AVOID THIS COMPANY - Extremely disappointing experience with…

Extremely disappointing experience with Capital Private Finance. Avoid at all costs.

I was asked to pay a £599 upfront fee for mortgage advice and support, which I agreed to based on their supposed expertise. On top of that, I initially believed this fee would be part of the overall mortgage costs but it turns out it is simply charged upfront regardless of the outcome.

The application they submitted was declined due to valuation issues that should have been identified from the outset. I had provided all the relevant information about the property in advance, including the fact that it was a deck-access flat, which is known to be more complex.

As a result, I am now left with no mortgage, at risk of losing the property, and having already paid solicitor fees all without any tangible outcome.

I was then offered “alternative options” at around 5%, which I refused. Interestingly, shortly after, rates were suddenly presented closer to 4.6%, which raises serious questions about consistency and transparency.

After 48 hours of back and forth, I realised I had paid £599 without receiving a viable solution. I requested a refund, but this has been refused, with the justification that the fee was for “advice,” despite the failed outcome.

This situation raises serious concerns about the value of the service and the fairness of charging significant upfront fees without delivering results especially when clients are relying entirely on professional guidance.

I would strongly urge anyone considering using this company to be extremely cautious before paying anything in advance.
