HOW THIS COMPANY OPERATES
Like myself, you're probably using this company to sell your property quickly and are well aware that their offer will understandably be far lower than the market value.
Your initial contact will be with a very charming and reassuring salesman.
Their initial offer will be based on their underwriter assessing your property through comparisons with similar properties.
If you're happy with offer, they'll set the legal process into motion.This gives a feeling of legitimacy as you think they're putting money behind their words. That initial process costs very little and the solicitors these companies use generally work on a no sale no fee basis. So it costs them nothing.
The key is the surveyors report, which according to the salesman I dealt with, was a mere formality to confirm their was nothing structurally wrong etc. That's not the case at all. It's where they get their true valuation.
My issue with this company is that it took three weeks for the survey to take place and a further three weeks of me chasing to find out what was going on.
Ultimately, they were no longer interested in the property.
I have no problem with that. They're a business and didn't see a profit in purchasing it.
The issue is the six weeks wasted. If you're reading this then you're probaby need a quick sale and in the meantime are having to pay council tax, utility bills and in my case, management fees.
It may be that your property is something they wish to purchase. I would strongly suggest that you get them to do a surveyors report as soon as possible as you can have the outcome settled in a few days.
I am now dealing with a company who have arranged a survey three days after my acceptance of their offer (that includes the weekend.)
It may be of no interest to them either, but at least the process will only take a few days.
I wish everyone going down this route the best of luck. In our different ways, we're all under pressure to be doing this. As mentioned, if you use this company, then insist the survey is done as quickly as possible otherwise you may end up in a period of stressful limbo.

Firstly, we’d like to apologise that your case took longer than our intended timeframe. Our aim is to reach a purchasing decision within 28 days; however, in your case the process took 38 days, meaning we exceeded our target by 10 days.
As we purchase properties outright, often involving significant financial commitments, every property is subject to a thorough due diligence process before a final decision can be made. This includes legal checks, independent surveys and valuations, some of which rely on third-party providers. Whilst this process is designed to ensure informed purchasing decisions, it can occasionally result in delays. On this occasion, we accept that we exceeded our target timescale by 10 days and apologise for the inconvenience caused.
With regard to the timing of the survey, our process is to first complete the necessary legal verification through the appointed solicitors before instructing an independent RICS-qualified surveyor. The surveyor then arranges the inspection directly based on their own availability, ensuring an impartial assessment. We appreciate that some companies may be able to arrange surveys more quickly, for example where they use in-house surveyors or operate a different process. However, we cannot comment on another company’s procedures, and our priority is to ensure every purchase is assessed independently and thoroughly before a final decision is made.
We genuinely appreciate you taking the time to provide your feedback, as it helps us identify areas where we can improve both our communication and our processes.

We're pleased to hear that your experience with Charlie was positive, although we're sorry our offer did not meet your expectations.
Our offer reflected the fact that the property has only 66 years remaining on the lease. As the lease extension premium could not be confirmed by your freeholder, we used the UK Government's recommended lease extension calculator and included the associated legal and survey costs, estimating the total cost to be in the region of £30,000–£40,000. This is, of course, an estimate until the freeholder provides a formal figure.
Whilst your estate agent has marketed the property at £200,000, it has not achieved a sale at that price, and we respectfully disagree with that valuation. We believe the property's market value is closer to £160,000. After allowing for the estimated lease extension costs, this gives an adjusted value of around £120,000–£130,000. Our offer of £95,000 was therefore circa 20% below this adjusted value, depending on the final lease extension premium, rather than 45% below the estate agent's asking price. As a company offering a quick and guaranteed purchase, we buy properties below market value.
