Save yourself the trouble.

I booked a room in a shared apartment for working professionals and students through HousingAnywhere. The day I came to see the apartment/room was a surprise to me. A refugee lived there, and the overall condition of the apartment was very poor—not like the pictures or the description.

I said I couldn't take the keys and never moved in (we were two people getting the keys and having the same reaction). I was informed I would get my money back, and they were sorry for the inconvenience.

It took them three months to transfer my deposit, and they still will not refund the money I paid to open the contract (€780). I have hopefully been able to get my money back from HousingAnywhere because my bank deemed this a scam (unlawfully taking my money).

Save yourself the trouble and stay away from these people.

(Answer to Zappyrent comments - I’m not able to see the apartment before moving. I was informed that working professionals and student lived there, however the apartment had refugee (with special needs). You said their where 2 bathrooms, but I was informed the day that I showed up that only one of them had hot water. Pictures was shared on how the apartment look, but when I came to see the apartment the cabinets had fallen down the walls, lamps where missing and broken, sockets not working.

Lastly I was informed by Alessandro that I would get my money back, I confirmed that I wouldn’t move in and thanked him for his understanding. (However now i have proceeded never to get my money back))

It’s important to remember that by booking the apartment and signing the contract, which is a legal document, you agreed to the terms and conditions. Unfortunately, when a contract is not honored, the cancellation terms, which we both agreed to, must be followed. This means that the deposit is not refundable, as it was clearly stated in the contract.
But we completely understand your situation and have tried our best to accommodate you. We acknowledge that the apartment was not as shown in the photos due to cleanliness issues, and we quickly offered cleaning services at our own expense. Furthermore, we ensured that the necessary maintenance was completed promptly after your scheduled check-in.

We’ve made every effort to fulfill our part of the agreement and have been available to help with any concerns. Please note that while the deposit is refundable at the end of the lease, advance payments are non-refundable, as outlined in the contract.

They are presenting each situation in such a misleading and dishonest way

In response to what Zappyrent has replied to my review here on Trustpilot
" Despite this, we accommodated you by refunding the deposit, which was not contractually owed, and only retained the administrative costs. These costs have been explained multiple times, yet you continue to dispute them. To ensure full transparency, we have sent you a final email with a link to the Italian
Revenue Agency detailing the reported costs."

1.If we are following the contract guidelines that would mean that you first broke the contract by not providing me the apartment in "perfect condition" as your contract states .
2. Please do not try to present that you are doing me any favours by returning only 371 euros from my 1300 euro deposit as you have deducted every penalty that you state in your contract with no re-evaluation of what you have done wrong.
3.Everything that you have sent has nothing to do with your attempt to resolve this situation fairly which is by returning my full refund, but instead due to my continuous efforts of repeatedly asking you to help with this situation that you are fully responsible for.

My Rental Experience in Cologno Monzese, Milan

I rented an apartment in Cologno Monzese, Milan, on February 24. For the first few months, everything was fine. However, the building manager decided to replace all the water pipes, and the work was poorly managed. The workers left a large hole in the bathroom and kitchen, which impacted the apartment's temperature, making it too hot in summer and too cold in winter.

I paid €740 a month in rent, plus a €1480 deposit. Instead of offering an alternative accommodation or reducing the rent, the company didn’t take proper action to fix the issue. They didn’t cover the hole correctly, and the problem persisted.

When I spoke to the owner, my concerns were ignored. I followed the terms of my contract and notified them I would leave after three months. They confirmed the issues but refused to return my deposit when I requested it.

Advice for International Students and Workers

My advice to international students and foreign workers is to learn Italian. It can make a big difference in resolving issues like this. If you don’t speak the language, it can be harder to deal with problems or assert your rights.

It is easy to claim that the tenant doesn't grant access to workers. However, it would be straightforward to show the exact time you provided, when the workers arrived, and whether I refused to open the door for them.

I provide general advice for readers, and they are smart enough to discern the truth.

The apartment you lived in belongs to a very accommodating landlord, who offered multiple times to address the reported issues, including the mold in the bathroom. However, it became evident that these efforts were hindered by your refusal to grant access to the workers, as documented in written WhatsApp exchanges.

Additionally, regarding the pipework requested by the condominium, delays in completing the work were caused by a lack of cooperation in allowing the assigned company to finish the job.

We would also like to highlight that you did not comply with the terms of the contract, as you terminated your lease before completing the mandatory 12-month stay. This is in addition to the unpaid condominium fees and utility bills since September.

Highly professional and organised rental agency

Zappyrent was truly a lifesaver for us in finding a rental apartment in Rome. As foreigners who don't speak Italian, we had been struggling a lot to secure a rental apartment. Then we approached Zappyrent, which has an excellent online and on-site system for systematically organising house viewings, securing the rental apartment, and managing the onboarding process. Special thanks to Valerio, the Zappyrent agent, who arranged the viewing and was highly professional throughout the rental process. Milan student housing fraud

Our 24 year old son opted to go to University in Milan for two years and was looking so much forward to this once in a lifetime experience.

So he started looking for housing - here came up the platform Housinganywhere.com !!
Don’t trust them, they even highligt top of their site “Covered by Tenant Protcetion” a so called insurance you pay for if room/apartment don’t live up to listing, then you would have your money returned.
Now comes the smart/tricky part, housinganywhere just connect you with Zappyrent.com who I think has contact to the landlord.

Our son was not given the opportuinty to see the room before move in day.
The room was in a shared apartment for 6 students/young people as listed, so when he should move in on a friday afternoon, he was met by a representative from Zappyrent.
There was also a spanish girl there with her mum, that should move in the same day.
The young girl refused here assigned room and apartment due to not as listed.
The same did our son to the Zappyrent representative, also he filled in the form on housinganywhere.com to fullfill the terms for getting his money back. Apartment/rooms was dirty and not maintained at all, everything way below standard as shown on pictures etc in the listing.

2 month later our son has not seen any of the money.
Housinganywhere:
Insurance/fee 255€
One month rent 730€

Zappyrent:
Fee 780€
Deposit 1560€.

These platforms are just a big fat scam ruled by dishonest people to cheat our young people for money and ruin them for their time of their lives!!!

We will now contact the local police to file a report for fraud and hope for the best 🙏

Bad and irresponsible company and…

Bad and irresponsible company and staff. I have 2 bad experiences. 1) Before signing the contract, I have to register my bank information to allow for the charge of the one-month commission fees, which is fine. However, before the check in, their staff reached out to me asking me to do the deposit. I did as per their instruction. After few days, without checking with their staff, Zappyrent directly charged the deposit from the bank account I was asked to add during the contract preparation. This resulted in double charges. I contacted the company, they compensated me by transferring the euro currency from Rome to my USD bank account in Cambodia. I lost about 200$ due to exchange rate and the international bank charge. I asked them to cover that as it was their fault. They rejected. 2) Several days before the check in, they asked me to delay the check in. No support was provided to me to find a place at all, except sharing some Airbnb options that are cheap without considering that I have 2 more family members. They said they will compensate me if I can find a cheap place to live temporarily. They promised to pay me up to €1,050. I ended up finding a place and paid by cash. I sent them the payment receipt I signed with the landlord for the compensation. They rejected and said they could not accept this type of payment prove. They wanted the bank transfer receipt. They did not tell me this earlier. I ended up not being compensated. They said the receipt is not reliable; however, the fact is I did need a place to stay in those 15 days. Why did I need to fake the receipt? I did tell them to pay me whatever they can if they think my claim is not affordable. I received zero. They should at least compensate me according to what they promised in the first place.

As for the reimbursement for your temporary accommodation, we required a formal tax receipt from the landlord as proof of payment. Unfortunately, a handwritten note without concrete proof does not meet our criteria for acceptable documentation. We were available to assist you in obtaining the reimbursement and had informed you that a formal receipt was necessary to process it.

Martina’s thoughtful problem-solving.

When I moved into my room, the radiator was missing its temperature regulator. As the heating season approached, I noticed the issue and informed Martina. She suggested that I purchase the item for around 3 euros, but I was unable to do so. Instead, I ended up paying 13 euros for the item, and at first, I was only offered a 3-euro refund. I found it unfair that I had to pay 10 euros through no fault of my own, so I raised the issue with Martina. She demonstrated excellent problem-solving skills and managed to arrange a refund for the full amount. I was deeply impressed by her dedication and would like to express my gratitude once again.

Do not use Zappyrent

EDIT:

After making this post, Zappyrent finally answered my emails about this situtation [losing my job and finding they had automatically taken the first month rent from my card in the same day].

Zappyrent management wouldn't help me, despite the awful situation. Instead they offerred me 200EUR of credit to make another booking, which is laughable considering my situation and experience.

At the end of the day, Zappyrent is designed to benefit landlords under the guise of offering consumers flexibility. They will not help you if you get in trouble, which is just how management likes it.

Do not use Zappyrent.

When you give them your card details to pay the 200 EUR and register interest in a place, they don't tell you that they will automatically charge the first month's rent if the Landlord accepts your proposal.

Then, if anything happens to you e.g. you're fired and can no longer afford the apartment, they will keep all the money they automatically charged and not respond to you.

I've opened two separate tickets, with no reply. I've contacted my bank about it already. If I don't hear from Zappyrent soon, I'll also file a denuncia with the Guardia di Finanza.

Being a start-up is no excuse for poor behaviour when you're dealing with some of the most fundamental aspects of people's lives.

The charges extra fees and don't justify them

I have had the worst experience with this company.

After living in a room with mold, where they didn't give me any solution for this situation, when my contract was finally over, they took part of my deposit without justification.

When I asked why they were keeping more than 400 € from my deposit, they answered accusing me of damages in the apartment, damages that some of them make no sense and they didn't bother on giving more explanation, and other situations that were like that since I arrived to that appartment.

I asked for the evidence (photos and receives) and they stop answering.

Even if I have videos of the state of the whole apartment, both from the day I arrived and the day I left, they stop answering me. I also justified that I lived in a residence with other students. Agin with no response.

Other charges they mention are legal fees, that I asked for the receipt to confirm they were charging me the right amount, and also they never replied to me.

Avoid zappyrent if you don't want to have any problem with your deposit money. Even if you make videos and take photos when you arrive and when you left, they are going to stop answering and they will keep your money without giving any justification.
