Intimidating Tactics, Unjust Deductions and Zero Empathy — Avoid


Extremely poor and unprofessional experience with Loddon Properties. What should have been a straightforward deposit return process turned into weeks of unnecessary stress, intimidation and inadequate communication.
Firstly, the property was not handed to us in a particularly clean condition when we moved in, yet at the end of our tenancy we had the property professionally cleaned before vacating. Despite this, we were still charged £160 for an end of tenancy clean and told the property was "not left to the standard required under the tenancy agreement." This claim is simply untrue and deeply insulting given that we invested in a professional clean precisely to ensure the property was returned in good condition.
The proposed deductions were excessive and poorly justified. No supporting invoices or evidence were provided upfront — we had to specifically request them ourselves. When documents were finally shared, the repair was only an estimate rather than a completed invoice, and one of the charges related to a pre-existing issue that had been formally reported in writing at the very start of our tenancy with photographic evidence. They still attempted to charge us for it until we presented our own evidence, at which point it was quietly removed.
Throughout this process we encountered a deeply dismissive attitude from the team handling our case, who showed little empathy or willingness to engage with our concerns as tenants. Their conduct made an already stressful situation considerably worse.
After waiting almost a month with no meaningful progress or proactive communication, we had no choice but to formally request our deposit through the Deposit Protection Service simply to prompt action. We should never have been put in that position — we agreed to the fair deductions without dispute and simply wanted the matter resolved promptly.
Rather than facilitating a swift resolution, we were told that if we had any concerns we could go through DPS adjudication — a process taking up to 12 weeks. We strongly feel this was used as a deliberate tactic, knowing full well that we are currently in the middle of an international relocation and simply do not have the luxury of time. It felt like a threat rather than a genuine offer of resolution.
This entire ordeal caused us significant mental stress and anxiety at an already incredibly difficult time in our lives. The prolonged uncertainty, lack of transparency and dismissive attitude was completely unacceptable.
We sincerely hope the management at Loddon Properties takes this matter seriously and addresses the conduct of those involved urgently.
Future tenants — document absolutely everything in writing from day one and do not let them intimidate you.

My son has had the unfortunate…

My son has had the unfortunate experience of renting a flat through this company. He moved into this costly furnashed rental to find Fridge freezer not working and other items defective. Upon openening a pull out bed he found faeces encrusted sheets along with soiled female underwear. The Flat was found to be infested with bed bugs. This agents actions in dealing with this were incompetent beyond belief. My Son endured this for several months whilts they did the bear minimum, eventually through their utter incompetence this went on to the flat being flooded due to poor comunication with building manager loddons and pest control company my son has so much of his possions ruined and he we rendered homeless he was provided dalily on a adhoc basis a room for the night and eventually the tennacy was annulled. The director of the company despite assuring my son he would do the right thing did the bare minimum. I would live in a tent before using these agents. To summarise my son paid for a furnished flat that had no refigeration for a lengthy period, endured bed bugs for several months, rendered homeless and he is a profesional teacher the stress and harm this has caused him is beyond reason. We have photos of everything that he endured.. google thr director criminal record !! also the owner his mum does not respond to anything.

Amazing customer service

I’ve been renting from Loddon for the past two years now and have always had such a pleasant experience working with their team. Any queries they’re quick to respond and they always have great customer service! I’d highly recommend to anyone!

Perfect experience from start to…

Perfect experience from start to finish, Lyle and his team are literally life savers. After obtaining an injury rendering me useless to self manage Lyle stepped in at short notice and has managed the properties, dare I say it better than myself! All of the team are 100% trustworthy and I wouldn’t of dreamt about purchasing more property until I met Lyle who is actively looking for my next place!

Rental Portfolio Management

The team at Loddon Properties have been managing my portfolio for 10 years now. They have assisted me with the growth and development of my portfolio over the past decade. I can't recommend them more highly. From the portfolio analysis to the routine inspections it has been flawless.

STAY WELL CLEAR - Awful company

Awful company, very untrustworthy and they try to make additional money from where they can. Management do not call back to speak with customers and are probably hiding the Management also walk away when customers enter their premises.
staff not professionally dressed, and have a high staff turn over. The staff currently there do not communicate with each other and then the customers get blamed.
A toxic company and agent to deal with, stay well clear as you will be ripped off, and have money/property stolen from you.

I am totally unimpressed with the…

I am totally unimpressed with the service I received yesterday. Had a viewing booked for 3pm and not living in the area of Basingstoke we left at 2pm to make sure we were at the property on time, upon arrival the gates did not open as stated in an email I had received confirming our viewing , called the office to ask how to access property to be told that our viewing was cancelled!!!!! No one had called to notify me and I had no email supporting this , the young girl in the office told me they had taken my phone number down wrongly absolutely ridiculous as I had spoken numerous times. I finally found an email in junk that was sent late Friday night!!!! I certainly will not be going to view anything on with them again as potentially they might of lost a sale!!!!

Avoid this agency at all costs!!!

Avoid this agency at all costs. Customer service is the worst and each of their agents seems to have a chip on their shoulder. Management will try and assert their demands by phone and email, but will put staff who look like children to do the face-to-face. Even when handing over keys, they hide in the back office because they can't deal with anyone who questions their approach rightfully. As expected, at the time of returning deposits they will try their luck to waste more time on back and forth and made-up charges. The most unprofessional agency in the local area .. they will not be able to sustain their business long-term unless they address the in-house issues and whether you are a landlord or a tenant, avoid them and go elsewhere. Plenty better local agents to give your money to.

AVOID AT ALL COST! LIVE UNDER THE BRIDGE A BETTER SOLUTION

AVOID! Forced and bullied to accept to have my deposit deducted for a professional clean when the house was given to us absolutely dirty, with pet hairs, smell of urine, limescale all over the house and landlord belongings were on our property during the 4 years. The agency sold the house and got it sorted at our cost. This agency was the worse experience ever since the check in and up to the check out process; Need to go get private solicitors to get my money back and i am really concerned if we actually not going to be stollen the rest of the money. The most unprofessional team of agents ever seen and people that you cannot trust. Agency of cowboys

Awful Agent, AVOiD!!

Avoid this agent at all costs, it really isn’t even worth summarizing the amount of issues. Favoring landlords over those paying such high rents in current climate and an arrogant style of communication. Consumers need to stop buying into businesses who do not understand basic customer service!

Great property buying experience

I brought a property from Loddon Properties finally and the experience was so impressive. During the property chain, I underwent two times of difficulties. The first difficulty was that the chain had been broken down suddenly and the second difficulty was the seller’s solicitor was wind up 2 weeks before the date of completion. But the Sales Progressor, Jayne Gaskin updated me swiftly every times when she received messages from my seller and even keep sending an email on Sunday, which was not supposed to work. I definitely can’t complete the transaction smoothly without the help of her. She is the best Sales Progressor that I ever seen and I really appreciate all the efforts she put into my case.

I want to give 10 STARS, amazing and efficient

I bought a property through Loddon Properties and praise them very highly for every step of the way. Jayne Gaskin was the Sales Progressor and she was so efficient conversing with the solicitor and ensuring the sale moved with speed. I found the whole sale was easily achieved with their professionalism in acting for me, always friendly and courteous. Dawn Berends was extremely helpful. I would like to thank the entire team for helping us buy the property, a lot of effort was put in with our complex situation. If I could put 10 STARS I would, amazing Estate Agents, the best I have ever dealt with in 30 years of buying properties. Thank you for an excellent outcome.
