DON‘T BOOK
Keep yourself out of trouble and search for something else…we entered the apartment, which was very dirty and the sink was running in the kitchen. In the bathroom, the sink was clogged (glass was inside the drain), the bell is not functioning and the laundry and garbage common area are just disgusting. We reached out multiple times to them explaining our issues, but nothing happened. They always refer to some „Building Management Team“, which appears to be non-existent. They didn’t adress our issues at all and just closed the ticket - what else is there still to add?

My partner and I rented an apartment in Frankfurt through Housing Anywhere and then dealt with Habyt. We received the apartment in a very dirty condition with common areas (laundry and garbage room) in extremely dirty condition. Our door bell is not working, the bathroom sink is clogged and the building front door does not properly lock. We wrote a pretty polite email to ask for their help…unfortunately not only did they not address all of the points, refused to help out and then actively ignored our follow-up emails and closed the complaint tickets we had open without actually resolving anything. We spoke to other tenants who also said their experience was not good and the company is managing very poorly. I do not recommend at all.
Terrible experience
Room not as expected. Cleaning services mentioned in the contract are not effective, when even present (which doesn't happen often). Wi-Fi connection not available and not a signle way to receive assistance, consequently I cannot work from home. All of this in the year 2024.
Trust the reviews
I initially booked a room in Stuttgart but decided to cancel it after reading all the negative reviews. The cancellation was within the 14-day window, which should have guaranteed a full deposit refund within two weeks.
However, it took them over two months to issue the refund, and I had to hire a lawyer to finally get it, as they completely ignored my attempts to contact them. I’m so glad I trusted the reviews and ended up booking a different apartment with a real landlord, not some unresponsive company.

I booked through Spotahome and paid for one month's stay.
Habyt took 2 week's rent out of my account without my authorisation and then sent threatening emails after my tenancy ended demanding €130, which I do not owe them.
They are still withholding my deposit even though I followed all the check-out instructions.
The customer service is appalling. You have to submit tickets and you cannot talk to a member of the team directly.

A catastrophic appartment in Madrid
My son has just moved into the apartment in Madrid.
The apartment is in a catastrophic state.
Everything is dirty, the paint is falling from the ceiling and walls, the apartment is insalubrious. For a room of about 8m² you're charging us €620 a month. It is unacceptable for my son to stay in this apartment for 4 months in such a state. Impossible to contact somebody by phone or e mail.
Bad communication
It was very difficult to contact you for questions about the contract. We had to switch to another employee to compleet the rent. Besides that, the platform is amazingly automated and intuitive.
Capitalist hell hole
My habyt appartment is actually quite clean and nice. But, if you have an issue Habyt will not help you. You are on your own, even if you can't get into your house or when something gets broken, they seem to simply not care.

Habyt may seem convenient at first, but once you know the local prices, you understand how crazy they charge.
Electricity is supposed to be provided, but they include it after a few months without explanation, it took them a month to provide proof of overconsumption, and they never apologized for adding an exorbitant extra cost to the bill. Customer service is really bad, especially the billing team.

Unbelivable room conditions
Dear Habyt team,
I hope this message finds you well.
I am appalled by the conditions of my room and some areas in the flat. Even more so that I never received a written confirmation containing an overview of existing damages and any deterioration of the property (neither by mail nor online) as soon as I received the keys, as stated in my contract.
Here is the list of things I discovered until now, that are either broken, missing, or dirty beyond normal usage.
ROOM
- overall lack of cleanliness
- stains and scratches on the walls
- scratches on the floor
- dirty carpet folded in 2
- lamp without bulb
- Missing bed sheets
- Missing pillowcase
- Broken drawer
- Dirty linen, duvet cover and submatress
- Dirty decorative pillows (x2)
- Missing TV cable (so impossible to watch it)
- Broken balcony chair (x1)
- Almost broken balcony chair (x1)
- Broken/displaced curtain support bar (it fell on me when I tried moving the balcony door)
- Cigarette stubs on the balcony and table (while stated in the contract that it is prohibited to smoke on the property)
- Dirty mirror and windows (couldn't capture it, unfortunately)
- BALCONY DOOR BROKEN (left open!)
FLAT
-Extreme dirt under and around the washing machine
-Cluster of stuff in the sitting area, taking half of that space.
-Dislocated/Almost broken doorknock
-All lights from the entry corridor not working, 2 more in the shared areas.
-Table side almost stripped away
So basically not only is the flat messy in some areas but foremost, I do not know how I will be able to sleep tonight and every day after as there are no bed sheets or pillow covers, and all the pillows/linen I have are dirty. Paying over 1000 euros for these conditions is not okay.
I can't comprehend how Habyt could let this happen and not send someone to check on the flat’s and the room’s conditions.

Dangerous Stairs, Tiny Fridge, and Useless Support: Habyt's Disappointing Experience

I just moved into a Berlin apartment with Habyt, and while the onboarding process was quick and straightforward, my experience quickly took a turn for the worse. First, the instructions for accessing the apartment were confusing and unclear. Everyone I know from my university who lives here has also complained about how difficult it was to find their apartment.
Once inside, things got even worse. The stairs are in terrible condition—broken, crumbling, and unsafe. The steps look like a bomb went off, with chunks of concrete scattered everywhere. It’s dangerous, slippery, and completely unacceptable. To top it off, the fridge situation is a nightmare: I have to share a tiny hotel-style mini bar fridge with two other people in three separate rooms. How am I supposed to live like this? And I’m paying more than 800 euro per month! So, I raised the issue to their support desk, and their response was simply, “we cannot take any immediate action,” and they closed the ticket without any possibility solve the issue. They didn’t even offer a discount on the rent despite these ongoing, unresolved problems. Well done, Habyt! This level of service is frustrating and disappointing!
A horrible day
After one day of delay I created a ticket and asked for move in instructions then an email was sent at around the noon , the room number and the apartment number that was written in the email didn't even exist, I tried to find the room desperately by testing the keys on all the doors in the apartment and finally managed to get in :

It is claimed that the apartment is renovated obviously it is not , the bathroom is terribly dirty , old and disgusting, the shower is not even usable ( broken and too low !) ,
The kitchen cannot be smaller and dirtier ,
The light of the room doesn't work , the locks don't work ,
there is a nauseating smell all over the apartment and in general the apartment is not a place to live ,
Now that I'm writing this message I'm staying in a hotel because of the irresponsiveness of habyt staff to answer my emails I couldn't find which room in the apartment is mine ,
I had stayed in another apartment in habyt before this , but that wasn't like this therefore I didn't expect such horrible unprofessionalism ,
I am really sorry that I trusted habyt .

The company itself is very absent, your only line of contact with them is through ticketing and they didn't even schedule cleaning my room before I got there. Luckily, I had read all the bad reviews and I was carrying my own sheets.

My experience with Habyt was extremely disappointing. The apartment did not meet expectations and was in an unacceptable condition. Customer support was practically non-existent—there was no email or phone number available, and responses, if they came at all, took weeks. Additionally, my termination request was not accepted, resulting in invoices being sent to me for several more months. Ultimately, I had to involve a lawyer, as reasonable communication with Habyt was simply impossible. Even one star is more than this service deserves.
