I have recently completed exchanges on two property deals through Property Hub. Their service is exceptional, showcasing their expertise in the real estate field. While emphasising the importance of thorough personal research and due diligence, I've found that the properties they recommend are meticulously vetted and selected with their clients' best interests in mind. These properties are not only of high quality but are also situated in areas showing promising capital growth.
From the beginning to the end of the process, Property Hub ensures seamless oversight and management. Their communication is consistently prompt, offering advice that is both respected and valuable. Additionally, I thoroughly enjoy their podcast, where both Robs display engaging and insightful personalities.
The support from both the Property Hub Care Team and the Portfolio Managers is outstanding. My Portfolio Manager, Oli, has been particularly fantastic, demonstrating profound knowledge and expertise. I thoroughly enjoy my ongoing engagement.
Part-way through my first property, so I shall follow this up after everything goes through. Although my general experience with PH staff has been positive, there is a particular member of the team that I've worked closely with and so it's worth writing a review for them alone.
If you ever have the fortune of working with Jawaad, know that you're in good hands. As aforementioned this is my first time doing all of this, so I wanted to get into the nitty gritty of contracts, all the survey reports (if you've never done them before then good luck - and clear your schedule), mortgages and every separate stage of the legal process. I would flood this guys inbox with walls of genuinely difficult questions, yet he responds swiftly with cutting answers. I'm convinced he's some AI bot that PH are trialling out - but either way I win.
In particular, he's been an absolute Godsend during critical points of my journey (as I've been having some legal hold-ups, which required him to work against the clock and chase the developer on my behalf).
He goes above and beyond, answering any random question you have, and clearly cares about the clients, (I'm sure he'd even give you the time of day if you asked him). It's always a pleasure to see any one person shine in an organisation - and you always remember it when you do.
Give that man a raise, or top up his oil - either one.
UPDATE (Dec 2023): Property is now complete, and the same service has been offered throughout. Continued aftercare, and some fierce fighting on my behalf to waive some fees that weren't my fault - all thanks to the same guy.
On reflection I'm glad I went with PH because the whole process is daunting, complicated and there's always something new to annoy/ inconvenience you. It was stressful enough as is, but it would have been much worse without their support. I can't sing Jawaad's praises enough, and hope to work with him on all my future investments.
I've been strung along by this company for years on an investment that's fallen through now. Maybe I'll get some of the deposit back eventually but that's just part of the money that was outlaid. The loss that hurts the most is the £5k paid to Property Hub themselves. That's a lot of money to pay a middle man so you'd assume for that you'd get a good service and good advice but I can't say that was the case. It really feels like I was at best neglected and at worst mislead by Property Hub. I'd really like to see Property Hub accept some responsibility for how things turned out and offer to refund their fee.

Well you guessed it. I too got lured into buying into the Eclipse development with the fake hefty discount they advertised back then.
Turns out there was no real discount and more importantly no property to ever be built here.
I am fighting them hard to refund my £5.5k sourcing fee which they elegantly avoid talking about yet want to sell me another non existing property in Birmingham. NO THANKS!
I am determined to take them to court should they fail to do so and have them pay it all back and some to cover the expenses, time but more importantly the stress they caused to my family over 3 years.
No one deserves to treat honest hard working people like that. If you think of handing over any of your money to them. Think again

I'm one of the disappointed investors in Eclipse project in Liverpool. After encouraged to extend the long stop time after time, and 4 years after investment, now we were informed that this project will not be completed (not even started). Following the podcast and based on the Robs professional in due diligence, it looks like we made a big mistake. So disappointed. Would not recommended anyone else

ABSOLUTLY HORRENDOUS!
I like many others on this thread got duped and lied to by the Property Hub Team. I really really hoped that finally there was a morally decent company in the property sector, but no!
After expressing my interest to invest in a property in Liverpool, I was guided towards the Eclipse development in the Baltic Triangle. After the £5k finders fee was paid they basically send you the odd email with extremely vague and promising excuses as to why the build was no where near on time. I actually went to the location of the site and saw for myself that there wasn't going to be anything happening there anytime soon.
Cut a long story short, I have probably had upwards of 100 phone calls to the Property Hub 'Invest' phoneline in the past year - which have never been answered - not one!
I have emailed asking for updates - They never respond.
I have now in the past week ramped up my efforts and have contacted PLS Solicitors who were the ones who were dealing with my case when I purchased it.
I have now received an email this week from PH saying in a nutshell "Ridgemere the developer has liquidated, there is no build, and you will get you money back" - To switch I am very sceptical.
Anyone else in the same situation who recently received this email this week?

I completely concur with the last reviewer. I too invested in the Liverpool, Baltic Triangle development in early 2019 via Property Hub Invest (PHI) and at the time felt lucky to have got in, particularly when the Portfolio Manager was telling me how the deal was so good that a few of the PHI team had got in also, including himself.
There is such a stark difference between the quality of communication before I paid my £5k sourcing fee, and after. I feel that once they have got you to pay them their cut, they aren't interested in you anymore as are probably only focused on moving onto the next targets.
Over 4 years later and essentially zero progress has been made. Not even funding. The "update" emails from PHI have been few and far between during this entire time, not that it even matters much as any information contained within them has always proven to be false.
I believe their customer service team essentially have a list of scripted excuses and responses along the lines of, "don't worry, they are just dotting the i's and crossing the t's on all the legals but we are due to start in the next week or two so just be patient. Plus in the meantime have a look at an article on how much prices in Liverpool have increased." It's actually farcical. They at least used to respond to emails asking for updates. They don't anymore. Just ignore you. Ironic really as they love to warn people on their podcast about the property sharks out there promising things that are too good to be true.
I'd urge anyone thinking of investing with them to look a little deeper into their reviews. Positive ones are almost always from people who love their podcast, or who are so excited after having their 'free' strategy meeting.
I admit their podcast is good, or at least it used to be before it became just an endless plug for their various businesses. Look into the negative ones though and they are from people who have actually used the services of one of the Robs' businesses (invest or lets). Any discussions that are posted on the Property Hub forum between people who have had negative experiences with PH end up getting removed because they 'break forum rules.' You are told that if you have a problem, speak to the Property Hub Care team... who when you try to speak to them, don't respond to you. Does this sound like the goings on of a reputable company?
I firmly believe that what the Robs have done is create an ultra slick marketing machine largely through their podcast and have then gone on to bite off massively more than they can chew with their various businesses of which they are either incapable of running successfully in the long term or just don't care. Rather than spending so much of their time creating content for their podcast and their channel and their socials, plus their new ventures and books, what they should be doing is putting the time in to fix the various problems their businesses have. Unfortunately though I don't believe they have any interest in doing that.
And then on top of everything else they decide they want and are qualified to create their own REIT in the form of the Portfolio app and the reviews that are starting to surface online about that make for grim reading, particularly for the early investors. I cannot see that ultimately turning out well for anyone other than the Robs themselves and would not be surprised if in 5 years time, there is a very different public opinion of them.
In summary this has been a financial disaster for me and nothing but stress which has been exacerbated by the misinformation and complete indifference from the Property Hub team.

You can make up your own mind as to whether or not you think Property Hub should be trusted with your hard earned cash. We invested in the Liverpool Baltic Triangle development back in 2019 as our very first investment with Property Hub. We are currently still roughly £35k out of pocket and literally no closer in owning the 2 flats we purchased. I will post the exact timeline below, these are just cold hard facts. The only blessing is the deposits are still with a solicitor so we should get that back in 2026 when the new long stop date will no doubt be hit.
Ignoring all the delays since 2019 which were blamed on Covid, even though other building projects all resumed and completed during that time, this is the timeline of events.
11 Feb 2022 Developer posts on socials saying work is beginning and cabins are on site (their last post)
9 Apr 2022 Property Hub actively encourages investors to sign up to the new long stop date after previous one expired.
26 Aug 2022 Promised date developer would be receiving funds
7 Sep 2022 Property Hub send update saying funds to be release in 1-2 weeks (this is the last update Property Hub has sent to all investors)
10 Oct 2022 We email Property Hub asking for an update, they respond saying awaiting paperwork
21 Nov 2022 We email Property Hub asking for an update - they reply saying no update
17 Dec 2022 We email Property Hub asking for an update, they respond saying developer is still "committed" and hoping for funds to be release in mid-Jan
24 Jan 2023 We email Property Hub asking for an update, they respond saying hopefully funds coming end of Jan now!
25 Mar 2023 We email Property Hub asking for an update, they reply saying 7-10 bank days hopefully!
14 Apr 2023 You get the idea now, we email Property Hub asking for an update and a phone call, they apologise, there has been progress, funds in final stages of clearance!! Updates in the coming days! Finally! They offer a call but in the end we decline because funds are on their way!!
1 May 2023 No updates :( We email asking for an update, funds are due to clear with developer this week! They've had confirmation the week before it was 5 working days.
19 May 2023 STILL NOTHING! We ask for update, they are waiting for an update from the developer
2 June 2023 No new updates, we haved emailed twice asking for a call to discuss...no reply....
12 June 2023 Reached out to Rob Bence, Rob Dix and Zoe Jackson (from the developer Ridgemere), none of them have responded
Since 7 Sep 2022, Property Hub has not proactively contacted any investors giving any sort of update on the issues being hit. I would expect at the very least this is what the £5k finders fee would get you. It seems they have taken that money and run!
Really enjoyed the webinar, plenty of good information which has been articulated well, i have a long way to go but i'm sure keeping upto date with the property hub will put me in the right direction in the future.
I've purchased three properties through PH now and the care team, in particular Jawaad so a great job of guiding you through the process. It takes a lot of stress out of investing and I plan to go a lot more of my portfolio growth with PH
Let me start by saying it is rare I give reviews, however as the advice and support is helping to shape/change my life (for the better) I wanted to inform as many people as possible to the HUGELY beneficially tools on offer from the 'Rob's'. My journey started with reading Rob Dix book (& listening to the audio!) The Complete Guide To Property Management. This fuelled a passion (Property Development) which had started with my Parents and I have held (pushed down) for years and years. From here, on my quest of self development I have followed this up by completing the University learning courses, watching Rob & Rob on You Tube, listening to the Pod casts and most recently speaking with Steve Pyke (above and beyond helpful!) from the Property Hub. I started this by saying the insights have changed/shaped my life, this is no exaggeration... I now feel I have enough insights and confidence to strike out. Recently had a Strategy Call with Steve Pyke from Property Hub. He was extremely informative, pleasant and knowledgable. I gained a lot from the conversation and he's given me the confidence to continue my property journey.
Recently restarted my property journey after coming to a halt in 2013 after purchasing 2 house
No money left no experience or education, if only I found this podcast way back then when these guys first started broadcasting, who knows where I’d be now. But today is the now and the future us looking bright, after listening ti these guys for the past 18 months and going right back through all their back catalogue, I’ve started my own property investment business, property maintenance and repairs business and bought and in the middle of refurbishing 2 houses and looking at refinancing and keeping going.
Yesterday I reached out to the Property hub team for advice on investing in Nottingham and was contacted by Team member Steve, his advice and information was invaluable, just going to show what Experts Rob n Rob strand also the team they have built around them.
Can’t praise these guys enough

We have always followed Rob and Rob through their podcast as always seem so authentic and offer really good advice. In 2019, we took the plunge and got their service to find an off plan property, since then all we've had is lies and lies about the flats that are supposedly being built. We don't mind if things are delayed or if there are problems, as long as we get told the truth, but we have been fed so many lies and empty promises about this, we're beginning to think this is a total scam and there were never any plans. Meanwhile they have taken our finders fee which is non-refundable (even when the property hasn't even been built!!), and now we're stuck not knowing whether to pull our deposit or not (if we can even get our deposit back). Terrible service and communication, and deceitful business. Don't trust them.
A genuine attempt to education you for free. no hard sell like every other property webinar you join. Look on the website because what these guys do for free is pretty mad.
I recently invested in an off-plan project in Liverpool through Property Hub and have been extremely disappointed with their communication and service. The development has been delayed multiple times with excuses about funding and the company has provided little brief updates on the progress. The developer even went as far as to provide a video update claiming they had ordered materials in the background, yet the development still has not started. They now say they are still waiting on funding. I activated the contractual long stop in order to get my deposit back, but the final date has already passed and I have yet to receive any information on when or if I will receive my deposit back. I would not recommend this company to anyone looking to invest in a property development. Stay away they are not in it for you. Once they get there finder fee they say they can’t do much as its in the developers hands. Yet they meet with the developer to make the deals easy enough. I bet I’m not the only one who’s been disappointed on this Liverpool development.
Don’t fall for their emotional tricks as they try to make you feel like you will miss out on the deals as they have limited stock and pay the finder fee to lock in the deal. The finder fee is not refundable. Stay away!
The Property Hub boys know what there talking about. When you're listening to facts and figures it's difficult to disagree with they're opinions!
