaky, as they are fully aware that going on legal way to have your money back, for a foreigner is very complicated in Paris. Do not recommend, be really careful while considering

The apartment is very good

The apartment is very good, and Book a flat is a professional, high efficiency and nice team. They selected lots of nice apartments, always quick response and good communication. Horrible service

The apartment is good. That’s the only thing i can say about them. Other than that the service is horrible. They barely reply and never answer their phones and they leave you hanging for days. They don’t care about their clients and are no help at all. They only communicate with you if they need something from you, other than that, they do not answer their emails, phone calls or even text messages. They keep switching you to other agents when they need something and the previous one suddenly ghosts you.. you never know who to communicate with.

Be aware of that..

The entire process was a joke

The entire process was a joke. The agent helping us at the end of the process miscalculated the deposit and then did not explain he had made a mistake but just sent us another bill. He would never return our emails and never explain that he made many errors and what that meant for us and how to proceed. We also asked that our rent be debited on the fifth and not the first and he made it for the first. One mistake is one thing, but multiple mistakes are entirely another. Especially seeing as when we asked simple questions he REFUSED to email us back. He was very unprofessional and caused a lot of unnecessary time on my part tracking down information for myself. I would not recommend using this company.
