A 13 YEAR ERROR THAT URBANPOINT FAIL TO CORRECT.
I have been a tenant in a property for almost 13 years & I am still receiving Rent Charges of £3 per year addressed to a Mr Ball who I have never even heard of. Despite having returned over 10 of these annual letters to Urbanpoint RETURN TO SENDER) along with notification of not knowing the name of the person there are addressing it to, they are still sending the same addressed letters.
# I believe that the £3 annual rent was applicable to the house owner in respect of a lifelong rent agreement simulating a Leasehold Agreement which has actually expired when the original landowner died - and - I know this because of having helped another person purchase a property in the same street & I noticed an unusual Contract Term in the Freehold purchase they concluded. (I brought it to the Conveyancing Solicitors attention and the Seller agreed appropriate insurance of Freehold being granted free of any ? RENT ?)
All the Company has to do is to check Land Registry for details of the current Owner & to take it up with them.
NO BODY SHOULD BE MANAGED BY URBANPOINT
Apprently Jan Partek -Urbanpoint management company is managing my one house. Started with heavy handed, big inflated insurance that i have never seen a copy of in last 6 years!!
Under Right To Manage, I would be taking the management via Tribunal, if they do not agree.
Worst Management Company ever
This is the worst management company I have ever encountered. I have lived in flats for over 30 years and before Urbanpoint all the Management Companies I had were OK.
If I could give Urbanpoint a zero or minus 1000000000000000 I would.
They completely make up figures, will not give owners receipts for work that has been done, are completely incompetent, are totally rude to owners, use the same two Companies to repair things who charge the earth, one of which is based in London, charge exorbitant fees, and never visit the property. They are total scam artists and are there purely to make as much money as possible. I would advise to not ever buy a property if they are the Management Company. And if appointed by the owners get all the owners together and get another Management company. Gov.UK explains how to do this. It was a sheer and utter humongous relief to sell my flat.

If I could write a zero star I would
If I could write a zero star I would. My fiancé has a flat managed by UrbanPoint. They charge £6.6k plus management charge for one year on future works. They then spread an email claiming more money. The following year with no work carried out demanded another £7.6 k contrary to section 20 added another 2.5 for management charges and sent threatening letters. They did not have my number on file so I called them and got an answer. I was asked to call back on the Monday. This time 6 consecutive calls and messages left no response. Three emails sent telling them I could facilitate the payment of the claims £32810 owed payment and no response. The following day I sent 7 emails. Called 12 times and no response. I will use this against them should they decide to pursue the claim in court. Tomorrow I will email them 35 times.

- Their accounting and service charge management is beyond incompetent.
- We estimate that they charged us almost double on building insurance, getting a premium of around £4k.
- their Fees are very high despite them never visiting the property and being very difficult to get hold of or ignoring our queries and they add on professional fees despite not doing any professional work
- They use their sister company ‘Consult Construct’ to carry out work at huge cost.
- they were over 12 months late in sending out service charge bills
- charged us £6k for a roof survey (just a survey report - not actual work) and didn’t charge us for it until 3 years later having never carried out the roof repairs.
- the bills are incorrect. In particular we’ve had no explanation for missing reserve fund despite 12months of repeatedly asking for the account statement for the reserve they still haven’t sent it to us.
- it feels the only way to get anywhere with them would be to go to first tier tribunal.
- polite on the phone but then do not follow through with what they promised to do (so take any conversation on the phone with a pinch of salt).
- do not waste your time staying with them. Get away as soon as you can.
This company manages the insurance…
This company manages the insurance policy on my leasehold property. The rates have double in the last 4 years and surpass any policy premiums I can get on the open market. I did make a claim for fire damage caused by a neighbouring property. They dealt with the claim in a reasonable manner but failed to contact to neighbours insurance to retrieve any cost. The neighbour admitted full responsibility but Urbanpoint made no contact and just increased my policy cost instead.
Sadly, It seems I am tied to them :(

- Inflated costs (all costs are wildly inflated, from insurance quotes to cleaning costs).
- Uncontactable when trying to resolve issues (don’t expect to be able to speak to someone or get a response to an email)
- Rude (if you ever do speak to anybody they are very rude and unprofessional)
- In short avoid at all costs!!!

The worst management company
The worst management company I've ever come across. Incompetent, rude and impossible to work with. They overcharge and leave the property in an awful state, which they don't even know about because they don't visit regularly - I know this because when I report issues the property manager is surprised by them. I have had issues with them ever since I moved into my property: major neglect of the site leading to pests, structural issues with the building not addressed despite several reports and they rarely pick up the phone - they pretend they don't get my emails, shocking service. I filed a complaint with the company only for that to be ignored too. I'm at a loss for what to do at this point, really frustrating.
Query regarding buildings insurance
No communication whatsoever. We have tried to contact them regarding buildings insurance as the price is about 6-7 times higher than is available on the open market but they have not even acknowledged my query, let alone provided any sort of explanation. Have left multiple voicemails and sent multiple emails and had zero response.
Useless
Useless, incompetent could not care less. Use the cheapest often unskilled contractors to carry out repairs. Not interested in preventative maintenace or any form of building repairs. Maintenave /repairs are carried out to a very poor standard. There does not appear to be any form of competitive tendering when obtaining quotes from contractors. Building repairs only carried out when enough residents scream at them.
Communication is virtually non existant unless of course they want money from you. If possible go elsewhere.

Incompetent and useless property…
Incompetent and useless property management company. Our building has been managed by Urbanpoint for over 20 years, so I know what I’m talking about. Lift hasn’t worked since October 2022, so 10 months (disabled resident had to move out), and leak into building for 4 months, and still leaking, causing undue damage. Very poor communication, and little regard for leaseholders, value for money and transparency. Leadership and management team are unprofessional, unhelpful and incapable. I’d stay well clear of Urbanpoint if I was looking for a new property management company.

Almost impossible to speak to, they only give a fax number. Voicemails are not answered. The accounts are on maternity leave constantly. All I wanted to do was pay them. Almost impossible to deal with.
Helpful in my case…
After reading the very poor reviews I was worried about obtaining a receipt of payment of my ground rent for my solicitor. I emailed the general email address and received a reply within 48hrs. The member of staff who replied was really helpful and it was all sorted out quickly. So my own experience was very good.

These guys are utterly useless. We moved into a flat in October which hadn't even been professionally cleaned, as stated in the contract. We had a broken radiator, broken hob, llight hanging dangerously above the bathtub suspended by wiring, a washing machine that doesn't drain, a broken doorbell, broken mirror, black mould... the list is endless. I had to get cleaners in myself and nearly 3-months after raising these issues, only the radiator and hob have been fixed. The communication is appaling, intrernal and external. Avoid like the plague. We'll be moving as soon as our contracts up.

This company have no regard for the people they serve. Never correct any defaults on time and when they do complete work. It breaks within a week or two. Please improvise your services or you’ll be out of business soon.
