Bought the Dream, Left with a Nightmare

We love our plot and our house, and initially, snags were acknowledged and fixed in a timely manner. We were excited to move to what was promised to be a beautiful, spacious and green neighbourhood.

Eighteen months on, it is clear that St Modwens have basically abandoned the Handley Place development now that all the plots are sold. They have left so many things unfinished that even the management company are struggling to hold them to account, refusing to take over the estate.

Residents have banded together and our collective complaints paint a pretty grim picture. Promised landscaping and wilding has not been done. Trees have died, street lights don’t work and the road surfaces are completely inadequate, verging on dangerous.

Our personal main concern is the fact that the building site compound has been left abandoned across the road from us, with concrete, rubble and builders debris spread across a vast area. It seems that St Modwens are keeping their options open to return and continue to build the next phase (which has not yet even had planning permission), not considering the eyesore that this presents to residents or the detrimental effect on the environment. We have deer in the field behind where their rubbish has been dumped - it is a disgrace.

We now live in fear that something will go wrong with the house as we are fast approaching the two year cut off and our neighbours are having all sorts of serious issues. We support the escalation of all of the communal problems and will continue to keep the pressure on St Modwens to finish what they promised when they took our money.

Builder will not leave

We were sold a picture of how the estate would be and it was false.
Whether the sales team knew that there was never any intention for the builder to complete and clear the site we can’t know.
What we do know is that 9 months after they said they would be gone the estate is unfinished. Dead trees, unsurfaced roads, builder waste. Drainage systems that don’t appear to work.
It is my strong suspicion that St Modwen are not finishing the estate Road so they can eventually use them for heavy plant in new development which could be years away.
This is a builder who is putting profit before customers. Now we are stuck, with the estate company not taking on the mess, and the builder refusing to go.
Given our time again we would not buy a St Modwen home.

I have never bought a new build before…

I have never bought a new build before and after my experience with st modern homes, I will never again…..empty promises, filthy house that was handed over, patio doors not aligned with daylight showing through, wrong bathroom tiles, no shower screen, no sink I paid extra for, masking tape still round lights/window sills, paint runs down the wall, paint on vinyl/carpets and this is only to name few……was threatened with putting the house back on the market if I didn’t complete - even when I hadn’t actually seen the house in the flesh.

PLEASE BE WARNED!!!!!!

Aftercare is non existent they take your money and run! Multiple issues with houses and the site!

They sell you the dream and don’t deliver, garden was a floodplain, we had to re level the whole thing, no proper drainage put in, and we’re at the bottom of a slope! The whole site has an issue with drainage and water works. Constant smell of drains and problems with water pressure. Roads not finished off properly, parks not finished properly… multiple street lights don’t work. And customer aftercare is non existent, constant emails have to be sent, takes months to sort anything out or get an answer. Soon as they have your money they move on to the next!

Best thing I’ve done

I bought my St Modwen home in 2024.. it’s the best thing I’ve ever done and I love my new home .. Fiona at Blythe Fields went above & beyond to get the move through smoothly & as quick as possible.. a few very minor snaggles but all resolved without issue .

We live on the Langford Mills estate…

We live on the Langford Mills estate Norton Fitzwarren Taunton Somerset in a one bedroom apartment. We have been living there for three years and had to pay management fees up front, well we never had any thing done since day one (nothing) Communication is non-existent. Emails are left unanswered, calls are never returned and written complaints receive copy-and-paste replies that avoid responsibility. All we want is a management pack because we have managed to sell our apartment due to it being lease hold and no management company this pack is responsible of St Modwen. Our solicitor has tried with no luck. Please could you please forward this pack so we can move before Christmas 🙏 surely it’s not too much to ask we really need this. We live at 32 Chapples Close plot 143 l would be so grateful if someone could help.

Bought a house on Handley Place

Bought a house on Handley Place. From the beginning there were several issues with the sales team who kept mixing me up with another property being bought, disclosing personal and financial information in error. As completion was delayed due to the sales chain, St Modwen put our house back on the market. We had paid a deposit and were just waiting for the formalities but the sales team were not interested. The whole process was very stressful and at a time we were desperate to upsize due to having another baby on the way. St Modwen did not care, they just want your money.
Since moving in we have had little to do with the sales team thankfully but it didn't stop the poor service. The aftercare is impossible to get hold of, even though I chase regularly. Snags are acknowledged and then ignored. We have had to put our own money in to fix some of the snags due to St Modwen ignoring the issue.
Roads in terrible condition and overall site left in a poor state. Do not buy these houses until the development is finished otherwise they will abandon residents with nothing more than false promises.

Failed to live up to promises

So many things were promised by the sales people when first looking at properties at Handley Place, but nearly a year on from first moving in, it's apparent that was all marketing nonesense.
No retail outlets as promised, site not finished in summer 2025 as promised and general upkeep, now that most homes have been sold, is virtually non-existent. Even basics such as the roads and street lighting are still lacking making accessing homes hazardous after dark.

Hard to know if this is specifically St Modwen or Miller Homes (who recently took them over) approach to customer care, but either way, it's unacceptable.

We'd move again if we could afford it :-(

Terrible Experience - Handley Place

I've bought several properties from new build developers in the past. This has been by far the worst experience to-date. No after sales care, all they think about is the money for completion. They don't look after the communities they build and vanish into smoke as soon as defects are raised, taking no responsibility or accountability for their mistakes. Do not buy from these people.

Disappointing Experience at Handley Place

I purchased a 2 bedroom flat at Handley Place in 2024 and discovered over 80 snags shortly after moving in. St. Modwen asked me to leave a 5star review reporting zero snags.

Unfortunately, the issues with the wider estate have been ongoing. The communal areas and landscaping remain unfinished or poorly maintained, and the overall workmanship leaves much to be desired.

Roads are unfinished and causing damage to cars daily. Handles have fallen off internal doors, and the bin store gate has been wedged into the tarmac because no allowance was made for the sloping car park it opens onto.

Communication has been another major frustration. I’ve emailed regularly since April about the gates and several other unresolved matters, but have received the same generic responses each time.

Recently, I was met with an automatic reply stating that the contact email address is no longer monitored, which speaks volumes about the lack of accountability.

Overall, my experience with St. Modwen at Handley Place has been disappointing.

Once the homes were sold, it seems residents were no longer a priority. I sincerely hope the company takes responsibility for addressing existing issues before moving on to new developments.

Non existent after sales care

No wonder they pestered me to leave a review so quickly after completion! Customer service is next to non existent! We have had to chase them for months to replace a communal bin store gate that literally blew off in the wind it was secured so badly and to this day it’s never been fixed! I had to threaten them with the ombudsman to get them to fix a communal access door to a block. Terrible developer and I wouldn’t ever use them again.

Handley Place

Handley Place, Weston-super-Mare

St. Modwen have not completed the road resurfacing in a timely manner and are failing us homeowners. There is a very obvious health and safety risk as driving up and down the road has been made difficult. The residents have been let down following multiple requests to be informed of the planned timescales for rectification and are refusing to engage with residents regarding this issue.
To make matters worse they are failing to finish the site surroundings, as there are multiple tree planting issues, street lights not working (which is another health and safety issue) and the general aesthetics of the site is poor.
The fact that there are all of these issues and not a single St Modwen contractors on site is appalling.

Simply not good enough

Bad experience with St Modwen Homes

Our experience with St Modwen Homes at Handley Place has been very disappointing. Despite asking many times, they still haven’t dealt with the ongoing problems in our community, including unfinished roads, poorly maintained green areas, not replacing dead planting, no attempt to start let alone finish a lot of the landscaping, and outstanding defects site-wide. I just want them to take responsibility for the current residents before moving on.

Do not buy - avoid

We moved into our property at Handley Place three years ago, and since day one, we have experienced persistent issues throughout the house. We’ve had leaks in every room — from radiators, pipes, drainage, and taps. All carpets have had to be replaced due to damage caused by contractors, and several windows were replaced because of poor quality. Even now, three years later, technicians continue to attend our property to repair ongoing flooring issues upstairs.

St. Modwen has also been involved in a long-standing land dispute with a neighbouring landowner who has built a double garage on the development’s land. Residents, including ourselves, have been subjected to shouting and swearing between St. Modwen staff, contractors, and the neighbouring landowner. Despite this, St. Modwen has shown no interest in resolving the matter and has ignored all communication from residents, seemingly hoping the issue will simply go away. As a result, residents are left paying to maintain land that has effectively been taken over by someone else.

The development itself has not been completed in accordance with the sales materials, legal documentation, or approved planning application provided at the time of purchase. Both the sales and customer service teams repeatedly assured us that the site would be completed as per the original site plan, yet these promises have never been fulfilled. Even after escalating the matter to the customer service manager — and receiving written confirmation that the work would be completed — nothing has been done. To this day, there has been no planting, no hedgerows or trees, and streetlights remain unconnected, with no electrical cabling installed.

The behaviour of the customer service staff and management has been deeply disappointing. They deny responsibility, provide misleading information, and once presented with evidence, often cease communication altogether or conveniently move roles within the company — leaving the same pattern to repeat. Over the past three years, the turnover of sales and customer service staff has been remarkably high, further demonstrating the company’s instability and lack of accountability.

I would strongly advise anyone considering purchasing a property from St. Modwen to reconsider. The company’s customer service is virtually non-existent, and the quality of their homes falls far below the standards they advertise. They are certainly not the five-star builder they claim to be.

Moved into the estate two and a half…

Moved onto Handley Place locking two and a half years ago, everything went well with the company at the time but since they were taken over things half gone down hill quite fast.
The estate has been left unfinished, dead tree and unfinished verges. Walk ways not complete- edges of the children playground not completed.
We were promised a lifestyle with a greener outlook that just hasn’t been fulfilled.

We would like to apologise for a lack of communication regarding this matter and assure you that work has been ongoing to complete the development, before handing over to the management company.

This week, we will conduct a site walk with the management agent (Preim), to review the whole development and identify any outstanding areas where action is required. Where further remedial works are needed, we will instruct contractors to undertake these works as soon as possible. We have invited two residents to join us for this site walk, who will be able to share updates with you at the Residents Meeting scheduled for the 18th of November.

Unkept promises - incredibly disappointing

Very happy to take your money and promise things about the development of the site which have transpired either to be untrue or a half-arsed job has been done.

Handley Place/Locking Mosslands site
The roads: The roads are unfinished and we're due to be complete in March of 2024. We have been left with exposed iron works which have caused damage to my tyres and caused for them to be replaced. I know I'm not the only one with this issue. It's unsafe and a major hazard. We were promised that the roads would be surfaced in October of 2025, 18 months after the proposed date. The top of Faraday Road has had a first surface, but the lower part of the road hasn't even had a base layer. We have now been informed that the road is finished?! We are furious.

In addition to this, some of the bricked roads have been layed but not secured. When walking or driving down them you can feel/hear the bricks moving.

Green spaces: These have been half arsed. Grass areas haven't grown properly due to a few reasons. Rubble has been left in grass beds, and they have laid grass on clay mud where it simply won't grow. Trees were left by the road for planting in some of the hottest weather a few summers back. They were dead on planting. The area simply looks sh*t.

Drainage systems: Not only is there an inconsistent foul smell on site when walking around (we sometimes smell this in our own home too), us and many of our neighbours have experienced blocked drains and improperly sealed water pipes which has allowed for smell to seep into our home. St Modwen blamed us for this initially, until one of their builders confirmed that a few houses have had this issue.

Leaks: Our kitchen sink had a leak due to improperly fitted pipework. We decided to sort this ourselves at our own expense as we could not wait for St Modwen to take action. This is of course on our snag list which we submitted within the two year guarantee. We are still waiting for all of our snags to be resolved. Some of them are pretty major.

We are holding a residents meeting in just over a week and have over 50 people confirmed in attendance from the site. The site management company will be in attendance, but I think it's pretty cowardly that St Modwen have declined to attend.

We will be escalating all issues to the ombudsmen and hope we gain solutions from St Modwen/Miller Homes. That or compensation for the time we have put into trying to rectify issues and the stress and sleepless nights it has caused a whole neighbourhood. I'm just incredibly grateful that there is a strong community spirit here and they picked the wrong people to mess with.

If you are considering purchasing, my advice is don't. There are plenty of builders out there with better reputations who don't play the blame game and pass off your issues to other parties.

Very happy to take half a million off you and very quick to ignore your endless emails, phone calls, visits to the homebuyer hub.
