Jose Bailao was a great estate agent

Choosing Jose Bailao as my estate agent was the best decision I made when selling my W10 property. After a frustrating experience with a high street agent who conducted 20 viewings with no offers - seemingly just getting people through the door - the contrast with Jose's approach was remarkable.

Rather than rushing to show the property to anyone and everyone, Jose carefully vetted potential buyers to ensure they were genuinely interested and financially qualified. We brought a property through James…

We brought a property through James Parsons at EXP in the Congleton region. James was friendly, approachable, professional and efficient. Answering questions promptly in relation to the house purchase where he was concerned. I highly recommend and I would certainly use in the future.

WARNING TAKE HEED AVOID!!

WARNING TAKE HEED AVOID!!
Made an offer for a property in Croydon which I later found out had boundary wall issue but agents told vendor I was made aware of this prior to offer. NOT TRUE!! I've wasted money on searches and surveys, would never have made an offer if I had been made aware. Also don't agree to communicate by WhatsApp, keep to good old fashion email...paper trail!

I agree with the previous reviewer. I too will be contacting the vendor. I’m a cash buyer and can’t get a viewing . The so called Estate agent doesn’t seem unduly bothered by my annoyance. The property has been for sale for ages and ages and ages. I can see why.

Useless Estate Agent

Called on Friday 31st January to arrange a viewing on a property in Salisbury. I wanted to view the property on the following Wednesday. They took my details and I was told I'd be called back shortly to confirm the viewing as the person I need to speak to was on the phone. They didn't call back. I waited until Monday afternoon before I called again. I was told the person (Adam Budd) I need to speak to isn't in the office but they'd contact him to get him to contact me. They told me this would be on the following day, Tuesday. I never got that phone call so I won't be viewing the property on Wednesday.

I'm a cash buyer and I really like the property that I'd probably make an offer at the viewing, but I can't even get a viewing.

This company is absolutely hopeless. I can't think why anyone would list with them when there are some great agents in the area.

I'm now writing a letter to the owners to let them know what has gone on in the hope they'll dump this useless agent.

exp have no idea how to progress a property sale

I am a cash buyer with no chain. I have viewed a property SN15 3YA. The property is being much to higher price. I have discussed this with the agent who has come back to me with. "The Vendors are not prepared to discuss an offer !!!!!" How is it this agent can make decisions like this with talks with the Vendors. exp have no idea how to progress a sale. It took 3 day to come back to me having made an offer. Avoid exp at all costs. They have no idea how to progress a sale

Refused a viewing despite me having no chain and being a cash buyer

The exp north west branch are dismissive of serious buyers. A property came on the market and less than 24 hours later they told me they had multiple people interested. The following day they cited a different number of people who had been booked for a viewing, a third less than before. On both occasions they refused to arrange a viewing for me despite me calling them several times and politely requesting so. They claimed they were 'fully booked' for the open day.

The agent would not arrange anything despite me having no chain and being a cash buyer.

Who in their right mind turns away a cash buyer in this market?

This agent is not genuine and should not be treated seriously by buyers or sellers. A seller who is serious and committed to selling would appreciate a quick sale from serious and committed buyers, meanwhile here the agent turns them away.

I was left shocked and had to look them up as a company, which is when I found all the other reviews on trustpilot and the penny dropped.

wont let us view a property until we sold our own

Have tried multiple times to book a viewing for a house and no one ever replies or answers the phone. When we finally got through they told us they wouldn't let us view the house until we had sold our own...never ever heard that before,Terrible service, avoid if you can!

Exp don’t care what their agents do

Agent of Exp failed to keep our keys to our house safe and didn’t comply with the property ombudsman’s code of conduct. He would not admit he was wrong, made out we were complaining unnecessarily, that he had approached his insurers and the property ombudsmen, who agreed with him. He was a little bully who tried to intimidate my husband and I. Exp agreed he had done wrong but only offered a miserly amount of money, not the full costs to replace our locks, which cost us a lot. This is because the agent would not allow / refused for us to be recompensed. So we took the case to the property ombudsmen who reviewed the facts and settled in our favour. We got all our costs back for the replacement locks and an extra award for aggravation. Exp are weak and let their agents soft soap them, even when they know the agent has done wrong. They didn’t even have the good grace to say sorry.

AVOID as a buyer unprofessional and timing.

I made 2 offers under Megan Russell working with exp. One of them wasn't submitted to the tenant whist the other I am still awaiting a response. 4 days after submitting the offer I received in writing, it had been submitted the tenant- I am still waiting on a accept or declined communication 8 weeks later!!!! Unprofessional, poor communication and lack of respect for buyers time

AVOID Lewis Hughes

AVOID. Lewis Hughes at Sheffield was an awful and unprofessional estate agent! We questioned him about the state of the property including the need to re-wire etc., which he dismissed. When we made an offer he was extremely rude & said it was insulting, despite a house on that street selling for a similar price. We then offered the asking price as we loved the house, he replied that he would not be discussing the sale anymore with us because we doubted if he was actually passing on our offers to the seller! No wonder the house sale fell through previously and has taken a while to ‘sell’ … Avoid using this estate agents at all costs, I’ve never known anyone like it!

Glen the agent was extremely rude and…

Glen the agent was extremely rude and not helpful. Advertised property says offers over 325k as soon as she called she says it's 350 I explained that was really misleading and she just ended the call. Wouldn't even tell the seller my offer or arrange a viewing.
