Town & City have “managed” my building complex the eight years I've lived here, and the overall experience has been appalling.

They’ve taken thousands of pounds from residents each year, yet somehow left our finances in the red, with multiple contractors unpaid and our collective fund in debt.

This is not simple mismanagement, it is consistent negligence, incompetence, and absolutely disgraceful conduct.

Residents deserve transparency and a management company that does what it is paid to do. Not one that embezzles funds and leaves chaos in its wake with NO accountability.

If you value your money, your property, and your peace of mind, avoid this company at all costs.

If you're a contractor leaving a good review, more fool you. They have form for leaving contractors unpaid, it's a matter of time before it affects YOUR business.

It’s been two months of living in an oven. No compensation offered. No alternative arrangements. 50 days before any timeline was offered. Just complete indifference. And for a company that’s meant to carry out routine maintenance and keep essential spare parts on hand, this isn’t just bad service—it’s outright negligence.

And that’s while the service charges are astronomical.

These people do not care about their tenants.I live on the 10th floor of what's supposed to be a modern high-rise, and the cooling system has been completely broken for two months now - right through the peak of summer. My flat regularly hits over 30 degrees, making it basically uninhabitable. I can barely sleep at night and have to avoid spending time in my own home because it's so unbearably hot.

I've contacted them multiple times about this urgent issue, and their response has been nothing short of pathetic. Every few weeks I get some vapid "update" email that essentially says nothing has changed and somehow it's not their fault despite being their responsibility to fix. There's been zero urgency, no temporary solutions offered, and certainly no consideration for the fact that I'm paying rent for a place I can't actually live in properly.

The lack of care for tenants is astounding. Two months of living in an oven while paying full rent, and they act like it's just a minor inconvenience. No timeline for repairs, no compensation discussion, no alternative arrangements - absolutely nothing. It's clear they couldn't care less about the people actually living in their buildings.

If you're considering using this company’s services, seriously look elsewhere. When something goes wrong, you'll be left to suffer while they send you empty updates and take their sweet time fixing problems what should be urgent priorities. Completely unacceptable service.

We are a company that provides a communal cleaning service as well as external window cleaning for a number of properties overseen by Town & City. We feel we must mention Elaine and Katie in the Accounts Payable department at Darlington who look after us so well. They are always so pleasant to deal with and we particularly appreciate the way they always pay our invoices on time, something that smaller companies rely on. Absolutely terrible maintenance company. I live in a block of what are supposed to be premium flats managed by town and city and in the height of summer they have been unable to get the cooling for the property fixed for 2 months. The flat is unbearably hot, and there are constant delays and excuses, with no compensation provided. I would avoid at all costs - they have truly made the last 2 months unbearable.

Our experience was absolutely appalling from start to finish. We dealt with a different representative every time we made contact, leading to poor communication and no accountability.

We raised repeated concerns about the potholes in the car park, which not only did we get charged ridiculous amount it was actually worse when job was completed. Despite drastically cutting back on services like cleaning and gardening to reduce costs, we saw no corresponding reduction in fees — in fact, the charges increased with no improvement in service.

When we finally managed to exit the contract, we were left with very little in the account. Since taking over the building management ourselves, the property has improved significantly.

Steer well clear — we would not recommend this company to anyone.

After years of slow responses and poor upkeep, this company has been a breath of fresh air. Things get fixed when they’re supposed to, and we’re kept in the loop with clear, helpful updates. Professional without being overly formal and easy to deal with.

We have seen a vast improvement in the past 6 months, whilst the majority of the team have always been speedy in responses and resolutions, we did have issues with our previous property manager, who was a director at the company. The previous manager has now left, and I am cannot thank Town & City enough for how they have supported our property since, issues are dealt with very efficiently, and communication has improved greatly.

Really solid experience overall. Communication has been quick and straightforward, and any issues we’ve raised have been handled without a fuss. It’s been a welcome change from what we were used to before.

We work with a number of management companies and find Town & City the easiest to deal with. It can be difficult to speak or even get a reply to an email with most management companies but communication with Town & City is great!

Since Town and City Management have taken over, their communication has been far better than other management companies in the last 20 years we have been here.

Most importantly repairs, maintenance are quick to be implemented. Other requests have also been dealt with super quick! I have to say it refreshing after going through so many management companies

My experience with Town & City has been quite varied. Our property manager Andrea, who I deal with regularly, deserves 5 stars: Andrea is quick to respond, knowledgeable and always wants to find the best resolution to any problem we may have.
Unfortunately I cannot say the same for the head office team which is why I am unable give a 5 star review overall. My main gripe is concerning the management reports which I have asked to be produced on a regular basis. These reports either don't turn up or are incomplete. Getting these reports on time and accurate would be a huge improvement.

I'm a leaseholder at a property managed by Town & City management. Staff are helpful in dealing with queries, settling payment and informing about forthcoming works.

The point of contact for budgets, meetings and arranging works is particular efficient and helpful.

We are thrilled to have found Town & City. The staff are incredibly knowledgeable and professional, always going above and beyond. Outstanding property repairs and maintenance issues that were neglected for years have been resolved. The contractors appointed have been professionally knowledgeable and cost-effective.

Their exceptional service has made a significant difference, and we are truly grateful for their excellent service. I wholeheartedly recommend Town & City to anyone thinking of changing property management companies.

Our current property manager Andrea is brilliant. She does everything she can to keep things running smoothly, not always easy with quite a large site. Very happy with the way she looks after us.

I work for a firm of Solicitors and work alongside many Management Companies and have to say this comes along with the best that I have dealt with as some Management Companies are dreadful to deal with, I dealt with Susan Ramsay who was most helpful.
