Be careful with what you cannot see…

Be careful with what you cannot see with a Seddon Homes house. Broken drains cannot be seen. We've had rats in the walls. As no one was aware of the hole within the first 2 years they don't want to know. Disabled child with rats in her bedroom walls. We got a 1 line email back saying basically they don't care as it wasn't spotted it (underground, under a concrete floor) within 2 years. How can you see your drains under a concrete floor? Avoid.

As you can see from Seddons reply they take no responsibility for the issues you encounter once you get passed 24 months of being in there. Think on if you are wanting to commit to a family home. The idea you'd need to survey the drainage of a 6 year old house, as they suggest, tells you all you need to know about the quality provided. Not one shred of responsibility for their product causing misery. So very poor. As you can see from their reply no denial the drains are broken and have led to us having rats. Think on.

Hello Andy we're sorry you felt compelled to post this review. We didn't say we didn't care we said we can't investigate an issue that has only arisen some 8 years after the property was built and the original owners (you purchased the property from the original purchaser 6 years after the property was finished and assume your surveyor during the purchase didn't raise any issues with the property?) never brought this to our attention during the initial 2 year warranty period. We did advise you that there is still an NHBC warranty on the property and we advised you to contact them to see what they advise?

Great Homes and service

We are first time buyers. We purchased a property in Halcyon devepment. Laura is very helpful during the purchase process, she provided us excellent service, regular updates throughout the construction. As a first time buyer we had lot of queries and she helped us with the full details. During registration they said “we will take care of you”, she did exactly what they said, Thank you Laura.
Post purchase customer service is excellent too, issue or a query they respond within specified time and with a resolution.
Site managers Steve and Johnny are helpful and friendly, they are excellent, they responded to the snagging (to be honest, they are few and minor) issues quickly. Thank you for excellent handover of the property and high standards of the build and for all your help so far.

I recommend Seddon Homes.

Happy thank you

Moving house after 22 years in the previous one was a daunting thought but once we saw the Denbigh (the space, specification and design) we knew, there was no contest. Sales Execs Andy and Vicky eased the way along.

Since moving in, our After Care experience has been exceptional. The 2 Site Managers have been attentive and responsive. Nothing too much trouble.

We are very happy in our Seddon Home.

Seddons don’t care about customer service

An average rating of 3.3 tells its own story for this company. In reality this company has a 2.3 service rating as you are unable to give a zero rating on trust pilot. I’ve dealt with a number of house development companies over the last few years as I have a property portfolio and this company is by far the worst. From Director level down Seddons have a sense of entitlement and display behaviours they believe they are doing their potential customers a favour by selling a property. Seddons want all discussion on their terms - an unrealistic 28 day exchange of contracts, a massive 10% of deposit at exchange, want to change the design of advertised properties ‘for cost purposes’ but not revise property value, happy to use this contract to guzump customers and sell properties at a higher value in a competitive market, never provide any direct email address, never provide any direct phone contacts making communication difficult and generally having office phones constantly turned to answer phone. If you have a choice of housing developer avoid Seddons at all costs. I unfortunately gave them the benefit of doubt and they used the aggressive exchange of contracts notice to withdraw my offer which was delayed for reasons outside my control and not refund my deposit fee in full and sold the property for £4K more to another customer. Just because something may legally stand does not make it reasonable. A statement I played back to Seddons directors and they fail to acknowledge. Is it reasonable to profit in a strong market and not repay a deposit fee in full. This sorry episode cost me in total £400 mortgage application fee, £500 house deposit with Seddons of which £125 was returned and a further £1200 in solicitors fees. Seddons sold the property for 4K more than was originally listed. I have lost out by £ 1975 and Seddons benefited by £4K all of which I have communicated and escalated to their directors and failed to receive a full refund. Outrageous behaviour.

Reply to Seddons response - this is exactly the type of generic responses I’ve come to expect. Sorry but not sorry enough to refund my deposit in full due to a decision entirely of Seddons making to benefit from a hot property market.

Of course we are sorry to read your comments but we do stress to our customers at point of reservation they must seriously consider if the agreed 28 day exchange deadline is feasible for them. If a customer is considerably overdue with no clear idea of when matters will be resolved we have to make difficult decisions. We have to be fair to all our customers - those that meet the dates and those who are waiting for properties to come available. We sell hundreds of properties each year the vast majority of which are extremely happy - in fact over 92% of our customers would recommend us to their friends and family, There are always going to be the rare occasions where it doesn't work out for some but all of our documentation that we issue at Reservation very transparently sets out the procedures and timescales, including contact information. This is line with the vast majority of other housebuilders. So in closing we are sorry it did not work out for you and wish you all the very best

Strongly advise to avoid. Awful developer to deal with.

Awful developer to deal with. We reserved Plot 89 on Hawtree Grove and were cautious about their 28-day deadline to exchange contracts. However, we were reassured by their sales executive on a number of occasions and told that the conveyancing process regularly went over 28-days. We then progressed everything as quickly as we possibly could. There was a delay in the local authority providing the local search, which was completely outside of our control, and after allowing only an additional 13 working days on top of their 28 day deadline to exchange contracts, Seddon cancelled our reservation despite everything else being ready and in order. We then went to complain about their conduct at the sales office and were informed that if we changed to their referred solicitors (JMW), they would grant a further 2-week extension. As a result, we instructed JMW and after 1-week, they cancelled the reservation on us again. This ended up costing us over £300 in unnecessary expense, including search fees (Seddon only refund £62.50 of the £250 reservation fee they charge). We were first time buyers and expected the process to be stressful, but nothing like this. Their management team at head office and their in house solicitors are thoughtless, rude and unprofessional. We would strongly advise anyone to avoid Seddon and go elsewhere!

We moved into our new home in April 2022, and from the first day we went to the sales office and met Lesley our experience has been excellent keeping us informed, and helping us all the way,the day we moved in Lesley and the site team couldn't do enough for us and a lovely welcome on our first day, the few stangs we had was deal with quickly and professionally, this is our third new house and we have dealt with other builders and seddons is by far the best with standard of work, so we like to thank them all.

From the start the process of buying…

From the start, the process of buying and moving into our new house has been a let down and left us questioning the decision of buying from Seddon.

Seddon got us in quickly after reserving the house to pick our options and extras which we paid for that day under the impression the house would be completed for the date set. After this, we had a lack of updates from Seddon (should have been weekly) and had to chase them for the progress updates on our plot.

Months passed and no progress had been made. We did raise this issue with Seddon on a number of occasions but was always told there was no delay on our plot. Another month passed, not even a single brick laid and yet again we chased up Seddon and were told that there would be no delay. However, the next day, they informed us of a 2-month delay to our plot. This delay nearly cost us our house purchaser. Therefore, we had to move out early which forced my young family (children age 7 and 3) to move into temporary accommodation and put our belongings into storage at our expense. Seddon had no interest in this matter. They simply didn’t care about the impact on my family.

Eventually, the delayed moving day arrived. We picked up the keys to find the house had mould growing on the skirting and walls in the lounge and under stairs cupboard and to this day we are still getting mould and a bad smell downstairs. We had been told the house had been professionally cleaned but when entering, it was clear it hadn't been. The floors and walls were covered in dust, debris from decorating/sanding down, paint on tiles/flooring/internal doors, kitchen doors full of dirty marks and the list carries on. The only positive thing about the state of the house was that it made us do a thorough clean throughout which aided us in picking up on many snags.

Onto the snag list. We had over 115 snags and that's even after grouping snags of a similar nature. We had all toilets that continuously flush after being used with the only way to control this to turn the water off at the main isolator which isn’t ideal when you have young children. Other snags included dents and/or chunks missing out of nearly all internal doors, clear glass pane fitted in downstairs wc, mortar missing in brick work, nails sticking out the soffit ventilation slots, a leaking radiator, no flooring sealed, dead grass and the list continues.

We complained about the cleanliness of the exterior immediately and when we arrived at our property the day after collecting our keys, we had a flood in the kitchen where Seddon had jetwashed the extension roof and water had leaked in through the velux windows.

Over a month has passed now since we have moved in and we are struggling to get the snags completed as our house is the last on the Zodiac development. The site team has moved off even though the site hasn’t been completed and sub-contractors are still here completing the last remaining external works and the playground.

Dates are being scheduled for the trades to attend our property and they either simply don’t turn up or if they do, then they only do a handful of items on the snag list or do not complete a job to a suitable standard and they then leave. Due to no onsite personnel, work is going unchecked and is incomplete We are both unable to take time off work and do not work from home. It is an inconvenience for us to be waiting in when people do not turn up.

If I would have known the process of buying a house from Seddon I would have looked elsewhere.

Extremely poor customer service. Avoid purchasing a Seddon home.

Update 8 months on.

The only positive thing I can say about the process is Charlie. He is the only person at Seddon I can recommend. He has managed to some truly magnificent work on the house and rectifying other people's poor care and workmanship.

We are still waiting for a number of snags to be fixed or corrected. We have a range of items from cracked roof tiles, walls not square, tapping noise when running hot water, man hole covers not fixed securely.

The contractors and sub contractors that Seddon used turn up without any notification, promising to be in touch but never, or come to fix one problem only to cause more.

My advice to anyone thinking of buying from Seddon is to carefully consider my review and do some research. I personally would never buy a Seddon house again.

Update.
We have leaks in the roof and the slightest bit of rain the garden floods.

2 Year update.
Two years on and we still have snags outstanding. A garden that gets water logged any time it rains. Floor lifting in places . Mortar missing. Ensuite WC constantly getting blocked. WC not stopping once filled up and over flowing. Finding electrical sockets held into position by decorating cork as the threads on box backs have been damaged.

We are in the process of buying a new…

We are in the process of buying a new build home from Seddon Homes.
We are very impressed with the design and build of the homes but we must give credit to Lesley the negotiator in Hawtree Grove. She has been a wonderful help and support to us during the whole process, she is friendly, approachable and does her utmost to get information you may need. She is a great asset to the company, we wish more people were as helpful as her. Well done Lesley, we really appreciate you.

Utterly disgraceful from start to…

Utterly disgraceful from start to finish.
We've had nothing but walls of silence and lies (yes lies!) from Seddon since they allowed us to make a reservation back in 2018.
Sales don't communicate with builders so literally had no clue.
House has many defects, cheap materials used, kitchen fridge freezer is dreadful considering what they charge.
No proper drainage causing boggy gardens, in the POS they failed to put sufficient drainage so when it rains the water runs down the pavement and road, then freezes! They've STILL not addressed this, it's so so dangerous.
Tatty cheap nasty Holly trees have been thrown onto of the soil and woodchip placed to 'plant them' needless to say 4 years on none have grown, they look an utter mess.
Have Seddon done anything to make this POS as they promised when we purchased?
NO.
Have Seddon ever even responded with a reasonable response regarding these issues and dangers pointed out many times?
NO
Seddon Bury their head in the sand and simply do not want to hear anything negative.
They really could have turned things around if they would just address issues properly and treat people with respect.

Disgusting experience. Sub 1 star

From the start to the current position, 4 years later, my experience with Seddon has been utterly disgraceful. Seddon homes have demonstrated an entitled, snobby and condescending attitude beginning with the sales office/manager through to building delays, false promises and shoddy workmanship/quality of materials they use.
They appear to be convinced that as a smaller construction company they offer value for money with high quality specifications and finishes.....it could not be further from the truth.
I have had countless issues with my roof leaking and ultimately the chimney being removed! I have mould on my wooden loft trusses, and saturated both front bedroom and en -suite bay window (and ruined blinds). Seddon promise to resolve the issue, cancel appointments, don't turn up and when they do don't inspect adequately or completely contradict each other. I have had scaffolding up and down repeatedly at my house. Roofing contract manager is clueless, his staff's behaviour is appalling. I caught and confronted 2 men who were URINATING on my outside tap/down my wall! Seriously.

Seddon don't respond to legal threats when they refuse to accept and make good their mistakes, it's just silence. I have emailed the CEO/directors of Seddon repeatedly to try and generate some interest and also tried to place reviews on other Social Media platforms but there is a wall of silence and Seddon delete these balanced posts. Thankfully I can finally document an honest appraisal here.
I would invite anyone to revisit their initial positive reviews here again after 12-24 months and see how your rating fares when the new and shiny one wares off and you are sadly left with zero aftercare or interest and going through a never-ending battle where you are left exhausted, frustrated and feeling completely ripped off.

This home was meant to be our dream…

This home was meant to be our dream home. It has caused us nothing but pain and suffering for over 3 years and Seddon have absolutely no reservations of literally taking your money and then forgetting about you.
They have a customer care team, that's for sure. But do not expect anywhere near a decent service that 300k would get you.

Myself and my wife and 2 years old daughter moved Into our beautiful home on Rosebay development in 2018. Its is a really nice home on first sight. But the promises and aftercare you get are almost as bad as the building work that they actually try to put into erecting your dream home.

If you want to see what seddon homes will leave you with 3 years down the line then drive up to the Rosebay development and have a look at the gardens and open green space first.
I was promised landscaped front garden and the large open green space was to be sewn with wildflowers and made to look like a beautiful wild meadow. What I got was 200 Holly bushes placed directly on top of concrete and covered over with bark chipping to edge my front lawn. Most of these have died already and literally 60 remain and are still in the pot shape when the wind blows them out.
All the neighbours are angry with this but seddon refuse to even listen to any concerns.
The large green space is literally a large farmers field that grows a meter high with weeds every summer and someone comes (whenever they feel like it) on a sit on mower and cuts a small portion of it. It's horrendous to look at and not the landscaped, wildflower field they promised and pushed when they wanted you to complete in 21 days. They will tell you anything to get your 300k.
I had to pay a maintenance fee on completion to the annual upkeep of the development and the care of the open areas.
To date...... 4 years later. The development is still being cared for by seddon homes themselves because it still hasn't been handed over to a maintenance company. Now ask yourself why this might be the case? Have I gotten my fee returned from Seddon.....nope. They won't return it.

I implore you to come see the state of the development. Make your own mind up.

Now, my house. Oh dear where do I start with this.....
Concrete floor base collapsed in 3 places. Fobbed of with poor repair and eventually,1year later they sent builders out. Poor workmanship resulted in my flooring having to be lifted for 3rd time and massive trenches filled in with Concrete. The builders pointed out that my cavity spaces in the wall and floor was open. Pointing towards the internal walls being built to narrow and then simply cut smaller to leave open cavities under my flooring.
Eventually after many many emails Seddon replaced my flooring as it was a complete mess.
Even to this day there's waves and divets in the floor base.
The stairs In the house have been repaired 6 times. Collapsed steps that weren't pegged correctly, under pinning that wasn't done, every single issue that could go wrong did. And it wasn't down to poor materials. It was down to poor workmanship.

My patio doors didn't fit correctly since the first day we moved into our house. Probably down to the walls being built too narrow and then cut away again.
Three years down the line (yes really. 3 years) they eventually replaced them. But not before 7 visits and 40 emails. Even time they sent the windows guys round I was told the doors don't fit. But again they tried to repair and again they fell apart leaving me with a family (1 year old as well now) in a house with doors that didn't lock.
Then seddon got into an argument with the contractor about who's fault the issue was...... all the time, me, the customer sat at home trying to secure the house.
I had to demand to speak to high end management and a few weeks later the doors and workmen arrived. 3 years that one issue took. But heres the best part. They replaced the 1 week before Christmas and ruined the internal plasterboard, flooring, and decorating. I came home from work devastated to see the mess that was left behind. Customer cares response to this....... "if we send you £500, can you appoint your own workmen to fix and we'll get you to sign that thats the end of it" you couldn't even make this up.... wife crying and cold air blowing through I had no choice but to repair it all myself on Christmas week.

Rain Water poured into the garage above all the electrical breakers. Numerous visits over the 2 years from roofers that told me the drip trays in the cavity hadn't been fitted as per building regs. Seddon eventually sent the brick work guys out who said there was cavity trays. I self taught how to identify the lack of these trays. found out that they were absent and id been lied too. I sent Seddon customer care an email, result. Brickwork guy on my drive swearing at me.
Wall taken down, cavity trays installed.

Beware, customer care zero.
Troubles plenty.

Hi David - we're sorry to read this review. We do understand you had some genuine issues which given the problems the industry faced during lockdown prolonged the length of time to resolve them. When refitting doors they wont just slot back into place without causing some damage & as understandably you wanted the repair done immediately and we couldn't get a contractor to attend in a timely fashion we offered the money in case you were able to find a local contractor who could complete the works faster than we could. We have not denied there have been some issues with a small handful of the plots at Rosebay but this equates to less than 5% of the whole development. We no longer fit the mock chimneys even though only a small number needed attention. Regarding the open spaces we are in the process of getting the development ready for handover as demonstrated by the works you will have seen being done over the past 6 months.

Well really where do I start!

Where do I start!!
Firstly I suspect half of these reviews have been made by Seddon staff themselves as I've not heard ONE person have anything good to say about our development.
We bought on Rosebay in 2018.
From day one the lady in the sales office, Annie she was called, was rude and judgemental. I was made to feel it should be an honour even being able to buy a Seddon home 🤣 which was just bizarre, but gave an indication that Seddon seem to have some misconception that they are somewhat superior. Again, bizarre..
On a positive point, The build on ours wasn't as bad as some other but many things that haven't been done right, luckily nothing too major inside for us.
It's the roof and the bay windows, firstly they didn't put drip trays in so when it rained water literally poured down our bay window wall inside put bedroom!!

The fake chimneys uses were nothing but trouble from start to finish, the roofers didn't fit them properly either so water was again pouring in from these. They've just finally been removed now.
It's not been easy getting this done though, and has now been almost 4 years for them to actually address these issues, which has felt like an utter battle with Seddon.

We've sadly also had further issues with the shoddy botched roof, water has also been coming in on the ceiling in our en suite and still, to date, Seddon have failed to identify and address this to a satisfactory standard, sending the roofers round, who have (frustratingly) added yet more insult to injury and made an absolute mess of 'trying' to fix this.

We are utterly fed up with being fobbed off time after time and Seddon failing to properly address the faults.
We still have water coming in, a cracked canopy on the bay window roof (which Kelvin lied didn't have cracks although we had photograh to the contrary)

Flaking paint all over our en suite ceiling due to damp still coming in, insufficiently fixed lead on almost ALL external parts, it looks like it's been thrown up with zero effort, huge gaping gaps for yet more water ingress.
Sadly, the list goes on.....
Where are we at now with this battle?
We have wasted so many days annual leave and it's caused us so much stress.
Seddon have repeatedly failed to address these issues satisfactorily and keep sending cowboys round to do even more of a poor job.
Seddon have now replied to say they won't get an independent roofer to address these issues, so basically we are stuck with poor workmanship until the next battle commences.

Disgraceful Customer service over and over again, that's if they even bother to respond, many of us (other neighbours) even laugh that if they receive an email that's a bit difficult to address they just ignore it and it gets a 'P1' response (Delete)

Seddon are unorganised and unable to address any issue robustly and effectively, causing us, the homeowners, many wasted hours and unnecessary stress.

Please note Seddons response- there lies the proof they are unwillingly/unprofessional enough to address and acknowledge clear issues and then sadly further issues caused by shoddy workmanship THEY instruct to 'rectify' their poor initial build. The customer is constantly on a lose, lose situation.

Would I buy a Seddon home again!?
NOT A CHANCE!!!!!

Our dream home come true

Our family is super excited to move in to Zodiac next month. Although delayed for 2 months, it's definitely worth the wait for such a nice house and great location in Warrington!

We are very satisfied with the service and support during the process, and the team deserves a shout out.

Naomi and Laura are excellent in helping us on making the reservation and upgrade options, keeping us informed about the progress every two weeks, arranging the home visit and demonstration, as well as finalizing the completion and handover process. Both Naomi and Laura are so cheerful and helpful which made our journey so pleasant.

Matt is also super efficient and patient in following up on the snags, including doing a quick fix within days, going an extra mile to fix some areas that we don't notice, and coordinating with the customer service for further follow up. It is understood that every new house must have snags but we are glad that all the snags we found could be fixed immediately and there are no major issues in our house so far!

Looking forward to our new life in our dream home!

Great home and service

The team at Aspenwood Grange (Marple) have been fantastic. From the point of showing interest to the sales team (Naomi and Laura) to completing, every member of the team has been friendly and helpful. The house was finished to a high standard and all snagging points were addressed quickly by Zak and Jonny. Would happily buy a Seddon home again!

Seddon Homes - Aspenwood Grange

We were buying a new build off plan (a first for us), and from start to finish we found the sales (Laura and Naomi) and site staff (Zak and Johnny) friendly and at all times helpful, prompt at responding to questions and issues and reassuring. Regular site visits enabled us see the house develop and reassure us that after living 25 years in an Edwardian semi we were making the right move. After moving in the inevitable minor snags were fixed quickly, including those reported after the 10 day list had been submitted. The house is lovely and everything we hoped for and I would rate the our sales and after sales expeience as excellent.

Professionalism throughout

I took possession of a property at the Elmwood development in Congleton just before Christmas 2021. From the initial enquiry I made in May 2021 Emma, the sales consultant was informative and provided all the information up front. I paid a deposit the same day I went for a "quick chat"! Each stage of the build process was clearly explained from when to engage the conveyancer through to selecting the finishes for kitchen and bathroom areas and choosing optional extras. I was given regular updates from paying the deposit to taking possession of the property. I was able to view the build at selected stages of the build process and given a full demonstration of all the property appliances prior to handover. Once I was in the property I had the opportunity to report any items that were not completed to my satisfaction and pass a list of these "snags" to the site manager Vic. I only had 7 items to report and all of these were rectified within two weeks by Vic and Wayne from the site team. The overall standard of the property is high and the standard of material used in the fittings and fixtures is step up from other developments I have visited. Both the sales team and the on site construction team went above and beyond to ensure that I, as the customer was informed of progress for the build and they were on hand to answer any questions I had. The whole process has been effortless and Seddon Homes were a pleasure to deal with. Their customer service is excellent both before and after I took possession of my new home. I would recommend anybody looking at a new build home to go and view a Seddon Homes site. The team will make you feel special.

Firstly

Firstly. Myself and wife been so looking forward to moving into our new home Hawtree grove. We’ve not been put off 1 month / 3 month delay completion . These guys have faced so many issues but have kept us up to date with progress . Sharon left but for me and wife the site manager has been honest and caring . We are expecting baby and delay isn’t wanted but we Say get build right and they are delivering .
If you want fast build go Cheaap . You will get snagging it’s a new build deal with it.

Elmwood Congleton

We had a great buying experience from start to finish with Seddon Homes. Emma from the sales team was excellent from us reserving our home to completing in December 2021. As this was our first home we weren’t aware of the whole buying process but Emma was very helpful throughout.Vic and Wayne have also been great throughout the process and always been around to help if we have any questions or queries.Overall Emma, Vic and Wayne are a credit to have to the Seddon Homes Team.

Outstanding

We are so pleased with our new Seddon home. Excellent quality build and high spec throughout.
Outstanding service , especially from the Sales Team and site team . Immediate and helpful responses and they looked after us so well throughout.
We are delighted with our new home.
