We have a Scenery Construction workshop which has doubled in size over the last 2 years and much in thanks to Flexspace. It is a very straightforward process and once you have a space, the staff on site and over email are very helpful and accommodating.

Avoid renting a workshop at Flexspace West Bromwich.
We were tenants for over 14 years, and since closing our business in June, we’re still being charged rent for the unit.
The licence agreement is highly one-sided. Rent increases are built in every year, and if you don’t sign a new agreement, you must vacate at the end of the 12-month term — which can cause major disruption and additional costs for any business.
Initial rent may seem affordable, and they may offer a few free months, but this doesn’t last. By the end, we were paying £930 per month for a unit under 1,000 sq ft, plus a £50 site/legal compliance fee, insurance, and electricity charges, bringing the total to over £1,250 per month including VAT.
Our phone line didn’t work for more than two years, and despite repeated reports, it was never repaired. We are still waiting for a refund for the direct debits we paid.
Avoid using their broadband — if it goes down, it can take days to fix. The network hub is in a locked room that only off-site managers can access, so you’re left waiting. We eventually had to rely on our own mobile router to keep operating.
Management support is minimal. They rarely visit the site and only appear when tenants are about to leave. Over 14 years, we had eight different managers, none of whom resolved long-standing issues. For example, our water heater never worked from the day we moved in — despite years of complaints.
When we vacated, we fully cleaned and repainted the unit, including the floor, yet weeks later, we still hadn’t been contacted about our deposit return.
In short, Flexspace West Bromwich may look cost-effective at first, but the reality is very different. Think carefully before signing — the ongoing costs, lack of support, and poor communication make it an experience we would not recommend.
Just an update to the reply from Flexspace. The last 3 to 5 years have been a struggle which has been the case for a lot of business during a global pandemic. In terms of any help there has been none. If a payment has been made late an automatic late payment fee has been issued. Letters are automatically sent out within a few days of a missed direct debit. Credit control will start calling immediately. There has been no help only extra fees or charges.
We left the workshop in June after painting and decorating it. We are still paying for an empty workshop that has not been advertised to shown to any potential new tenants. We paid for a roller shutter service earlier on in the year £180 directly to Flexspace, now they are requesting another roller shutter certificate. We also carried out a EICR electrical check which is the landlords responsibility. Now they are saying we will not be getting back most of our deposit which is over £2000. Since we moved in we had no hot water this was reported to the site manager 14 years ago and nothing was ever done. There have been over 8 managers for this site over the years.
The phone line may have been with wave money but Flexspace are the main provider as the comms rooms are located on their premises. We did not agree to a contract with Wavenet it was a new supplier that Flexspace changed to we have no say on who provides the telephone line.

We are new tenants with Flexspace and have been in our office space for 2 months and we are very happy here. Our centre manager Jacqui is great. She's always on hand to answer any queries that we've had. We moved in superfast thanks to Jacqui dealing with everything so quickly. The rent is a very good price. We had a couple of issues just after moving in but there were dealt with straight away. I cannot fault the service that we've received and I happily recommend Flexspace.

We’ve been with Flexspace about four years now and have never had any problems. We’ve always found them easy to contact by email or phone and they’ve helped us tremendously whenever we’ve needed help.
The office space is pleasant, spacious, safe and secure, and there is ample parking.

I moved into the Flexspace Peterborough units back in March and it’s been great for my business. It’s secure, it’s reasonably priced and there is a great community of business owners around me. Everyone in the main office is always really helpful too.

Since moving office to Flexspace Northampton in 2025, the building is secure and meticulously cleaned daily, Common areas and toilets are spotless on the floor I work from and the breakout areas including the kitchen are clean an org aided with dishwasher cycles each night for fresh cutlery each day. Just wish the other office tenants were just as tidy! Fresh, Modern environment backed up by a very approachable and “can do” facilities site manager. Great work environment!

As an avid reviews reader, on this occasion I was really glad I didn’t read them until after I visited the space and met Leah.
I made an apt to view a unit quite quickly. Leah gave me a few options (as well as her professional opinion), answered every question I had, was very efficient, and most importantly gave me all of the information upfront including all charges and fees. Leah made me feel informed as well as respected; I wasn’t just a potential client, I was an actual human being. After having a think and looking at my budget, I read the reviews. Some are ok and some are not, that concerned me. I expressed my thoughts to Leah and she handled me with integrity and honesty. I started my lease this past July.
Having one thing I needed looking at, the repair was done in an acceptable time frame although I did have to chase it up twice. I get emails whenever work is being carried in advance, such as most recently they repainted the site. Whenever I have a query about my rent/charges I find Credit Control, Josianne in particular to be helpful and communicative.
I’m glad I didn’t just go by what I had read online. My experience of has been of professionalism, communication, efficiency, and clarity.

We have been a Flexspace customer for many years and overall the team that supports us at Lincoln have been great.
In the rare occasions we have had questions or minor issues they have been sorted quickly and without any fuss.
Would recommend using Flexspace if you are looking for new premises.

Really simple process from initial contact, speaking with the centre Manager Gemma and making teh deposit payment and getting our 24 access fobs.
Access was never an issue and there were always trolleys on hand for transport of boxes etc.
When we'd finished needing storage, the offboarding and deposit return process was equally simple.

We have been renting with Flexspace Burley in Leeds since February of this year. Our studio and the rest of the facilities are satisfactory and the staff is great!
Dante in particular is so helpful and friendly, always professional and happy to go the extra mile to make sure we have what we need.

A WARNING TO ALL RENTERS:
Do yourself a favour & steer clear of these "Bandits". They are utterly useless, extremely rude and will make up rules/regulations as they go along - changing them without warning. The fees they demand are unreasonable, and their customer service is extremely rude & shocking.

I have just recently moved into a new space at Flexspace Wakefield as I went for a viewing and thought it was the perfect spot for me to create my little lash studio and welcome clients into. The manager, Diane is lovely and attentive as she made the entire process very smooth from the moment I booked the viewing until the day I got my keys. The building is also very clean and quiet which makes it a nice space to work.

The place is being hoovered and the bins emptied but that's it for cleaning. Doors, walls not cleaned. People chatting or making phone calls in front of the office window or on corridor or making phone calls in their car on loudspeaker. Food van comes to disturb with the tingling twice a day. Cleaning stuff disturbing during work. Toilets are only accesaible using mobile phone but there is nowhere to put the phone in the toilet! Toilet flushes aren't doing a proper job either. No paper towels in toilet. Impossible to set the A/C to a normal temperature.
The access to our office is by using mobile app, they don't provide fobs. Hence need to take the phone to the toilet. Today it took 50 minutes to open the front doir to the building. Last week in the fire drill the closest exits were locked, and the mai. corridor door was licked as well. In case of fire all these doors should open automatically as the power goes off. If there woyld be a fire and the door would get stuck again, god knows what would happen. :(
