Terrible level of responsiveness- whilst some do, the sense I have is too many do not care less about the properties they manage and the impact on residents.
If buying again and I found they were the managing agents I would not purchase.

My daughter is purchasing a property that has Town and City as the Management Company. There was a lack of communication from the solicitor acting for the seller regarding the lease so I reached out to Town an City to see if they could help. The first person I had contact with was Laura who has been extremely professional, understanding and caring regarding the issue my daughter was experiencing. She took all our details and got back to us with updates and communicated with solicitors on both sides. Sue Ramsay then helped by getting the required documents signed by the Directors. Lastly, Sarah very kindly let me know when the documentation arrived back so I could call and collect it. Thank you so much Laura, Sue and Sarah!

Awful company. Operationally incompetent and communication is always appalling.
If you need a Management Pack they charge £450. When you ask why it's £450 the response you get is that it's a 'nominal fee' and in line with the industry. Zero explanation or justification for something that can be prepared by pressing a couple of buttons. The staff amd management i tried to deal with were incompetent, rude and tried to continually fob me off. Absolute rip off.
Estate management fees are split between two separate bank accounts. Rather than just charge you one fee per quarter, you have to mess around paying one fee to one bank account and the other fee to a separate bank account. They won't distribute fees themselves, they just pass the admin onto landlords which is inconvenient. Oh, and if you don't pay into the right account, guess what? There is a penalty fee! I didn't expect anything less. Rip off.
I forgot to pay a management fee for one quarter. They reminded me that it was unpaid 2 months later! Oh, and they charged me £70 for late payment! Absolute joke and again, rip off.
Town and City have no interest in servicing customers appropriately and don't care. Their business practices are not customer focused and are in no way aligned to industry norms. If you can, avoid like the plague.
UPDATE: the company has responded asking me to contact them. I have been in numerous conversations with them and they haven't done anything useful, even after going through their complaints process. Complaint now with the Property Ombudsman.

A young man had an issue with missing his service charge payment. I spoke to Paul the manager within Town and City and due to the circumstances of the young man Paul managed to wave the solicitors fees. We are grateful for his intervention and compassion in this case.

Susan in the legal team has been so helpful in moving things along for the property I’m purchasing. The solicitors on both sides had been so slow and unhelpful but when I reached out to Town and City directly for help in getting some documents sent over regarding the estate management pack Susan was really helpful on the phone and gave me her direct email to contact her with the details of the problem and any further queries. Things that had been at a standstill for a number of weeks have been getting resolved within a matter of days by her and I couldn’t be more grateful for the help she has provided and she has always been professional, polite and friendly whenever I’ve had contact with her which has made everything so much easier

Town & City have “managed” my building complex the eight years I've lived here, and the overall experience has been appalling.
They’ve taken thousands of pounds from residents each year, yet somehow left our finances in the red, with multiple contractors unpaid and our collective fund in debt.
This is not simple mismanagement, it is consistent negligence, incompetence, and absolutely disgraceful conduct.
Residents deserve transparency and a management company that does what it is paid to do. Not one that embezzles funds and leaves chaos in its wake with NO accountability.
If you value your money, your property, and your peace of mind, avoid this company at all costs.
If you're a contractor leaving a good review, more fool you. They have form for leaving contractors unpaid, it's a matter of time before it affects YOUR business.

It’s been two months of living in an oven. No compensation offered. No alternative arrangements. 50 days before any timeline was offered. Just complete indifference. And for a company that’s meant to carry out routine maintenance and keep essential spare parts on hand, this isn’t just bad service—it’s outright negligence.
And that’s while the service charges are astronomical.

These people do not care about their tenants.I live on the 10th floor of what's supposed to be a modern high-rise, and the cooling system has been completely broken for two months now - right through the peak of summer. My flat regularly hits over 30 degrees, making it basically uninhabitable. I can barely sleep at night and have to avoid spending time in my own home because it's so unbearably hot.
I've contacted them multiple times about this urgent issue, and their response has been nothing short of pathetic. Every few weeks I get some vapid "update" email that essentially says nothing has changed and somehow it's not their fault despite being their responsibility to fix. There's been zero urgency, no temporary solutions offered, and certainly no consideration for the fact that I'm paying rent for a place I can't actually live in properly.
The lack of care for tenants is astounding. Two months of living in an oven while paying full rent, and they act like it's just a minor inconvenience. No timeline for repairs, no compensation discussion, no alternative arrangements - absolutely nothing. It's clear they couldn't care less about the people actually living in their buildings.
If you're considering using this company’s services, seriously look elsewhere. When something goes wrong, you'll be left to suffer while they send you empty updates and take their sweet time fixing problems what should be urgent priorities. Completely unacceptable service.

Absolutely terrible maintenance company. I live in a block of what are supposed to be premium flats managed by town and city and in the height of summer they have been unable to get the cooling for the property fixed for 2 months. The flat is unbearably hot, and there are constant delays and excuses, with no compensation provided. I would avoid at all costs - they have truly made the last 2 months unbearable.
