Ocean Estate Agents have been selling Bristol and North Somerset homes of all shapes and sizes – large and small, grand ¬and modest, smart and not so smart… for all kinds of people since 1984. Founder Paul Harris started the business over 40 years ago with Ocean Bishopston on Gloucester Road, and there are now 12 local offices across the city including one in Portishead and Weston super Mare. Their ethos is very much ‘people before property’, with the emphasis on looking after the individuals and families buying or selling their homes, to make what is often a challenging experience, as worry-free as possible. Ocean’s teams, reflect the culturally rich communities of this wonderful city, spanning a diverse mix of ages and backgrounds from across Bristol. It is also very much a family business. Many of the team have grown up and started their own families whilst working for Ocean – they even have some second generation ‘Oceaners’ now working for the company.

Ocean Estate Agents (Downend) and…

Ocean Estate Agents (Downend) and Solicitors (Bradley Stoke) were both excellent regarding my recent house purchase. From start to finish I was kept fully informed and everything went smoothly. Lovely teams to liaise with and I recommend them if you are thinking of buying a house using their services.

Lost out on a significant amount of…

Lost out on a significant amount of money as the solicitors did not put through mortgage payment redemption in time. It's a shame that you have to constantly chase them to do what seems to be everyday parts of their role. Getting information from them is like extracting blood from a stone. If you're happy to email them every day then you should go with these guys as they did give us a decent rate in comparison. You get what you pay for.

Slap-dash sale

Managed to complete the purchase within the planned time frame, but this was with us being first time buyers with no chain on either side of the purchase.

Ocean estate agents really pushed for us to use ocean solicitors as a way to expedite the process as they could hand documents between themselves, but in reality communication both within ocean and to us (especially with the solicitors) was really disappointing, considering we were recommended to use them and were paying a premium because of it.

The solicitors were hard to get hold of and unsupportive of our queries unless it suited their timeline and were very clearly reluctant to explain and explore any uncertainties we had as first time buyers. This was made worse by the fact some of our assumptions of the property were incorrect ever since the initial viewing due to what was claimed by the estate agent.

The last comment is on the frustrating portal everything has to go through, it is really difficult to track updates and see progress, and there was a moment when Ocean had left it a week before asking why something wasnt signed in the portal. I would recommend Ocean solicitors to use direct communication more rather than relying on a portal like this which many might find confusing to use for everything.

All in all, while we don't have much experience with other solicitors and estate agents, I would encourage others to do research and not trust all the claims and recommendations made by the estate agents, and that if you do need anything checked by the solicitors know it will be the last thing they reluctantly do all while urgently pushing for you to complete.

Whilst the use of Ocean Property Lawyers can certainly streamline communications with Ocean Estate Agents, it is important to note that the conveyancers are acting solely for their clients – you. Direct communication is crucial. Your comments in this regard are therefore of particular concern, a Director will be reviewing your case file to ensure the team learn from this.

Our portal which is still under development, should have provided updates and insight, as well as reassurance. We are sorry this was not the case in this instance.

There was no chain as you say, however, 8 weeks from draft contracts to exchange is extremely quick by today’s average time frames of 40 weeks. This may explain some of the urgency at times. We are happy to have been able to meet your planned time frames.

Ocean were great from start to finish

Ocean were great from start to finish. I chose Ocean to sell my property as I had previously bought the property from them and am very pleased with the decision. The communication and support was great from Lawrence and the team, and we were able to complete on the sale within 8 weeks of listing it. Special thanks to Lisa who was my move manager and ensured I was always kept up to date as the sale progressed. Would highly recommend!

Overall good.

Elizabeth was great at communicating progression. I never met her but her emails were efficient and prompt.
Viewings..A little more respect of the house would be appreciated, footprints etc. Admittedly the property was empty and needed an overhaul but it was an emotional attachment and home.
Overall a good outcome, and would use again if needed.

5* Joseph and Molly

The 2 agents who showed our home were wonderful! Joseph and Molly - I rate them very highly. Friendly, approachable, reliable and upbeat (even after months of showing our home).

There was a misunderstanding originally with Ocean regarding the commission percentage as I had obtain their details from an online portal which meant there was an extra fee involved (GetAgent beware!).

I also queried the advice given when it came time to reduce our price - the advice was to reduce the price in £50k increments, but we reduced it by £25k once and that seemed to do the trick.

Ocean's legal team were very efficient.

A fantastic experience

The whole experience with Ocean was fantastic from start to finish.

In fact, the process started 4 years ago when I needed a valuation for divorce purposes. I had a chat with Stefano and explained my situation. He was really helpful and arranged for Lawrence to visit. (Ocean were the only agent that wanted to visit as I had explained that I had no plans to sell imminently). Lawrence came round and provided a written valuation straight away, of which I was very grateful.

When circumstances prompted the need to sell last summer, I called upon Stefano and Lawrence again, who gave me an honest appraisal and some good advice on preparing the property to go to market.

Ash took some amazing photos, and Lawrence marketed the property at exactly the right price, meaning I had 10 viewings lined up in one day. Joseph carried out the viewings, introduced himself first and obtained 4 offers, giving me the option to chose the best buyer.

Lisa progressed the sale and kept me informed at all times, chasing where necessary (particularly as the solicitors at the top of the chain were somewhat slow).

I also instructed Ocean Property Lawyers, Livia in particular was excellent - so helpful and friendly, dealing mainly via email which suited me perfectly.

I cannot recommend Ocean highly enough (and have already done so, several times).

I had an excellent experience with Ocean. Lawrence's professionalism and attention to detail was outstanding. They guided me seamlessly through the entire process, ensuring a smooth and stress free transaction. I highly recommend their services for anyone seeking a reliable and dedicated estate agent. A very disappointing experience with…

A very disappointing house selling experience with Ocean from start to finish.
After the intial visit and valuation (way too high and unrealistic)
There followed a catalogue of errors and misinformation. The so called sellers 'dashboard' didn't work properly and the fact that it wasn't updated made matters even worse.
There was a total lack of communication unless we pestered the agents constantly.
Ocean property lawyers that were acting for our buyers appeared to be obstructive and inept, which delayed the whole process considerably.
They say that selling and buying a house is one of the most stressful things that can happen in your life. Well Ocean managed to make it even more stressful!
I would NOT recommend them to anyone.

Oceans reply does make some valid points.
But I didn't wish to go into a detailed summary of all the things that didn't go well during the selling process of our house in my review as it would take far too long.
Yes the sale went through in an 'average' timescale but I maintain that was only because of our efforts rather than Oceans.

We would like to emphasise that a contract exchange within 9 weeks is well within the average time frame, in the current market. Unfortunately, daily calls to the office for updates will inevitably create unrealistic expectations; many legal and transactional processes require professional attention and may not be completed within the 24-hour time frame you desire.

The buyer’s appointment of their solicitor was also well within standard time frames, the time taken was due to AML – anti-money laundering checks and their initial funds to clear only.

We note that there was a delay in the draft contract being released by your chosen solicitor, which prevented the buyer’s lawyer from beginning to progress the case. Their initial preference to handle the case via paper documents only and not email unfortunately also extended this time frame.

Regarding the buyer's lawyer, we assure you that Ocean Property Lawyers are diligent in preventing any conflicts of interest and would immediately cease to act if one were to arise. We understand that as a seller, you may feel that the buyer’s lawyer is raising potential issues. However, this is because they need to act independently and in the best interest of their client, the buyer, as you would expect your lawyer to do. This does not impact the estate agents who are acting in your best interest, as the seller.

The buyer’s lawyer made standard enquiries and whilst a seller may not ‘like’ such questions, it is necessary for them to address any legal issues, or concerns raised by their own client. Regarding your comment about the sellers’ dashboard, not being updated, we apologise if this was the case for you. Following a review of sample current files this morning, this shows that all updates and milestones are displayed appropriately but we take your feedback on board so that we can ensure this is not the case. You also received personal updates from your Move Manager, which are promptly provided as required to all clients to ensure efficiency for both the team and all clients.

The significant savings following a poor survey of the property and the buyer’s subsequent attempt to renegotiate the purchase price demonstrates that the team acted in the best interest of their clients, as we would expect.

We regret you were not happy with the service you received on this occasion, and we wish you all the very best for the future.

We weren't particulary impressed

We weren't particulary impressed with the service overall, although I cannot say whether any other agents would have performed better. We felt they had overvalued the property to start with. During the sale process, communication improved only after we had complained several times about the lack of contact and failure to update progress online. More importantly, we also felt there was a conflict of interest as the buyers were using Ocean's in-house solicitors, who caused considerable problems and delays; at times it seemed to us that Ocean were acting more on behalf of the buyers than for us as vendors.

Probate sale

We used both Ocean Estate Agents and Ocean Property Lawyers in Downend for a probate sale. They were professional, compassionate and their communication was first class. Any questions were answered immediately. Gemma and her team from Ocean Property Lawyers guided us calmly through the sale process and all went smoothly. From instruction to completion was first class. A huge thank you to Joe, Joseph, Liz and Lisa and of course Gemma, Lucy and Jessica.
