Top class property sales service

We do not believe we could have chosen a better estate agent to market and sell our investment property.
Living abroad as we do, we needed an agent who would provide an efficient sales service and give us the comfort that we had someone with the requisite knowledge and also act in our best interests.
We cannot speak highly enough of Mason Janes, Branch Manager of Brown and Merry Stony Stratford, and his sales team. From initial valuation right through to completion, they provided us with an exceptionally high level of service and support. We have nothing to criticise or complain about.
We have no hesitation in recommending them to others.

Should be your first stop for buying a house

We were first time buyers, buying a house from Brown and Merry -Woburn Sands. Kerry, who now works at the Stony Stratford branch, was the agent dealing with the case and was an absolute star. Constantly chasing and working to get the sale across the line, and an absolute life saver for a couple of first time buyers who didn't have a clue what they're doing! Thank you!

I gave them my number.. Big Mistake.

I asked for an evaluation.. this was fine.. no problems.. but I chose a different agent and now 4 months later they still regularly phone me up, once even saying "hello , this is your estate agent".. errr NO... they are abusing the fact that I gave them my number and now I cannot get rid of them.. Wish I had never done so. I am now apart of their ' any phone call is work' policy. B&M are owned by connels and the BBC has a page about their dubious sales tactics. They have a tv show about it also.

I cannot praise or recommend Brown and…

I cannot praise or recommend Brown and Merry Wendover enough. I have never been one to leave reviews, but I felt incredibly implied to do it in this case.

Our fantastic experience began with viewing the house we were purchasing. We viewed the property two times, firstly with Sylvie and secondly with Ruby. Both were absolutely fantastic experiences, and they both did as much to sell the house as the property itself. On both occasions we were handed beautifully presented brochures, which were fantastic additions to the viewing and more than anything, fantastic memoirs for the house we were purchasing. They were knowledgeable, kind and not in anyway overbearing, completely contrasting all other experiences we had had with estate agents.

We submitted an offer for the property, which was accepted, and were immediately given all options in relation to conveyancing, processes etc. Once again, a really thought through stage.

During our purchase, through no fault of Brown and Merry's, we began having issues with our solicitors. And in particular, issues with an enquiry from our conveyancers. We were advised by them to call Brown and Merry for advice, and upon doing so were passed to Claire. Claire took it upon herself to liaise with us, the sellers, the sellers solicitor, our solicitor etc. to assist in organising a resolution that would allow exchange and completion. She chased everyone almost everyday, updating us throughout and creating communication between both sides where there never was before due to incompetent solicitors. We had a point of contact for which nothing was too much to help with, and the purest example of someone going above and beyond where they were in no way obligated to. I truly believe without Claire's assistance, we would not be at the exchange stage we are now. Thank you Claire.

In summary, if you are thinking of buying or selling through Brown and Merry, you'd be hard pressed to find anyone better.

Useless marketing skills

Despite their friendly and professional appearance, this company (Wendover branch) have proved to be all but incompetent in marketing our family home. Having redecorated the whole house to improve our sale potential, B & M failed to take any fresh photos of the house for 3 weeks! They then bungled the renewed photo set by mixing the previous photos with the new ones, making it visually a dogs dinner. Lastly the quality of the photographs was extremely poor - not highlighting any good features, not close enough, pictures of a floor, or focussing on a bed. Absolutely useless.

Apathetic and over promise

Went with them as they offered a 1 month contract and the salesman was very convincing. Put our house on the market for too high a price, even though we asked them to go in closer to all the other valuations we had.
Photos were not great and neither was the brochure. Had a some interest and a few viewings, but not once did they negotiate and get an offer. Stuck with them for 1 month and then went with another agent. They were much more professional and hungry for the sale. We sold within 3 days, and are moving in the next week :)

INCOMPETENT

I don’t think they even bother to read reviews. They let my property to a tenant who paid 6 months in advance. After 5 months she asked to change to monthly rent payments.
A smaller agency would have sorted this out within a week.
These people have had 6 weeks and nothing happened.
Their departments don’t talk to each other. Just like a Franz Kafka novel.

Brazen & Uncooth

I just received call from them regarding my property that is on the market, the "young adult" that called me told me my photos are terrible and the marketing is really bad. when asked why, there of course, wasn't much of an answer. I just find this totally brazen and un-cooth to put down small independent agencies with no substance behind your claims that "your marketing is better" when it quite frankly, is definitely not.

I purchased my property through Brown and Merry 5 years ago so they have my details on file.
When I bought it they had done several price reductions and the agent lied to me about the parking, so thanks, Even if I were to swap agents, it would not be to you.

Brown and Merry - poor management service

Brown and Merry (Stony Stratford branch) were paid to manage my first property-to-let and they have failed miserably in the first two years already.
The initial check-in report by their third party initially seemed okay but, it was lacking thoroughness, and the check-out report was far from accurate, costing me a potential deposit re-claim due to omissions within the reports. Despite the fact that I highlighted issues /concerns with the check out report at the time, Brown and Merry have continued to fail to address the issues. Whilst one staff member deals with the check in report, a different member is responsible for the check out.. and whilst the latter impacts the next check in report, the staff don’t seem to talk to each other or see how one person’s lack of input affects the other and both have shown lack of care in addressing the matter that’s ended up costing me financially.
According to Alex Read, the inventory check list must’ve been okay “ because it was carried out by a third party” so she refused to even look into my concerns, whilst Sarah Richardson has failed to reply to any of my emails for 3 months.
And whoever did the house inspections must have a filthy standard of living as they didn’t notice the mould in every room of the house.. result of the poor maintenance by the tenants, which Brown and Merry’s third party also failed to comment on in their reports. They also failed to comment /address the tenants on the items stolen so I’m contemplating putting in a police report against my former tenants…

Also, Alex Read at Brown and Merry advised my new tenant that she would be free to redecorate my house as she pleased, which Alex advised without checking boundaries from me first as I had not given permissions for any change.
There’s a whole list of issues with these estate agents - the above doesn’t even touch the surface ..

Satisfactory Rental Agency service

I wholeheartedly recommend Brown and Merry's stony Stratford office, services to anyone seeking property in Milton Keynes, whether buying or letting. Take a moment to read my review, and I promise you won't regret it.

Moving can be a tedious and lengthy process, especially when settling in a new town or country. However, my experience with Brown and Merry was remarkably smooth. After contacting several agencies and registering with many online, I shortlisted properties from Brown and Merry and other agencies. Their properties stood out, and when it came to the letting process, they made it seamless.

What impressed me most was the negotiation with the landlord. Alexander Read handled the discussions with professionalism and finesse, ensuring we secured the property under comfortable circumstances.

My exceptional experience with Brown and Merry is largely due to Alexander Read's outstanding service. She is an invaluable asset to the company, and I extend my heartfelt gratitude to her. Thank you, Brown and Merry, and thank you, Alexander Read. Your dedication and expertise are truly appreciated.

An atrocity of a company to avoid for the better

This company never ceases to amaze so I will be exposing them again. In relation to the rental property; 4a The Chequers, Castlethorpe, Milton Keynes, MK19 7HG Brown & Merry, 65 High Street, Stony Stratford, Milton Keynes, MK11 1AY began to advertise on Friday 17th January 2025 shortly before closing time 18:00. An hour or two after the listing went live, I went on their website to enquire whether a cat would be allowed to live alongside the tenant at the property and guess what!? No response to this current day Tuesday 21st January 2025. So that Brown & Merry can't deny it, I was immediately informed "Thank you - we have recieved your message". I'm left calling the office on 01908562011 / 01908561874 whilst selecting option 2 for lettings a mulitide of times, daily to pick up on whether somebody is in the office dealing with the phoneline aswell as emails as I'm expecting such a company being instructed and in control of finding individual(s) to live in said property to respond to me by the morning of Saturday 18th January 2025 in the hope of securing a viewing on Monday 20th January 2025. Somebody at Brown & Merry has updated the property listing to "LET AGREED" on Tuesday 21st Janurary 2025 so there was clear communication between themselves and other prospective viewers of which I suspect viewings were conducted at the earliest on Monday 20th January 2025 for somebody to agree a tenancy contract the following day. I was denied a viewing nevermind a response! All in all I made a total of 19 calls and not one person picked up. I suspect Brown & Merry recognised my name, email address and phone number to deliberately discriminate against my medical / disability needs yet again but that's ok, because it has backfired leading me to expose their behaviour again. I once again strongly advise all prospective tenants, landlords and buyers to avoid this atrocity of a company.

Unethical / possibly illegal practice

Awful from start to finish. I was interested in a property they had listed. They were not actually selling it, it was being sold by an auction house instead. I decided to go with Brown & Merry after being told that that the seller would consider taking it off the market before the sale. The auction house later told me that they would not do this.

After the property was sold it was hard to find out if the property was sold or not. I had to find out from the auction house (who were actually really helpful and honest). To this date (nearly 2 months later) B&M still have the house listed for sale (clickbait). Unethical maybe illegal?

The team were very helpful throughout the process of selling our home of 18 years… it was quite an emotional move for us, but Jamie was really great at reassuring us through each step and kept us in the loop on each stage.

Great experience with brown&merry

Great experience with brown&merry. Professional, responsive, and made the process smooth from start to finish. Never disappointed in answering queries and arranged a second viewing for us along with the kids, as they wanted to see the house we were buying. Thanks for the wonderful gift box with lots of coupons at the end of the completion. Highly recommend!

I recently sold my shared ownership…

I recently sold my shared ownership flat via the Aylesbury branch of Brown & Merry. Their service was excellent, the estate agent assigned to my sale was James Beasant. I couldn't have asked for anyone better as he was professional, approachable, helpful and knowledgeable. He helped me every step of the way. Nothing was too much trouble for him. Other staff I spoke to were also professional and courteous.

WATFORD. Abysmal communication and lack of…

Abysmal communication and lack of professionalism left me homeless (with a 5-year-old!!)
After initially finding an ideal property and move in date. And despite repeated pressure for me to get my paperwork finalised for the property, they then failed to ensure the previous tenant vacated by the confirmed move-in date. This left myself and, more importantly, my 5-year-old daughter homeless -they were aware I would be left in this situation if not in the property upon the agreed date.
Throughout the ordeal, communication has been nonexistent. Calls are constantly ignored, passed around, updates were nonexistent, and the team, especially Megan, was condescending and dismissive. Although claiming behind the scenes she is tirelessly trying to find a resolution for me. I later found out, although my proposed move was on a Monday, the tenant wasn’t made aware of the implications caused until midweek.
The holding deposit process was a mess -rushed, lacking a receipt even though requested numerous times, by multiple staff members. Then a lengthy refund process of 3-5 days, even given the situation they left me in, causing further financial strain.
The only “support” offered was storing my daughter’s bed (which arrived at the property I was meant to be living in!) -completely useless and almost comical, given the location of the estate agents and that I have current ligament damage and am in a boot, so would be unable to manage this.
Since returning my deposit and getting me out of their hair, Brown and Merry have provided no updates on the property, checked in, nor assisted once in finding alternative properties. Megan just constantly claims she is on visits or annual leave.
This experience was beyond stressful and left us vulnerable. A complete lack of communication, professionalism and overall disregard for any well-being make them an agency to avoid at ALL costs.

i registered with brown and merry over…

i registered with brown and merry over a year ago and i am more than satisfied with the service i have received from them , the examples are to follow , the agent who was allocated to evaluate and place my property on the market went the extra mile to support me through that process , he was very understanding when i told him how dissatisfied i was with the very poor service i received from the tour operates Leger after i had returned home from a Christmas and new break . Brown and merry also allocated a solicitor juno who they are partnered with to deal with the legal side of my property sale which saved me all the hassle of finding my own independent solicitor online which would have been very challenging for me because i have a condition which effects my communication and sensory processing skills . I visit the watford branch of brown and merry where i am based every Wednesday afternoon to have a one to one session with my agent who A helps me convey essential information to Juno online , ie the date my boiler was serviced , the location of my water metre , the date of a fire safety check took place , and the i needed to officially declare the date's i had essential services carried out on my property . There are several branches of brown and merry in Glasgow entitled Alan and Harris where i am intending to relocate to who will help find a future property for me , meanwhile my agent browses through all the one bedroom flat property's in west end area of Glasgow with me online to save me the hassle of doing a property search all on my a task which i have no previous experience in , My agent has also taken a lot of time and effort to locate a removal firm in Glasgow called Pickfords who will both store my furniture during the transient period and move it to my address . i have not been required to do anything regarding the sale of my old property and purchasing a new one on my own volition thanks to the marvellous work of Brown and Merry !!they are miricel workers and life savers ,,!! they have even arranged to book me into a hotel during the transition period while my rented accommodation is being sorted out . so i give brown and merry an A double a starred and they definitely deserve a ten out of ten .
