Awful company do NOT use them - especially for building contracting. Their builders use disgusting language, cat call female residents, start work BEFORE 8am, play music really loudly before 8am. Do not use these are your contractors if you want people to stay in your building, as people are moving out in droves due to the unprofessionalism of this company and their contractors.

I found IPM really helpful, I had issues with the communal door into our block which could cause a security issue, they sent a engineer the same day and the issue was fixed straight away. Thankyou for you speedy response.

Awful company, they are not reliable at all. They charge incredibly high service charges and provide a truly horrible service.
They are working with dodgy contractors who do not carry out repairs properly, they are slow to respond and incredibly inefficient. How they can justify charging such high rates for an awful service is ridiculous.
We would be so much better off with no property management company at all. On top of their awful service they have also subcontracted some of their property management work to ANOTHER property management company, which means we now receive two bills for our service charge from IPM and a second property management company.
All they do is exploit leaseholders.

Have been trying to contact them for the past week and have sent three emails (the third directly to my property manager) and no replies. also called today to be advised I'll get called back within 24 hours. Will wait until 10am tomorrow (24th Hour) and update this review if I get a call.
They are quick to email when they require payments for service charge etc. after sending the bills late in the year and then expecting 1000's to be paid just like that!!!
I have an issue that involves a neighbouring flat and the landlord is asking for compensation for delays in getting the matter sorted.
I can't respond to the letting agent until I get a reply from IPM UK. What are their staff getting paid for????

Our building has been managed by IPM for some time, the communication used to be bad and slow we didn't get calls back, emails were ignored, costs were not fully explained and charges seemed to keep increasing but since Mr Gee has taken over he has explained in detail costs relating to our building, has always been able to speak to or calls me back to discuss ongoing issues, even emailing late in the evening to update on where he has got to with contractors to complete jobs. He is a valuable asset to the company

Still waiting for a response to an email 6 weeks later. I will keep posting 1 star review until this company starts doing what they charge us £4000 a year to do. They can add as many fake reviews as they like to bolster their numbers. The fake ones are easy to spot.

I am only giving it one star since I cannot do any lower. This is by far the worst agency I have ever dealt with. Impossible to reach out to, on any channel, for weeks and months.
Completely inactive on the management side.
It looks like the Ombudsman and legal action are the only viable alternative.

It is impossible to get hold of these people, and when you do they don't know anything about what is going on, and don't really seem to care. Communications are sporadic, often late, and usually wrong.
We might get a notification about some work being carried out, but then that work never happens. Or we get an email saying we need to contact them for something, but then when we contact them as instructed we never get a reply.
We're supposed to have regular on site meetings with our "dedicated" account manager, but I've never been invited to anything like that since a one-off emergency meeting about some roof repairs.
I've given up emailing as every single email goes unanswered. I've tried calling instead, but the phone is rarely answered. When you leave a message as advised with your name, number and reason for calling so you can get a call back....well optimism died with this a long time ago. I can safely say I have never received a call back following a message I have left, I have waited days before calling back to give them some grace if they are busy but it just doesn't happen.
If you do manage to speak to someone, they'll say that someone else is dealing with it and they don't know the answer, but that person is on-site/on annual leave/unavailable so we can't speak to them, and unfortunately that person has left no notes or information about the letter they sent out so no one else can help at all.
Maybe they'll ask you to call back at a specific time when they'll have had a chance to get the answer, or when the person you need to speak to is available....but then you call back and no one answers, and once again you leave a message requesting a call back which never happens.
I can only assume that this company is still keeping their records on clay tablets, based on how long it takes to communicate information between them, and the fact that they can't look up information about services they have organised themselves (!) to discuss with us on the phone - perhaps I am wrong to think that all businesses use computers these days, where this information could be stored on some kind of...I dunno, database?
They are the most frustrating and stressful company I have ever had to work with, and as someone who has spent half her career in customer service/service roles, I am honestly amazed that they are able to keep in business. I have no faith that anything I have asked to be put on record actually gets recorded anywhere, and no hope of any kind of outcome.
I shouldn't have to make 5+ calls and leave multiple messages requesting a call back to get a simple answer to a question about a letter they've sent us. I shouldn't have to chase emails that haven't been replied to. I shouldn't have to escalate every minor correspondence to a manager just to make sure it is dealt with in time.
I shouldn't have to stress about being in breach of my lease when they threaten us if we don't do something, when we are prevented from taking that action by their inaction!

Absolutely dreadful organisation since taken over our block they have done literally nothing to stop the damage that has been occurring damaged cars damaged driveways and much more all they do is put bills up and up and up and send Matthew driver around to pick up the petty stuff like peoples doormats etc how the hell Matthew driver is working in this industry is beyond me he’s just a bully with no idea what he’s doing, constant threatening letters from this company even though I pay my extortionate Maintenance bill every single month
Our block he is looking into right to manage to get rid of him and then hopefully we will be free soon. Avoid this company like the plague.

Please notice the pattern of reviews for this company. The good reviews, whilst few and far between, are brief and always mention a name. The bad reviews are lengthy and genuine. Please also note their response. It’s exactly the same for every bad review. Their customer service is non existent.
My own experience is that I have never been so stressed and dishonestly treated in my life. They are a total sham of a company with ignorant inept staff. You’ll notice a lot of reviews are awaiting accounts. That’s the situation in our block of 24 flats. They send out the invoices late and then send demands and threats soon after.
I paid my fees and still they chased me with bullying tactics. I ignored them as I’d fully paid and it still resulted in a CCJ for an amount that wasn’t at all relevant.
Believe all the bad reviews and ignore the good ones.They are despicable, dishonest and not fit for purpose in any respect. Avoid

Raised a complaint against them. It’s been over 8 weeks and no response. They keep ignoring our emails. We’ve escalated this to the ombudsman. Please we do not need a generic response about emailing customer services. We just need the responsible person whom this has been passed on to, to get in contact with us. Thanks.
