Disorganized Company- Safety Risk

I’ve worked with Kings III for over a year now as an onsite property manager. They are incredibly unorganized and it is a safety issue for residents. Twice, we have updated our communication preferences to instruct them to call our on-call phone. They have not saved the updates, resulting in their life and safety messages to be left on our general voicemail line.

When residents were entrapped in the elevator tonight, Kings 3 left 5 separate voicemails on our general line, failing to follow emergency maintenance prompts. This action resulted in an extended entrapment, additional fees from our elevator company, reduced resident satisfaction, and an overall terrible experience.

When I called their office to request an email so we could log, in writing, that we have requested for our account to be updated twice, their operators refused to provide any email address on three occasions. In my opinion, they don’t want a paper trail so they can absolve themselves of liability when they fail to follow instructions.

I’m very disappointed that we have a contract with them and if I had the chance to go back in time, I would choose any other provider.

Poor service call delay

Health dept came for a mid summer inspection. Our phone was not working correctly. KingsIII could hear us but we could not hear them. This was 7/14 and was told they can send a repair person 8/2 So now the health dept ordered our pool closed and no one here at our complex is happy. This sort of service delay is not acceptable.
