At the end of March 2025, Peabody generated £805 million pounds in revenue from social housing rents or 77 percent of their overall revenue and yet Peabody still hasn't worked out how to design, operate and manage a Responsive Repair and Maintenance Service which works with residents rather than against them.
Gilmartins, Wates and Axis systematically conspire to blame residents for any service failures, routinely changing appointments and falsely claiming that "No Access Was Provided", even if you are fortunate enough to be able to secure a repair, the standard of work is often poor and does not solve the problem.
Peabody seems to think that we are only here to pay our rent on time and will regularly harass residents with phone calls and letters but they themselves fail to uphold their responsibilities as a landlord, which is to repair and maintain our homes in a timely manner and not to allow our homes to fall into disrepair.
I have never received a letter informing me that it is that time of year again, to clear the guttering on my house of the leaves and other debris, to maintain the drains, boundary walls and fencing or the fixtures and fittings which as the landlord Peabody is responsible for. In fact, Peabody don't appear to have a Maintenance Service.
Gas and Electricity safety checks are the only maintenance Peabody seems concerned with because when I asked them to come round and maintain the drains and sewage system, I was told that this wasn't considered as a repair and basically I would have to wait until the sewer backs up again and filth had burst all over my patio area.
Repairs that I initially reported in August 2025, are still outstanding and I have been sent on a merry-go-round of failed appointments, repair reports mysteriously vanishing from My Peabody and months wasted negotiating Peabody's shambolic, condescending, gaslighting complaints process, with deadlines ignored or changed to distort their incompetence and indifference.
Nice and pleasant staff but that seems performative as they consistently ignore concerns and requests.

Rubbish was at bingo shute for over several days..! Not only causing smell in hallways but also attracting unwanted vermon...Now nobody is able to use intercom systems as yet again people whom might live in this block are breaking it along with the door..This is a continuous thing with Door..Enter systems and Rubbish shute..There are cameras in and around this building..! Why are these people not being removed or charged with distucting the property..?? I'm a disabled person and find it hard to feel safe when these issues are happening..Yet all that seems to happen is a repair is put in place (In several days..Sometimes weeks)..Find it truly unacceptable and you increase charges...!

Terrible, endless issues with the lift - never fixed and technically until done so, many residents are housbound even thought this has been ongoing for weeks! Deserve no stars, unfortunately not possible

Recently, Peabody conducted an emergency repair campaign in our area. I visited an office where this kind lady, named Sarah Webster, provided clear, accurate, and timely information, making it much easier to understand the neighbourhood, amenities, and community guidelines. She was also extremely helpful and responsive whenever I had questions about the house and the community.

There was no category under "contact" on the website that matched my enquiry but I used the category "suggestions" and was pleased to get a response. I didn't think the response was satisfactory (told there is no timeframe for work on the roof but scaffolding is erected. No acknowledgement of my flat being dark because of this). I tried to reply but the response was non -repliable. There seems no effective way of contacting Peabody with a query, especially if you are a shared owner.

Dealing with Peabody has been one of the most frustrating customer service experiences I have ever had.
The biggest problem isn’t even the issues themselves—it’s the attitude. Time and time again, I have contacted Peabody looking for answers and have been met with interruptions, dismissive responses, and a complete lack of interest in helping. Instead of listening to customers, some staff seem determined to get them off the phone as quickly as possible.
Trying to get a straight answer is almost impossible. I have repeatedly been given conflicting information depending on who I speak to. One person says one thing, another says something completely different, and somehow the customer is left to untangle the mess.
The level of communication is shockingly poor. Simple questions turn into endless chasing, repeated phone calls, and being passed from one person to another without any clear resolution. It often feels as though nobody takes ownership of a problem and nobody is accountable when incorrect information is provided.
What I found most disappointing was the complete lack of basic courtesy. Customers should not have to argue just to be heard. They should not be interrupted, talked over, or made to feel like they are wasting someone’s time for asking reasonable questions.
For an organisation responsible for managing people’s homes, the standard of customer service I have experienced has been unacceptable. There appears to be a culture where getting rid of enquiries is more important than actually resolving them.
I rarely leave negative reviews, but after months of poor communication, contradictory information, and being treated with a lack of respect, I felt compelled to warn others.
If you value professionalism, accountability, and being treated like a human being, prepare to be disappointed.

Terrible organisation.
They say what they think you want to hear and don't take any action to follow it up.
They have been charging us for services we don't actually receive. They are aware of this but haven't reimbursed residents. This has been a couple of years now. They don't clean the block. Some repairs seem to take forever. If I could give zero stars instead of one, I would. Avoid them like the plague if you can.

I was a whole month without heating during winter, just to have a boiler replaced. Everything takes too long. The gardening for the estate was appalling during the Chelsea Flower show. The estate is frontline to the show. Thousands of people walked past, I was embarrassed for all the dead plants.

Never helpful, no one takes responsibility. Nothing gets solved. Difficult to contact and find the right point of contact. Only passing the ball and make things complicated.
Peabody very bad customer service nothing to do and their third party company called wates also rude bad customer service when they send someone to fixing any problems just looking and saying hard work we will come back and they stay in their car one hour or more to loose their time and gone two weeks I was without water they said it's not emergency water not important and I have big leak from 15th of May to 27th May last Affinity Water they do the job thanks Affinity.
