We basically rented because of the…

We basically rented because of the terrace, concierge and gym facilities. They have now all been shut down for no clear reason. The cinema room has been opened 3 times in the 12 months we have been renting here. We were told that the air-con would be included in the electricity bill, but a month ago they tried to charge us for THE WHOLE year of air-con used SEPARATELY from our electricity bill. The windows cannot be opened due to the building being next to the A4 therefore you will literally get charged for breathing in this building. Please be aware and do not rent in here.

Reply to our emails NICK!

They have all the time in the world to reply to bad reviews or flag them but they won’t respond to emails. Especially if they’re asked for information that they’re legally obligated to give you.

Eight AM seem to be full of individuals lacking the experience and knowledge to manage any property larger than a bedsit let alone APT Parkview.

Terrible experience for me

Terrible experience for me. My experience living in a building they manage has been disastrous. Anything you could imagine going wrong within a building, it's probably happened there (and repeated again and again) under their watch. If I were to list everything that's happened there so far I'd simply be reliving past trauma, something I really would prefer not to have to do for a review.

The worst management

As bad as it gets, randomly emailed with an air con bill, 7 months into living at apt parkview, which was not stated on my tenancy nor had I signed up for, or was informed about. My estate agent was shocked about the bill and confirmed they were not notified about the additional charge.

Security is non existent( which when asked about by our local Mp via email lied about the situation) , they have turned a private car park into a public car park to fill there pockets with the Brentford supporters from across the road, I have come back a few times to find no parking available, even though my tenancy states I have two bays allocated to myself. My van has also been broken into and I have been waiting for the cctv to be released for 12 weeks now. constantly receiving tickets from the ticket ANPR even though I am a resident and my vehicle is registered.

Staff working either have an attitude when asked to do something or are absolutely clueless on thier employment role.

They have now decided to close all advertised facilities such as the gym, they won’t accept our deliveries or parcels and the cinema room and roof terrace is closed(which has never been open) because they are unable to get rent off a few tenants who have not paid. Rather then Persue the individuals directly they opt to breach our tenancy agreement once again and punish everyone in the block.

I could go on and on, but I have to double check my inbox for another factricated bill they might of come up with.

They call themselves 8 asset mangment, but they’ve got the management skills of liz truss with our economy!

Do Not Rent or Buy at APT Parkview

These lot have to be the most inexperienced bunch of cowboys going. They do not have the skill set to manage any size property development. Their accounting practices are laughable and most likely illegal.

Their management of APT Parkview has been horrendous! They try and bill tenants and owners for bills that they legally can not enforce. They have not budgeted for potential rent arrears of tenants so they punish every single person living here by closing off all amenities. So that’s denying access to the gym, telling the concierge that they’re not allowed to accept packages for any tenants and closing the cinema room and roof terraces.

'We've not had a single complaint'

Since moving in there have been repeated maintenance issues that have gone unanswered and now they have decided to close all the facilities with no warning or explanation. Been waiting over a month to have a basic issue with our heating/AC fixed and repeatedly ignored.

If they are unable to collect rent from their tenants they need to find better ways of dealing with it than taking money from people who pay on time. Zero communication or response to multiple formal complaints - contrary to their tagline 'We've not had a single complaint' they've had loads.

They are worse than incompetent

They are worse than incompetent - they are actively bad. They owe me money and won’t pay it, and when I asked them outright what it is that they actually do for our block of flats, they couldn’t provide me with an answer. Complete con artists, out for all they can get without doing any work. The positive reviews on here also mostly look like they are fake.

Four months (and counting) to fix the front door of a block and only fire exit

Refused to take immediate action to rectify faults that meant that the only fire exit to a block was locked shut and stairway and emergency lighting was left unpowered placing residents at increased risk. Refused to take calls to discuss the issue, instead communicating through an out of hours service during the jubilee weekend (2-5 June 2022) despite the issue requiring immediate attention. “It will have to wait until next week” was the message we received through this service, which they said they’d been asked to pass on.

Subsequently instructed the fitting of duct tape to the latch to stop the door locking shut (interim measure), only for the tape to fail, meaning residents (including an elderly resident who had recently returned from hospital) were once again locked in, having to traverse an outside garden wall to leave the block. After twenty-four days from residents first raising issues with the door, a decision was made by Eight AM to disengage the locking plate, meaning that exit was now possible, but that the property was left unsecured.

As of 21 September 2022, close to four months after issues were first reported, the property remains unsecured. No attempt has been made to meet residents at the property and we are unsure if the managing agent has ever actually attended the property, despite their offices being relatively close by. Offers of residents meeting contractors or organising contractors to rectify the issue also went unanswered, meaning instances where contractors attended the property without being able to access it and attending without all the information needed to address the issue.

I'm unsure how the service we've received aligns with the RICS Service charge residential management Code and additional advice to landlords, but I intend to follow this up.

Complaint to follow. Not a positive experience.

Front door broken since June

Our front door (and only fire exit) has been broken since the Jubilee weekend. Eight Asset management has not fixed the issue.

The door had been badly installed in Aug 2021, causing it to drop in its frame and be difficult to open and close. Eventually the door locked itself shut on Jubilee weekend.

We rang the out of hours service a number of times to help us get out of the building but we’re told nobody could help. We resorted to climbing the 5ft wall in the Garden to leave the property. Our 80 year old neighbour, who had recently returned from hospital, couldn’t do so, and presumably neither could her team of carers.

Eventually the next week after some time Eight investigated and found the locking had been caused by the communal meter being hundreds of pounds in debt, despite residents collectively paying thousands in fees on time.

Money was eventually added to the meter but the door was still not operating due to it having dropped, Eight’s solution was a piece of duct tape over the catch.

Since then the door has been permanently unlocked, sitting slightly ajar so that anyone walking past can easily access our properties.

This voids our insurance policies, creates a fire and safety risk - as a young woman I resort to triple bolting my flat door at night when I’m alone, and awake with every noise of the door, sure it is an intruder.

Throughout this time tenants and leaseholders have been calling eight asset management to plead that they fix the issue. Eight have either ignored calls, promised a fix that never happens, or sent people out that end up being unable to fix the issue. We have consistently told them that with notice we can make ourselves available to explain the issue to any contractors in person - this offer has never been taken up.

We were once again promised a fix last night, but the door was still open when I left this morning.

We have been reasonable tenants, we are not nagging for no reason and have even done our own maintenance on the property (such as clearing the garden and painting the fences), but this is a step beyond our abilities and frankly we are getting tired of being let down. To my surprise I see a claim on your website that you have never had a single complaint, yet we have been calling and emailing with complaints for months.

Sorry to see this review and understand this issue must be frustrating for you all.

I have spoken to your property manager today who has filled me in on the matters surrounding the door repair and understand it is a task that has seen a few visits to site so far. The electrical matter we were of course not aware of as were not provided with any information on this upon handover and worked to resolve this as soon as possible. This, however, seemingly has led to further repair works to the new door of which the install we were not involved in, and the property manager has told me that our contractors have been out a few times now as when they handle the original repair needed, a further issue arises.

We are working on getting this matter sorted for you and will ensure that all residents are kept up to date. We will continue to work with our contractors here to make sure this is resolved as quickly as possible in the hope that the current visit arranged will be the last. If you need anything further, please do not hesitate to contact me.

Once again, I am sorry for the length of time this has taken to resolve and please know that we are doing everything we can to resolve for you all.

Finally a decent management company

Finally a decent management company. After years of poor service from our previous management company, 8 Asset have proved me wrong that all management companies are the same. I needed a sales pack quickly, the last company was quoting up to 30 days, 8 Assest delivered it in less than 3 days. A special thankyou to Shannan for her help, care and attention. She managed my expectations well and delivered so much more.

Excellent mgmt

Normally I don’t write reviews but I feel obliged too after Rob’s honesty and hard work in resolving historical issues in my mum’s block of flats where up until Eight Asset they have had 3 mgmt companies all charging alot and providing absolutely no service with major issues - my mum had no continuous hot water or heating for over a year and each time mgmt fobbed her off and did a temporary fix. We were seriously looking at moving but with the inherent mgmt issues would be difficult to sell / rent. Since eight asset took it on they have reaffirmed my faith in good mgmt - on taking it on they and all of us learnt how despite no service / maintenance the funds had been squandered - since then Rob has set up contractors for all assets previously not in place and my mother has since had consistent hot water and heating since the faults were rectified. Other issues have also been attended to in a timely manner. The difference has and is amazing and long may it continue.
