Use a proper agency
My partner and I had the displeasure of dealing with Joe Vieira from purchasing a house recently. From working in residential development and investment myself, I can comfortably say that Joe is one of the most hopeless, deceitful and unprofessional agents I have come across in recent times. He misled us on what offers were to be accepted by the vendors from the very beginning, he did not put some of our offers forward and in fact my partner and I got the sale of the house across the line ourselves by finding the vendors contact details online. We basically dealt with the vendors directly for the majority of the whole transaction and our solicitor called his behaviour concerning. He refused to put together basic requirements such as inventory despite being asked and went back on his information and words on numerous occasions - it is quite frankly a disgrace that he is even getting a fee on the sale of this property - not deserved at all. I would recommend some due diligence before progressing with buying or selling with this agent and on the whole, the online agency platform of eXp - the lack of regulation of these rogue and one-man band agents is clear. I would recommend spending a bit more on fees and going for a proper agency if you respect professionalism.
Shocking - Time wasters
The Property Advisor, Alison McCarey, was quite rude when I made the appointment, shouting over me when I was speaking. My wife and I drove for 75 minutes to meet her at the appointed time. When she was late I Called her to be advised she was 'no longer selling that property'. Why didn't she advise me so we could have used our time better? She is a time waster - AVOID

Appalled at the Fee quoted of 1%
Appalled at the price quoted by 2 separate Exp Agents, one based in Redditch and one based in Solihull - They quoted 1% + Vat plus £120 for photos. That is considerably more than local high street agents. Whilst I realise they can charge what they like, quoting more than High street Agents is simply outrageous. Another EXP agent did quote a more competive fee of £1500 + Vat and in line with a fee that would be expected from an On Line Agent. However it is my opinion that those quoting ridiculous fees affect other, fairer priced agents using Exp from acquiring clients.

Agent doesn’t answer calls or texts. Called the company who said they’d pass on the info and viewing date but still heard nothing. Filled in contact forms etc still nothing. It makes me not want to buy the property after all.
Update: Agent sent a text saying they were away but when I text or call them after I finish work there is never a response.
Property purchase
We recently bought a property through exp. It was a difficult journey, the purchase turned out to be more complex than expected and the chain were putting on the pressure. Solicitors all round were a nightmare. The saving grace of this whole experience was Emma Butcher. She was professional, supportive and responsive. She did everything possible to help and support us, and really went above and beyond helping with poor solicitor communication and any additional inquiries. It was a tough process for us and I'm sure the seller, but without exp stepping in and pushing this along it would have been a real nightmare. I would absolutely recommend exp based on this experience!! She's an asset to the company!

When you arrange a viewing how hard can it be? You contact a local agent and plan a viewing at a convenient time and meet a view the property? Easy Well if it’s with Gavin Morgan from Bangor who was only (12.8 miles away) from the property but I was 130miles away it’s not that simple. He confirmed the viewing the night before and off we went, we were then told a lady at a nearby cafe has the key and the agent can’t even be bothered turning up, we arrive and no key available to access the viewing and no apology? Then you make a complaint and obviously they side on the agent and give you a lame excuse and more or less don’t give an iota of any responsibility. Use these agents if you want to be messed about and be at significant costs to yourself Fuel time ect.

Very unprofessional experience - Avoid at all cost
I had an awful experience of being "thrown under a bus " by their independent agent Will Crocker in Bournemouth after 4 months of waiting and at a cost of £1000 in fees and “broken dreams “.
Despite substantiated attempts of communication (in writing) to the agent and after his failed promises to return calls I finally found the property had been sold to another buyer prior to my knowledge.
I followed up with a complaint as per the EXP UK "Complaints " process which was a complete waste of time and a "whitewash”. The so-called investigating officer only spoke to their agent (despite my request to speak to them) and based their decision on unsubstantiated verbal hearsay of their agent. The saying “Kangaroo Court” was very appropriate! The appeal investigation process to an irrelevant matter was practically the same reply as the original investigation. It was far too easy for EXP UK to pass the accountability for their agents to the Property Ombudsman. They simply were not interested or capable to comply with professional procedures. I will never use the EXP platform again.

Been calling them for 3 weeks to book an appointment. Every time i called, i have been told someone will get back to me. Yet, no one has called me back and the property has been sold on the website. Poor customer service, such time waster. Dont go to them!
Unprofessional no care to sellers or buyers
These estates are amazing and not in a good way. Dk they actually want to sell a property. Drove 300 round trip and arranged a nights stay to view a property that I was told a lady from the shop next door would have a key to let me in. On arrival after contacting Gavin Morgan to confirm the viewing as not heard from him the lady told me there was no key and we couldn’t therefore view it. Not happy at all. All I got after me having to contact the main branch and Gavin Morgan by text was oh sorry can we do next week!!!!!!!!!!! Another 300 mile trip to be left on the doorstep no way!!!! No communication and no heartfelt apologies. Absolute waste of time. With fuel time and cost if the over night cost me £140 why oh why would I do that again and trust them. Absolute joke.
Is this agent interested in selling property?
I have been trying to view a property and have left 4 messages with the agent Karl Dixon over 10 days who never called me back. I have lost the chance to see 2 other properties because the same agent never returns your calls. The office was very apologetic and gave me his personal mobile number. Eventually, I got hold of him. He wasn't nice on the phone 'I am trying to have a holiday'. Hasn't he ever thought about telling others in the office or leaving a message on his voice message informing people he is currently on holiday? This is not the company's fault, it is a rogue agent that is in the wrong job.

Emailed Nicola after seeing house on EXP FB. Asked for home report and viewing. 4 times asked for home report. Until I said cancel my viewing for Herries rd Heathall did I get a reply. Said rudely in email she attached but didn't, then phone call and said it is online attached to EPC. Not sure why. It is usually on as home report. I said I was on FB not on website. Silence. Instead of Nicola being polite and apologising and saying she did attach, but didn't, by mistake, I would have understood, but don't lie and say she did. Just said you want to cancel viewing then. Wow. Then she deleted home report she finally sent. Oh my. I've had my own business and successful because I spoke the truth and people appreciate and come back, but I for one won't be dealing with people like this.
A truly terrible experience
A truly terrible experience. Do not use this company! I called to book for a viewing on a property three hours away from myself, had verbal confirmation that it was booked for 12pm for a Wednesday. Monday comes around no confirmation, I call to double check it’s going through and ask for a confirmation information still the same no email or text. I drive three hours to the property still calling to confirm it’s happening to be told they have my information it’s booked and that Daniel will send me the information. I arrive in the general area with still no whole address just to wait in a car for 30 min for a no show and no explanation.

Do not buy or sell through this company or their agent DAISY LAYLAND. I can’t begin to say what a bad experience I had. After packing up my whole house I found out two days before completion that I was in a chain which fell apart!! I was lied to throughout and this crucial information had been kept from me. Our estate agent seemed to be more concerned with his Instagram image than acting professionally. Very dismissive, seemed to think its appropriate to send voice notes with updates or negotiations over whatsapp over giving you a call or emailing.
I also didn't believe he was effectively communicating with the sellers. He was less than enthusiastic in this whole process, wanted to create a bidding war and we were negotiating more than reasonable offers.
Also...if you're going to lie to sellers. Make sure your instagram story matches. He told us it had 3 offers competing then two hours later posted a video saying 2 offers on the house.
Unprofessional Agent - Nathan Littleboy
Arranged a viewing, but agent sent message on the day requesting a change to viewing time. Sent message back saying that I wouldn’t be able to make the new time. Didn’t receive any response, so assumed cancellation. Following this, received two rude and unprofessional messages from the agent.

They just pass you on to the seller. I can't see the point of them. Delays the whole process. Advert in Rightmove is the poorest I've ever seen with so much missing information.

Took ages to book a viewing with Faye Shaw and had to chase. Not a good first impression. Viewing was fine but after to discuss again was impossible and had to chase over 6 times.

I've been trying for 5 days to book a viewing on a property, nobody gets back to you. You call the agent direct (Ian Paterson), you just get busied and don't hear from them. Call the office number and they take your details and don't hear back.
