Exceeded all expectations

I was worried reading past reviews when our freeholders moved contracts with Montalt Management. Our previous property maintenance contract had been so poor. But Montalt have exceeded my expectations so far in every way, our development manager Graziano is very responsive and courteous, my phone calls to the company have been answered straight away and queries dealt with promptly by the appropriate department. I have a problem with damp and Graciano came out to investigate in good time. We met and agreed next steps. A contractor was dispatched within 2 weeks and missing gutters installed that week. I am so relieved to be able to speak to human beings and not online portals that don’t resolve my issues. I hope my dealings with Montalt continue how they have started and it’s good to know that not all players in this industry are just out to exploit the system but provide a good service

Harry always went beyond our expectations with his 5 star service

Montalt has been managing our property & development for over 10 years now and we are happy to say that we have never had any issues with them.

We would like to mention one person in particular that totally stands out, Harry Cholakundil.
Harry has been our main contact over these past 10 years, giving us a five star service with an abundance of professionalism and dedication, with issues that we might have brought to his attention.
His efficiency in sorting matters out are undeniable, and we can honestly say that Harry always went beyond our expectations, going out of his way in continuing the improvements within our development.
He’s always reachable and ready to answer any questions that we might have, and will always reply to our emails and phone messages.

It is very refreshing to come across people like Harry, who is extremely knowledgeable and who is always eager to help with a friendly and polite manner.

NOT TO BE TRUSTED!!

I'm sure this review shall have zero impact, since it just repeats all others... but this company are simply a terrible management agency,

I just wanted to pay my service charge after purchasing a flat in a small block they managed, I was told by Harry in similar words, 'I cant speak to you as the system hasn't been updated with your details... ' he talked over me and told me to contact someone else... proceeded to give me the incorrect email address... and refused to help or even speak to me on the topic.. very 'not my job' attitude.

Harry also admitted, they do not respond to emails on the advertised management email address...so had chose to ignore my past emails...brillant!

This is when asking to simply PAY my service charge... imagine if we had a problem with the building.

NOT TO BE TRUSTED!!

Thieves

Horrible company
They took my daughters scooter worth 80£ ask for 20£ in return.I have emailed them to arrange return as they offer .All of the sudden they said they couldn’t find it and it was never with them.So they literally stole it .If my belongings are not returned i will report them to police

The service in the past 3 or so years has been non existent, any request for repairs or even simple documents are impossible as Mr Parkinson
just IGNORES everyone and everything, the upshot being unbelievable stress for the lessees and a building that is slowly crumbling,

What an unprofessional and incompetent…

What an unprofessional and incompetent company who couldn't care less. After three years as managing agents, the leeses have been left with a mess that will take some time to correct. A complete lack of customer service skills meant virtually all correspondence was left unanswered by Michael Parkinson and none of the contracted services have worked properly since the outset. Avoid Montalt at all costs.

Would give zero if I could

Management company for my apartment for almost 3 years. Absolutely awful. Very rarely replied to emails, failed to fix issues. I could fill a spreadsheet of emails, faults I reported that were never acknowledged or fixed. Bad management led to errors resulting in lease owners having to pay extra costs. Thankfully Montalt “resigned” and we’ve now brought on a new management company who have already proved a million times better than them.

I am a portfolio landlord so deal with…

I am a portfolio landlord so deal with many different managing agents at various properties and must say that I find Montalt to be the best of all I’ve dealt with. Lisa manages our property; she has always been thorough and friendly, and there really is a human side and problems are addressed promptly, rather than with many other agents when it just feels you are leaving voicemails or sending emails into the ether in the hope you may get an ineffective response days later. Being a managing agent is a thankless task so I would take any negative reviews that get thrown around with a big pinch of salt; I would be happy if Montalt were the managing agent of all of my properties.

It is almost impossible to live in a…

It is almost impossible to live in a Montalt managed building. They are attempting to charge us thousands for work that has not been completed in a year or works that were messed up in the first place because they hired incompetent people and we have to pay for their works to be repaired. The stress levels I have felt because of their lack of communication, it honestly feels like they do not care and it takes months to sort anything and a thousand phone calls. we still have water damaged carpet all through our building after a year and things are literally falling apart. If you like a life with no stress, do not go to a building managed by Montalt.

Harassment is what I can describe about…

Harassment is what I can describe about Lisa Pearson and a man who accompanied her and/or she brings him along to just to threaten us by his presence. I am sure that they always come prepare to harassing me and my neighbours. Lisa snicked in the building today with her bodyguard and without ring our bell, shouted , told me to shut up and accused me of steal my own electricity. I am really scared of Lisa who for few years now has made my life hell.
In the past, when I tried to register my car, she made remarks that I only can describe as racist, as she told me “why I need a car?”
The block of flats there are no fire alarm safety, no fire sprinklers, smoking alarms, and yet, Lisa and her bodyguard invade my privacy to complaint about things that does not concerning them.
I am suffering from panic attack as a result of Lisa’s harassment. I have been targeted by her and she won’t stop! I hope that she will stop harass us and see us a human beings!

In response to the negative review posted on the 17th June 2022 we wish to address all points raised.

First and foremost, as managing agents it is Montalt Managements responsibility to ensure that the development is kept in a good state of repair and that all health and safety observations and recommendations are met at all times.

As the appointed managing agents for the communal parts of the development, one of our numerous duties is to carry out regular site inspections, part of which includes accessing all communal hallways, stairs and landings. On the date of the alleged dispute with the tenant the Property Manager Lisa Pearson was merely carrying out an inspection of the communal hallway, stairs and landings of the tenant’s block, together with the site caretaker, during which it was found that the tenant in question had left numerous personal items and effects on the stairs and landing leading up to her apartment, which is a serious breach of health & safety and fire risk regulations.

In addition, the tenant also had an extension lead plugged into the landlord’s electricity supply socket which was running into her apartment. As part of her duties, the Property Manager then began to take notes and photographs of all breaches witnessed, indeed the tenant in question has been notified on numerous occasions that it is not permitted to leave any personal items within the communal areas and these notifications have been continually ignored. At this point the Property Manager was then met with a tirade of verbal abuse and was also pushed off balance.

The Property Manager was merely carrying out her job and really should not be faced with this type of abuse for doing so, it is likely that the embarrassment of being caught on numerous occasions breaching health & safety regulations, and on this occasion using the landlord’s communal electricity supply, which can only be classed as theft, has resulted in this scathing and malicious review being written.

Do not use Montalt.

I would not recommend Montalt Management to anyone. As a property owner I can wholeheartedly say they do not care about your property and have zero knowledge of your building. Getting simple repairs done is near impossible (with staff being rude to you and palming you off) and therefore when major works are required Montalt do not have the understanding or capacity to plan or manage such works.

Montalt is a waste of money and add layers of stress to your life. Do yourself a favour and look elsewhere.

Highly inadvisable to buy or rent a property managed by Montalt Management

A few weeks ago someone buzzed my intercom wanting to enter the building to inspect the smoke ventilation system. I told him there wasn't one but he said he'd buzz everyone else so I said I'd meet him on the top floor. I thought he was just trying to con his way into the building but I found him and he agreed there wasn't one. This a minor example of Montalt Management's incompetence - sending a contractor to inspect something that does not exist.

A more concerning issue is a "statement of estimates" which appeared last week in the post. I was initially very puzzled by this as there's been no notice for any work recently, apart from a fiasco with our lift in 2020. I looked more closely and it's referring back to notifications in/around early 2018! I'm not sure what Montalt Management have been doing for the 3+ years since but this sort of delay is very typical. Apparently each leaseholder is going to be expected to pay around 7.5 thousand pounds for internal decoration, renewal of carpets and upgrades to communal lights. There's roughly one communal light per leaseholder...

Montalt Management keep our property in poor condition so I have no disagreement that some touch up work is needed and it's outrageous that they don't do this on a regular basis. In the past, I have documented this to prove that they do not conduct the regular property inspections that they are contracted to do. As for our carpets, they are grubby but not worn, they would benefit from a *clean*. I struggle to see how that could ever cost 7.5 thousand pounds per leaseholder. The last time they replaced our carpet, six months later it looked the same as the prior one - a wholly pointless and expensive exercise funded by the leaseholders.

I wrote to them recently to describe and show them the blistering paint in my flat and my neighbour's. They dismissed that concerning damage and clearly stated they were not going to do anything despite the position being indicative of water leaking into the cavities of the external walls. This has happened after they used 10 thousand pounds of my money to replace a non-leaking roof and that work happened to include work on the parapet walls...

I've lived in eight places in three countries over my lifetime. Oddly, the one with the poorest property management is the only one I've ever owned. This is the joy of Montalt Management. In my opinion, it would be wise to avoid purchasing properties or entering long-term rental contracts for properties managed by this atrocious company.

Over the last 6 to 10 years this…

Over the last 6 to 10 years this management company has been looking after flats on bow common name is Aaron terrace there have been numerous incidences where we have had to contact the management company in order to deal with things around these flats I have found them to be close to incompetent most of the time people failed to pass on messages failed to ring you back failed to actually deal with anything that needs doing with any sense of urgency whatsoever in the recent last two weeks we have had a major leak in the ceiling of one of these these flats in flat number three Psalm Terrace we have contacted the management company at least 14 times have been promised that in fact someone would go round to look at the situation but nobody has the damaged it’s now been incurred inside of the flat will need to be

As a managing agent it can be…

As a managing agent it can be frustrating to speaking to block management who are not cooperative or helpful with repairs.

However i must say Kenan has helped resolve 2 queries for a flat managed by ourselves without any added stress.

Great customer service skills and very responsive with updates.
