I have recently moved into space at Harrogate and can say the experience was smooth regarding formalities and dealing with Diane and Steve has been excellent and transparent. The licence fee is very reasonable too. The only reason for 4 stars rather than 5 at this stage of my experience is that I find it unusual for a licensee to be responsible for an external part of the building ie the windows when occupying internal space. However this was made clear to me at the outset before signing anything. Unfortunately when taking occupation the window was not working properly and requires a fitter to rectify. I didn’t discover this, it was brought to my attention when I moved in and Diane / Steve are handling the repair accordingly. The overall building space is clean and well kept and communication is friendly. So, so far it has been a very good experience and my room is working out ideally.
As a new tenant, I can say so far so good. Site manager is lovely to deal with and the getting in process was pretty smooth. Good place to work and the building itself is kept in pristine condition.

Please please anyone looking to take a Flexspace unit think twice, read the reviews speak to new tenants do your research, you’ve been warned!
I had an extremely disappointing experience with Flexspace. After paying over a large (embarrassing) deposit and costs, the lease was abruptly terminated without any proper discussion or fair process. Communications were inconsistent and often ignored, and important issues were handled with a shocking lack of professionalism and transparency.
Despite having everything agreed and documented, they changed their position without warning, causing major disruption and financial loss after a couple of weeks after moving in.
Judging by other reviews, this does not appear to be an isolated case.
If you’re considering Flexspace, think twice. This experience has been unnecessarily stressful, costly, and time-consuming, they don’t care at all about you whatsoever.

I had a highly disappointing experience with Flexspace that I feel compelled to share. First and foremost, they never returned my security deposit, which is incredibly frustrating. After vacating the rented unit, I was shocked to receive a bill amounting to thousands of pounds, claiming violations of the rental agreement. This was completely unexpected and unfair, as I made sure to adhere to the terms.
Moreover, they charged me for repairs that were not my responsibility. When I moved in, the unit was in poor condition, and it was evident that many of the issues predated my tenancy. Flexspace seems to take no accountability for the state of their properties, and instead, they unfairly shift the burden onto their tenants.
If you're considering renting from Flexspace, I strongly advise you to think twice. Their practices feel deceptive and lack transparency. This experience has left me deeply dissatisfied, and I wouldn't recommend them to anyone looking for reliable rental options. Oh yes if not paid straight away full amount they asked you will be taken to Tribunal court immediately 👌they even do not offer to pay in instalments

Beware of extortionate charges when you leave. I recently vacated a unit near Canterbury and understood that a proportion of the approx £3,000 deposit Flexspace held would be retained as their so called restoration fee. I had stored classic cars in the unit so admittedly there were some oil stains on the floor and exhaust fume stains on the wall but I assumed these would be covered by the restoration fee as the name suggests. Not a bit of it! Flexspace claim this was beyond 'fair wear and tear' and billed me an additional £700 for cleaning which also included the best part of £100 as a so called management fee. I queried these charges and wondered why they were not included as part of the restoration fee but was simply referred to the agreement each time. It still begs the question therefore just what does the standard restoration fee actually cover? Avoid these people like the plague as they are only interested in extracting money.

Absolute shameful company. Staff are absolutely vile, and will basically lie to your face. Our main issue with them has been their 'Reclamation of service charge overspend' basically dumping annual £2500 bills on tenants because they apparently have themselves ripped off for getting 30 sq/mt of grass cut every 3 weeks over the summer months. Grossly overpriced for what they offer and would rather have empty units than do longer term more affordable leases. Absolute con! Avoid Avoid Avoid.
Absolute diabolical company to deal with, nice as you could hope for until you move in. Agreed before I signed that we could install an office as long as it was free standing.
Fast forward a month and a substantial amount of time and money spent and they said they didn't and would need to submit plans and pay additional fees. I refused as it's not what was discussed only for them to give me 7 days notice to vacate.
Avoid at all costs as these professionals prey on startup businesses. They offer market rate then band up the costs once you've signed.
All promises to repair are ignored and deposits are never returned. I had the unit 3 months and returned as I got it (probably cleaner) yet they kept the £1600 deposit

Shameless company.
If you’re a small business, please protect your business and do not use flex space.
They attempted to increase our rent by 30% in a 1 month period. As the contract was ending we left.
Then, although the exit assessment conducted by area manager Alan confirmed the unit was left in excellent condition.
2 months after leaving they fabricated a bunch of random charges for restorations totalling over £1000. I asked them to demonstrate invoices for all charges and they could not provide 1.
They stated I had 5 days to pay the £1000 or “management fees” would be added. Although they did not respond for over 2 weeks to my enquiry.
After they could not produce the documents, they agreed to dismiss the charges? But they said they were not going to return the deposit.
This company is spineless. You will not see your deposit again and they include grey area in the contracts.
Please do not use them at all.
What can I say, This company does not listen to any complaints and issues.
Bully comes to mind, But here we are.
Are spending £4206.02 to leave the unit. YES LEAVE. I am finally out of my contract with flexspace and what a journey it has been.
1 - Poor quailty of unit
2 - If you dont agree with anything they say they open a case with HMRC to take you to court
3 - Service charges for nothing
4 - Staff unhelpful
The list can go on, I have departed the unit now but what a nightmare this has been.
If you are considering this company there are a few things to consider
1 - All money paid as a deposit will not be refunded.
2 - Any assistance with the site will not be listened too
3 - They simply want your money and the service is terrible

Deposit of £840 and upon exit they took the full £840 as a restoration fee , there at lots of hidden fees in the contract that are not made apparent at the start .
Terrible communication from the offices and the staff who are supposed to be easily accessible when needed .
Do not take an office here .

We are a new business and so far have no complaints, in fact the communication with the site manager as been second to none! Very responsive and the monthly licence fee is extremely competitive

Me and my partner spoken to the site manager in Swindon when we first came to look at the place and we told them exactly what we wanted to do to the unit which is hang punch bags for our school and the site manager stood there agreeing it was possible….
Then they decided to turn around at last min notice and changed their mind….
I was desperate to find a place as I was evicted and had to find somewhere suitable…
Next door has their stuff on the wall which is perfectly acceptable because they had a different contract at the time...
How convenient….
Because I had to find somewhere fast in order to save my business, they decided to change the contract at the last min which I can not hang up the punch bags at all and then make me the I am entirely responsible for signing the contract and they had no effect on me whatsoever…
They are on hell bent on not amending their contract or allow any flexibility so we can make stable income which allows us to pay their rent…
You got my deposit and my rent and that’s all you care about…

Shockingly bad doesn’t cover it…
It's hard to know where to start with these complete frauds. I rented a workshop at their Caerphilly location for over two years, and I can't stress enough how terrible they are. Right from the beginning, the roller shutter door leaked, causing significant water damage to some expensive equipment. When I raised the issue, Flexspace's response was simply, "don't place items near the door if you want to avoid damage." Very professional indeed.
They attempted to charge me for roller door services, but I managed to avoid that by pointing out that they actually owe me money for the damage to my equipment. Now that I've moved out, I anticipate they will try to charge me again, even though the last service was done after I left. After several ineffective attempts to fix the leak, I also expect them to bill me for those as well. It's been 69 days since I vacated the unit, and I'm still waiting for my deposit to be returned. Although judging by the other reviews, they will likely try to keep it under the pretense of a "restoration fee," which they claim is for bringing the unit up to standard after I leave, despite the fact that I left it in better shape than when I arrived. They say the delay in returning my deposit is due to "calculating costs for repairs after inspection." I left the unit in excellent condition, and I know they have already removed the office, meaning the inspection has been completed. They are outright LYING.
Another problem I faced was their assertion that it was my responsibility to pay for a new EICR inspection when vacating. However, every electrician I spoke to confirmed that this should not be my obligation. Yet, due to immense pressure and threats of additional charges and debt collectors, I gave in and paid for the inspection. The electrician then informed me that the wiring was not up to standard and that there hadn't been an EICR inspection conducted the previous year. Flexspace is clearly exploiting people by charging exorbitant fees to those who are unaware.
I honestly have no idea if I will get anything back. And for small businesses, this could mean the difference between being able to still make a living or not. Flexspace do not care about this. All they seem to care about is extorting as much money out of people as possible. After a frustrating phone call with an extremely unhelpful representative today, I'm not optimistic. I will be seeking legal counsel regarding all the issues I've faced with these scam artists.
Apart from all of this, costs also went up massively. If I were to sign for the third year, rent and service costs would have gone up by 75%. They lure you in with tempting and lucrative rent costs, then when they have you locked in, make the prices up as they go along.
If I could rate them less than zero stars, I would. Flexspace is a complete farce of a "company". Thieves who will take advantage of you at every opportunity. Don't be lured in by their seemingly low rent; it's low for a reason.

I rented a unit in Darlington over the course of two years, and upon vacating my unit (see photos attached). They are trying to charge me an extra £495.56 on top the £982.80 restoration fee I paid when I started my tenancy. (See photos of the unit when I first moved in). Deeming that the £982.80 only covers fair wear and tear and my unit goes past that.
In addition I paid for the full month of January rent upfront which I was told would be prorated back to me, again I have been told this has been used to cover one late payment fee of £90 and the £459 in extra charges.
I was an unproblematic tennant my entire duration working out of Darlington and left the unit in great condition. So to find that all along their tenancy agreement which I have had a solicitor review leaves purposeful grey areas so they can try to make a claim over the full deposit is disappointing.
In the 5 months I have been arguing the matter with them, I have since found there have been other business faced with strikingly similar problems, of which some have taken them to court over.
I would strongly advise that you do not rent from this provider if you have been looking into it. As I wish I had seen this advice while I had been searching for a unit.

First time in business and chose these as short lease. As company expanded we ended up staying another year. Then problems started and costs started creeping up. Roller shutter door maintenance. EICR, massive deposits and a huge fee when you leave for repairs etc even if you leave it the exact same as you got it. Customers service doesn’t exist. Nothing gets repaired unless you do it yourself.
Would quite happily throw you out, absolute horrible vile people. I don’t normally do a review but I want people to know what they will get. Soon as your setup they will try and add charges which makes it impossible to run a business. I was a good tenant for 3 years in the Peterborough branch. November last year my husband was due to re sign another contract, the first 3 years was in my husbands name and then for some reason they wanted to change it all over to mine as I was there more. At the time I was due to sign I was in 2 minds if I wanted to keep it on and then my 2 year old nephew passed away. I explained I wasn’t in the right mindset to look at the contract or sign anyhing at that time and was pushed with scaremongering with additional fees etc to sign it. The very next week I said that I didn’t want to keep the unit on expecially after talking to family members about how I was pushed into signing at a time I was processing a child’s death in my family. I was then told I could vacate but I will lose any deposit my husband ever made. After this a few weeks later i received an invoice for £402 for other bits on top of the deposit they had kept. This was quoted as ‘remedial works’
