I am extremely disappointed with my experience.
For months I have been reporting problems with the only toilet in my property. Plumber after plumber has attended and advised that the toilet and surrounding wood need replacing, yet the issue remains unresolved. When I call for updates, I am often told there is no record of previous visits or repairs, meaning I have to explain everything again from the beginning.
The toilet leaks from the bottom when flushed and causes unpleasant smells. Water also leaks at times, and the condition of the toilet appears to be deteriorating. I am genuinely concerned that if this is left much longer without proper repair or replacement, it could fail completely. There have also been occasions where water has backed up through the bath, which is distressing and unhygienic.
I am caring for two disabled children and a baby, and this is the only toilet in the property. The thought of it becoming unusable is extremely worrying.
As residents, we pay service charges and expect repairs and maintenance issues to be dealt with within a reasonable timeframe. It is extremely frustrating to continue experiencing unresolved problems for months while having to repeatedly chase updates.
I also feel sorry for elderly residents, people with disabilities, and parents caring for disabled children who may be facing similar experiences. Residents deserve better communication, proper record keeping, and repairs being completed within a reasonable timeframe rather than having to repeatedly chase the same issues.

Started 2022 and we still live in this hell. Mold. Staff that refuse to act. Cleaners that steal parcels. Workmen that would rather pass work around than just do a good job. The whole experience is hellish, and it has drained the life out of myself and all my neighbours. Peabody are awful and to be honest, they need shutting down. The whole company is flawed.

Been waiting on a service charge pack to sell my home for nearly 2 months. Tried emailing but no response and whenever I call I'm on hold for 2 hours and give up. Awful customer service and unacceptable timelines.

They need to be more supportive with there tenants that are received long time years of an abusive neighbour! Phoning making vicious false report to police, fire brigade, ambulance, social care! And every other service going! Stop being on side of perpetrator rather than the victim, you need to listen to the victims receiving false allegations of a vicious nature and they have criminal records for prior abuse and been to prison, but straight of the bat, they believe the perpetrator playing right into there hands, and committing abuse right left and center, rehome the victims elsewhere for there safety, by playing into the hands of abuser you are giving them the power to carry in for years committing abuse and false allegations to another Tennant, thus alienating the Tennant they are making false allegations against, leaving them open to more severe abuse, leaving a young woman vulnerable because you don’t listen to the correct Tennant!

Total lack of communication and poor management of contractors. The company seems incapable of basic management and admin tasks with regards to repairs and related communication. Answers from staff are either not provided, wrong, generic.

Edit.... finally after plaguing them with daily emails and calls an actual building contractor came last night. Took less than half an hour to trace the leak and put a temporary fix. They started the full works this morning. I still have a fight on my hands as I've been told they will not replace my kitchen as it was installed by me. No kitchen at all when I moved in, just a sink. I put it in 40 uears ago. Let's see how that goes.....
Theres leak on the top floor of my block which has been going, probably unreported by the tenant, for months. The middle floor flat is also affected and thursday night her ceiling fell down. She is now in a hotel with her family. But on the ground floor I get all the water. My kitchen is destroyed. A temporary fix was done thursday night but if anything there is more water coming into my home. I suspect the fix has failed or there is more than one leak.
5 Contractors have come and said wow that's a big job! Taken photos and left. Other than that nobody has come to see the situation. In 2024 I had a leak which they left running from Feb 12 to may 21. Only got fixed when I got a solicitor. Peabody a r e rubbish and the way they manage serious repairs is practically criminal.

On visiting some older friends on Block E Peabody Estate, Abbey Orchard Street SW1, I found the lift was out of order. Not unusual, however, when they told me it has been out of order since October 2025 I was appalled. This block I am told is full of elderly people and there are also people with very young babies in prams. How can a Social Landlord allow their tenants to be trudging up stairs since October 2025. Some I believe cant go out and some only go out once a week and doing shopping must be horrendous for the elderly. Its seems Peabody has not given its vulnerable tenants any thought whatsoever or contacted their older tenants to even see how they are coping or offer some solutions. Appalling service.

Can’t sleep in Peabody home as drug dealing couple leave their 13 year old house wife to look after their 8 year old and 3 year old toddler.
Dancing the night away until 3 am making noise then dragging the children to school late is nothing new . Crime pays as she owns a Mercedes and an suv . Just back fresh from 4 weeks on an island thanks to Peabodys rent money!. Who says crime don’t pay ?!!.

My mum’s flat has had a ceiling leak for decades and nobody from the maintenance crew has ever found the source of this leak. My mum is 93, she doesn’t need this bad situation!

I appreciate the prompt response from Peabody regarding my suggestions about the speed bumps in the BedZED area.
Although the improvements have not yet been carried out, I was pleased to be contacted and informed that action will be taken soon. It is reassuring to know that concerns about the safety and comfort of elderly residents, children, and pets are being considered.

Have now started legal proceedings against peabody as they are totally and utterly not fit for purpose.

Our new Housing manager is literally harassing us to the point of ending up in the ER but Peabody don't care.
And when we report it to a higher up they have the same housing manager who is doing the harassing 'handle' it.
Yeah yeah peabody with your automated trustpilot responses, what is the number and extension residents should contact for an employee harassing us which your higher ups know is threatning us?

Who exactly? Don't tell me some generic complaints department, this goes beyond a mere complaint what your employee is doing to my family this is criminal.
This organisation is only filled with monsters, there's not a single one with a conscience in there its terrifying.

Extremely disappointing experience with Peabody.
Their website often doesn't work, making it difficult to even log a complaint. Building managers seem to change constantly, so issues never get resolved and you're forced to start from scratch every time.
Reports of serious antisocial behaviour appear to go nowhere, leaving affected neighbours to deal with the consequences. If you're not a Peabody resident but are suffering because of the actions of one/some of their tenants, don't expect much support – they seem quick to wash their hands of the problem.
There also appears to be a lack of scrutiny and accountability in some of their tenants (benefit fraud), which only adds to the frustration of those affected by ongoing issues.
Poor communication, lack of accountability, and an ineffective complaints process.
