First class

This was my first experience at Auctions, however, Breaveheart Auction House has made it an easy and clear expirience for me, even at times I have struggled, they have stepped in and provided assistance, which I am very greatful for, as due to this help it has allowed me to secure my future/dream destination for a house!

Thank you Braveheart!

I was a bit skeptical when my husband came to me with a plot of land Braveheart were selling, but I did my due diligence, made sure the plot was the right one for us (one in a place called Garve) and asked A LOT of questions! Nicola and Stephen were happy to answer these for me and my mind was put at ease. The sale has just finalised and by using the solicitor they recommended it was a speedy and simple process! I was Brave.....I did follow my heart ❤️ thank you

My experience

Despite reading negative reviews my experience with braveheart auctions was rather fulfilling.
I purchased a flat in Kilmarnock fron stephen.
Top lad would highly recommend braveheart auction to anyone.

Well guys anyone wanting to use auction buying I would recommend braveheart they sorted everything out I had to do nothing everything was done for me so if you need to use auction buying try them they have been doing it for years I had a piece of land in the highlands and they organised everything for the sale

We had a great experience with Braveheart Auctions

Unlike some of the reviews we had a really good experience with Braveheart Auctions. We purchased a holiday home through them and they’ve been great, Andrew in particular who helped chase contacts, questions and get everything over the line. He kept us informed by phone and email and was always on hand with any queries we had. Will be in touch again in future for anything else we need. Thanks again Andrew and team!

Buyer Beware.

The Loch Lomond & The Trossachs National Park Authority has recently issued a press release regarding unauthorised development in Balquhidder, specifically in an area between Stroneslaney Road and the River Balvaig. The Authority has issued a Temporary Stop Notice due to unauthorized engineering works on land where planning permission was not sought or granted. The Authority is also concerned about the marketing of small plots of land for sale in this flood-prone area, warning potential buyers about the unsuitability of the land for development.
Here's a more detailed breakdown:
Unauthorised Development:
The National Park Authority has taken action against unauthorized development, including engineering works, on land near the River Balvaig in Balquhidder.
Temporary Stop Notice:
A Temporary Stop Notice has been issued to halt the unauthorized works.
Lack of Planning Permission:
No planning permission was sought or granted for the development taking place.
Flood Risk:
The area where the plots are being sold is known to be at risk of flooding, making development highly unlikely to be approved.

I tried to buy land from another…



I tried to buy land from another auction company but i found the staff really unhelpful. I spoke to Daniel and he helped me to do what I needed and charged a far lower fee than the other company. Both were selling the same land.

The people are nice until they sell…

The people are nice until they sell then they don't communicate. The plots are sold misleading its buyers. They don't advise of hidden charges yet tell you when you ask that there are none.
They charge for sellers legal fees. Promise to provide video of your land and to put in markers showing your plot. At this point no videos of land. And I can only presume they have placed the property markers in place for my plot.
Very dissapointing. Very misleading and rushed. Not told to read the legal packs or advised about them. The legal pack by tge way is a tab saying further information which you are not advised about. Just rushed to pay deposits secure land and then they don't want to know you as a purchaser or your lawyer.

I genuinely have no idea what more we could have done in this instance.
Right from the start you told us you were looking for land for occasional use and not for long-term development and that is exactly what we sold you, exactly what described to you and exactly what you understood it to be.
To help you with the purchase we significantly reduced our fees for you.
You said that we did not communicate after the sale. You bought under auction terms and conditions so there is no obligation for us to provide further information however we were happy to continue to try and help you-we exchanged a number of emails and you spoke with Daniel on the phone more than once after agreeing to the purchase and during the conveyancing.

In addition we spoke with your solicitor on at least 6 different instances during this transaction- On every occasion- to try and help you.
You state that there were hidden fees- Seller's legal fees are very commonly added into a transaction and these are always detailed in the legal pack- during our brief discussion I directed to the legal pack before bidding. To say that you were not made aware of it is simply untrue.
Despite the fees not being hidden and in fact, being advertised: We accepted that you were unaware of them so Braveheart Auctions paid these fees for you!! Leaving our company further out of pocket on the deal.
It doesn't stop there though. You mention that you don't know if there are markers for your plot...
It is extremely rare that a plot will be marked on the ground for a buyer but again Braveheart Auctions have, at our own expense, paid a land surveyor to visit the site and mark it out. I can assure you that this is not an inexpensive process.

We also helped you to find a solicitor in Scotland as you did not have one.

On your behalf we negotiated an extension on the contract to allow you extra time to complete beyond the contract period.

The final point is the most salient one- you make it a criticism of Braveheart Auctions that it was rushed. We did not rush you. You made a decision to buy this and then clearly changed your mind. You wanted the contract to be cancelled and blamed us for this.
We do not have the power to facilitate the contract being rescinded as you entered into a legally binding agreement with the seller but we continued to go above and beyond the normal levels of service to try and help you.
Despite all of this I am sure you will be very happy with the beautiful land you have bought.

I havent bought anything through this…

I havent bought anything through this company but they are offering to sell Land that is SSSi Land.I.Please check with Highland council before you buy.Please check out Highland cops video on youtube video SSSi achnabobane/ SSSi destruction. PH34 4EX Its a criminal offence to put anything on site of special scientific interest if you do so without getting permision of Nature scot. You will never ever get Planning permision on this Land.I will add though this company does tell you this is SSSi Land in their advertisement just adding this to be honest and Fair.Just contact Highland council before you buy to be safe.

They have now slapped an enforcement order on the site.Nobody has to believe me check with the Highland council and Nature Scot they are the Law.I'm sorry but you have been caught out.I am myself a owner of Land there and i and all the People that have bought a plot there are also on the enforcement order.I have the Official enforcement order in my Posession.

Thanks for your input John. Have you looked at our listings? Anything that may be SSSI is marked as exactly that.
These are not sold as development land.
I fail to understand how you buying something from another company leads to you review us negatively.
We appreciated that you have edited your review but you have still made a conscious effort to negatively impact our business despite never speaking to us, never dealing with us and us doing absolutely nothing wrong. Your review is based entirely on your experience with another company.
Does that seem fair and honest John?
'You will never ever get planning permission' 27 houses have already been built on this land. There is live planning permission for another house and an agricultural shed on this land.

Total scam of a company

Total scam of a company. Turned out that the plot sold to me had been developed without planning permission and as a new owner I'm responsible for its reinstatement! The plot is worthless and I'll have to spend thousands of pounds to turn it back into a forest.

Don't believe a word they say and instead check back with the Council. Braveheart sell protected sites, where no developments, including pods and huts will ever be allowed. It's a land banking scam and nothing more. Avoid at all cost!

Incorrect Information Provided - Misrepresented Land

Provided incorrect information to me ahead of an auction sale which led to burdens assigned to my land that was the opposite of advice given by Braveheart.
Struggled to get a proper conversation post sale and requests to meet were ignored.
Disappointed as I spent time explaining to Braveheart that this was my first time investing and now feel taken advantage of.

Avoid like the plague

Avoid like the plague. The plots that are being auctioned here are on bits of land that have been denied planning permission and there is not, nor ever will be, any access to services. You can find out about the many failed planning permissions online. The guy trying to sell these plots is a complete fraud.
