I am astounded that xenia and Fortiss…

I am astounded that xenia and Fortiss have not been investigted by the fraud department, they are unfit to manage anything, and they set debt collecters on to you almost before the due date, adding phone calls and expenses. Fortess sent the wrong deeds to us for a flat in Manchester, and we had to pay solicitors to sort it out. Why are they still operating ? when will they be found out?? and made to pay comensation. Dont invest your money in this group its a shambles.

No staff on hand at weekends to monitor…

No staff on hand at weekends to monitor the side lane of building in saint Andrews street Glasgow drug users are frequent and police have been called out numerous times including today it's disgusting behaviour not only from what is going on at side of building but the lack of care from Xenia they obviously don't consider the students safety it's just shocking and I live directly across the road

Hidden fees for landlords and extremely…

Hidden fees for landlords and extremely poor communication.

Seems like when they want money they won’t stop pestering but when you need their help it takes an age for them to get back to you. I have called many times and they are quite rude on the phone.

They have many companies set up in a convoluted way to make it all the more confusing and obviously for tax purposes/not easy to hold any of them accountable.

First two years 8% yield, then problems with Fortis lettings, and problems with Fortis Estates Management, ended the contract with Fortis Lettings, at the moment following legal advice from leaseholders advisory going through process about Fortis Estates Management ,now change name to Xenia estates management on the edge offence section 21, 1985, unreasonable service fee, fail to care, lots of emails

I found a good trustworthy letting agency NJH based in Sheffield, that’s why I decided not to sell the property but think about to sell, because no matter how good is NJH
my Sheffield based letting agency works, and how good this business module of gym cinemas for students and young professionals with Fortis estates management now called XENIA estates management company, investors will be “slaughter“ not physically but on earnings in my opinions by management company in this case Fortis estates management now name XENIA Estates management.For what worse, students suffered by careless, no existence service they charged investors, e.g. hot water, lift, TV, WiFi if you do a research online read reviews from students, the worst are their behaviours, you can find out on these students reviews.

In my opinions, under their management, students suffer, unless it’s through private lettings but there still a degree of worries, investors are Slaughtered, not physically but on earnings, One unit they manage to increase more than £300 a year then extra £186.81 few months later with no email the contract of any contractor and receipts, for one unit, how many units in one building.
The same behaviour a , this Estates management company changing name to find excuses charge more money from investors
If they can do anything for money,
What excuses they wouldn’t find to pay less than they should HMRC, what else they wouldn’t do for money including what they do relevant to HMRC
Unfairness, understandably to people like me, they will do the same to HMRC, they wouldn’t understand tax goes to NHS, police, Libraries, emergency services and many public services,
Because they are too busy to find excuses to put money in their own account, and charities they did for what? A company image? To put few photos on Social media?or for Tax purposes?
A company on google reviews don’t care about their students in their building, rude don’t care unfair to investors, not giving mentality not even fair to investors, do they really care these charities? Few photos or donations perhaps is another excuses for money, just like the service fee, only this time perhaps relevant to HMRC and of course not only the excuses of charities, but many excuses relevant to HMRC, they do it for money
If a company can do anything to take money from investors what this or these company wouldn’t do to not give money to HMRC?
