Warning to prospective tenants: Lucas Fox Valencia charged us agency fees that are explicitly illegal under Spain's 2023 LAU rental law reforms, which prohibit agencies from passing these costs to tenants. This alone cost us thousands of euros.

Separately, our landlord — introduced and managed through this agency — withheld our full €4,600 deposit beyond the 30-day legal deadline mandated by Article 36.4 of the LAU, with no itemized deduction list or receipts provided, as required by law. The apartment was left in immaculate condition, professionally cleaned, with photographic documentation.

We have engaged a property lawyer, a formal burofax demand has been issued, and legal proceedings are underway. Interest is accruing on the overdue deposit daily.

no matter how much you need an apartment, working with this agency is not worth it. Just walk away before you find yourself out nearly 7K euro like we are.

La agencia ofrece buenas fotos y vídeos y el equipo parece agradable, pero mi experiencia con la agente Sonsoles fue decepcionante. Nunca sabía en qué portales estaba publicada mi propiedad y tuve que pedir toda la información. Encontré errores en el anuncio (ubicación incorrecta), ausencia en portales mencionados y ninguna presencia en redes sociales.
Un comprador supuestamente interesado desapareció sin explicación. La única propuesta recibida fue un correo rápido con una captura de precios del barrio pidiendo bajar el precio, sin contacto previo ni explicación. En cinco meses no recibí informes, estrategia ni seguimiento. Llamadas sin respuesta y correos contestados semanas después. Falta de profesionalidad y de humildad.

nb: Recomiendo vigilar sus objetos de valor y, sobre todo, no dejar al agente solo en su apartamento para evitar sorpresas desagradables.

The agency produces good photos and videos and the team seems friendly, but my experience with the agent Sonsoles was disappointing. I never knew on which portals my property was listed and had to request every piece of information. I found errors in the listing (wrong location), missing posts on mentioned sites, and no use of social media.
A supposedly interested buyer vanished without explanation. The only “advice” I received was a quick email with a screenshot of neighborhood prices asking to lower the price, without any proper call or explanation. After five months, no reports, no strategy, no follow-up. Calls unanswered and emails replied to weeks later. Lack of professionalism and humility.

ps : I recommend keeping an eye on your valuables and, above all, not leaving the agent alone in your apartment to avoid any unpleasant surprises.

The reviews on here speak for themselves, quite low be honest. Just wanted to warn anyone looking at a property in Javea, re JAV62436, last time I had dealings with this guy the Hacienda and HMRC were seriously involved and he’s already knocked 80 grand off his price form 2025! Be careful!

TOTAL LACK OF TRANSPARENCY AND PROFESSIONALISM. Our experience with the Lucas Fox office in Sant Cugat del Vallès (Barcelona) was absolutely disastrous, and we feel completely deceived. Their management demonstrated a lack of professionalism and transparency that is unacceptable for a brand with their supposed reputation.

We signed a €6,500 reservation for a property, trusting their management. However, they withheld information from us that, had we known, we would never have signed the reservation.

Specifically, they did NOT inform us that:

The apartment had a prior purchase option registered in the Registry in favor of another person at a lower price.

The sale was conditional on the termination of a current rental agreement, something that depended on third parties.

This is not a simple oversight; it is a concealment of essential information that violates basic consumer rights.

After formally notifying our lawyer of the withdrawal within the established deadline, the Sant Cugat office refuses to return the €6,500 we handed over.

Their behavior is disgraceful and seriously damages the image of Lucas Fox. We advise anyone considering doing business with this franchise to exercise extreme caution. For our part, we are forced to pursue legal action.

The website keeps verifying me that I'm human and never giving me access to the website. I can only do it from my phone. Very frustrating. This only happens with Lucas Fox, I don't have these issues with others.

We were looking to buy a house in Sant Pere de Ribes near Sitges through Rachel of Lucas Fox and she did a fantastic job negotiating on behalf of her client but also really went out of her way to help both parties every step of the way. Its rare to meet such an experienced agent that puts so much effort into their job and who makes the process enjoyable - we were very impressed. The sale unfortunately did not go through (our fault) but Lucas Fox returned our deposit straight away - no problem.

Aaaaaand I'll just be another story about lucas fox trying to scam you by not giving back the 1% deposit on time. The only way I could get it back was to scream like a degenerate and get my lawyer involved.

We made an offer to buy a flat. As part of the process, we signed a reservation contract that stated our money would be returned within 30 days, if our offer was not accepted. When our offer was not accepted, we requested our money back. A week later, the agent messaged us to request our IBAN so they could send the money. 20 days later, they requested that we write an email requesting our money back. 10 days later, I asked if there was a hold up. I have been phoning, emailing, messaging and sending carrier pigeons every few days since, to deafening silence. In the meantime, they have our 3.5k euros. 53 days and counting. Not a single response from anyone at Lucas Fox.

We paid a deposit for a property in Castelldefels that we wanted to buy. The agent was rushing us, calling every two minutes. The deal didn't go through. We haven't been able to get our deposit back for two months. The agent doesn't answer messages or calls. The agency only promises to call back. We won't deal with them again. Irresponsible attitude towards clients.

They will try to scam you!
When trying to rent an apartment in Barcelona, they try to trick you into paying the agency fee, when by law all agency fees are to be paid by the landlord. It's illegal and a scam. Avoid them by all means!

I just sold my villa in Marbella through Lucas Fox Estepona.
They and specially Mick did a great job.
It was a quick and very professional process.
There was excellent feedback from start to finish. They could not have done a better job!

Had a great experience working with Ben Askham at Lucas Fox this spring. Found a stunning apartment in Valencia, just where we wanted to live. Apartment was even more beautiful than we imagined. Start to finish Ben generously offered his time and thoughtful advice. Would work with them again anytime.

Once you pay you’re forgotten. Then once you leave you don’t get your deposit back. Highest agency fees in Barcelona. Other than that they have nice apartments, so if you’re willing to pay without getting your money back then choose them

Tried to get accurate information from them to buy a house but they didn't understand the request and then refused to provide it. Very unhelpful and a total waste of time. Look for another agent for the same property.

Horrendous customer service from clueless employees.

Although the percentage payment fee is typical for Spanish real estate companies (and that in itself is another story!), you get nothing from them in terms of advice or help for the payment they 'take' from you - and I do literally mean take, as they get the buyer to bypass you as the seller and transfer the deposit directly to them and remove the payment!

Any documentation that is required for the sale is on your shoulders as the people we dealt with gave us the wrong information on where to obtain documents and we ended up chasing around unnecessarily for information and doing the work ourselves.

Instead of being treated as the client who is paying them an immense amount of money for doing nothing in return, you receive 'panicky', undermining and illiterate emails which are designed to pass any blame for their incompetence onto you.

Overall, if I could give this company zero stars - I would. I would recommend to anyone who wants to buy or sell a property in Spain - especially the Barcelona area, to stay well clear of this sham of a real estate agent (I can not believe the Spanish legal system allows them to be called a 'real estate agent' as nothing about this company is 'real')

Future buyers please be warned by Lucas fox Javea and Costa Select. Unfortunately they play nasty games ofcourse about money behind the back of clients. Afterwards we heard they had not a good name but unfortunately that’s afterwards. They’re working together and are not honest. Sorry to say in these horrible times with war etc that they only think of money and are doing untruthful business. Take care and watch twice.
