I am concerned that, when work is undertaken, Speirs Gumley appear to rely too heavily on the contractor’s assurances without carrying out sufficient follow‑up to confirm that the work has been completed to an acceptable standard. Communication between the Property Management Company and owners regarding planned or upcoming works is also lacking.
Given that costs are shared among more than 100 owners, it sometimes feels as though the level of scrutiny applied to expenditure is not as rigorous as it would be if the funds were their own. Greater consideration should be given to whether the proposed costs are reasonable and proportionate before authorising repairs.

Most of the issues we have been reporting over the months have not be resolved, namely, tiling at front, intercom, cleaning of backyard stairs, priming of backyard decking, cleaning of close windows, to name but a few. Most have been pending over a year

I received a prompt reply from Speirs Gumley and the exchange was pleasant and efficient.
My complaint, main door of building security concern, was dealt with fast and I was satisfied with the response. Time will clarify if the right decision was taken and the problem resolved in long term.

As owner of a flat SG manage the charge for common electricity in my close was over£1100 for 5 months.i raised this with them as being excessive in may 2025 and still nothing has been done. Avoid!

broke the wall in my bathroom because of a communal draining issue , told me id have to pay £750 excess to repair the bathroom you damaged . I am going to do everything I can to get rid of Spiers for the block . I know you get commissions on the insurance policy and Im going to sack you.

Terrible company. Issues never get dealt with despite repeated emails, unble to manage the development over what should be simple things to control.
They don't come out to inspect the development in person. Communication is poor, take forever to repond to emails. Issues never actually get resolved, and they take no ownership. This has been the case over the last 9 years.

Experience matters and the young managers don’t have it. Technical knowledge matters. It’s absence is more often that it could be.
Train specialists please and engage a ‘clerk of works’ to ensure what is being provided is undertaken properly. Particularly on Roofs.
Excellent communication regarding my property . Trustworthy professionals reliable dependable..
Detailed billing and prompt notification on any repairs needed. Good advice on just about any issue affecting my flat. Great factor.

Moved out and been messed around still
I moved out of a property managed by them in July and agreed to pay for any work scheduled before I moved out to fix an issue with the roof in the neighbours property. This was communicated to the factors directly. After 5 months of me emailing and been told there were no outstanding repairs and receiving a substantial refund, I received an email stating there was an outstanding bill for £150 on the 22nd of July. Completely messed around, mislead and down right bad service. Zero trust and seems like they are just after money...would be so careful when doing business

Quick, helpful and efficient response as usual.
4 stars instead of 5, however, as the stair door handle repair is still loose and it's only a matter of time before we have another reoccurrence of the problem.
A fully secured replacement handle would have been more preferable than constant repairs to a persistent issue that has been attended several times now.
