Excellent service

Lots of moans about a reservation fee! But this is a sign of commitment and a welcome one if you are a seller. We had a buyer pull out way into our sale and we lost a year before it was sold again. AG have a successful selling strategy and we were pleased with their approach and personal contact. We actually had a good relationship with our buyers and maintained contact throughout, but if we hadn't, the liaison person (Louise) at AG would have been very useful. All in all, a satisfactory experience

What an INCREDIBLE Experience!

What an INCREDIBLE Experience. First of all we were shown around the property by the wonderful Joanna Black (Jo). We had the most warm welcome and positive experience when viewing the house. We knew it was our forever home! Andrew grant kept us updated every step of the way and were always there to Answer any questions we had. Thank you so much !

Be careful about leaving a ‘reservation fee’

Andrew Grant replied to my last review about their ‘reservation fee’ saying that a full refund of the fee is given if the sale falls through. However, they only refund the fee under very specific circumstances (see their terms and conditions). For example, if the sale falls through because someone lower down the chain pulls out and you are unable to complete within the six months you will lose the fee.

Most other agents are no-sale-no-fee and don’t request a large sum of money as a deposit from buyers

As a seller if Andrew Grant fail to find you a buyer (even after your minimum contracted period) you will have to pay a penalty for ending the contract- you can never get out of it without paying.
As a buyer you have to leave a large deposit of thousands of pounds which Andrew Grant keeps for themselves if the sale falls through.
Whatever happens Andrew Grant will always get paid, by the buyer or the seller, even if they never sell anything.
As a seller, make sure you carefully read their terms and conditions and ask the agent to explain them fully, before you list your property and double check the percentage commission they will charge you, before you sign anything.
As a buyer, I would be very careful about leaving any deposit. Once paid, it will be very difficult to get it back if the sale falls through for whatever reason. Bear in mind, it doesn’t take much for a chain to collapse. You will lose your money.
There are a lot of other agents that offer an equally good service, with a no-sale-no-fee contract and almost all other agents don’t ask for reservation fees, so buyers can commit to buying a property without the fear of losing a vast amount of money.
Be very wary of using Andrew Grant.

Fabulous experience as a seller with Sam Lesser

My experience of selling a property with Andrew Grant was extremely positive. Sam Lesser handled everything from the start, and I have nothing but praise for his dedication and professionalism. I felt supported through the process, and would happily recommend Sam’s services and expertise to others.

Got my house on the market with Andrew…

Got my house on the market with Andrew grants getting it removed from rightmove myself didn’t bother to call and let us know on two occasions that the viewings had been cancelled and also had video footage of the agent taking people on to my private property that was told to the agent was not in the sale and under no circumstances to take anyone on the land also had one cash buyer that turned out who needed to sell three houses which Andrew grants were going to market for them which was a conflict of interest I thought wasted four months of our time and trying to charge me 1000 pounds before they would take it off right move and all portals beware you have been warned sham of a company

Buyers beware of leaving a reservation fee..

Andrew Grant insisted on a £5000 reservation fee for our dream house in 2023. Andrew Grant then put the house back on the market after just 4 months but refused to give us our £5000 reservation fee back. The matter is now being dealt with by The Property Ombudsman and hopefully Trading Standards will get involved. Buyers beware- do not leave a reservation fee with Andrew Grant!

If I could give 0 stars believe me I…

If I could give 0 stars believe me I would. Do anything you can do avoid this agency at all costs. We offered for a property, the offer was accepted, we met the vendors and paid a significant amount in transaction fees to be told via EMAIL weeks later that a higher offer had come in and they’ve gone with them instead of quoting ‘sometime money talks’. Following this, we were left in limbo not sure if they had accepted the other offer. It was, not the agents, but the solicitors that told us. We weren’t even to receive an email. I have never witnessed such an unprofessional service, not just from an estate agency, but from any business.

Support for renting as part of an international move

I worked with Jake McLaughlin to answer questions about renting in the UK as part of a move from the US - UK. He answered all my questions thoroughly and was so pleasant. He took so much time with me (nearly an hour!) which was so refreshing in a world where customer care is declining. He mentioned on our call that Andrew Grant's CEO has a goal of making the experience very different to other letting/real estate brands to put the customer first -- he has succeeded. I wouldn't hesitate to use them as my partner for booking a rental in the UK and to recommend them to anyone needing this type of support.

After contacting Andrew Grant

After contacting Andrew Grant, Covering the West Midlands i was disgusted to see that they operate a buyers deposit scheme where a buyer has to give them a large sum of money and should the sale not go through then the estate agent and not the house seller gets to keep the buyers money! If you are thinking of selling a property then avoid these cowboys at all costs.

At last a decent Estate Agent!!!

We recently bought a property that Andrew Grant were selling and have to say that they were the most helpful professional company to deal with. Our own agent was worse than useless however Louise Jones, the senior customer liaison agent, was a star…she was able to sort the many issues that were occurring below us in the chain and more than cover our own agents failing and non communication. She was in touch daily as the sale progressed keeping us updated and helping to make sure the sale went forward when, thanks to our own agent’s incompetence, there was a real risk of the chain collapsing. If we ever move again we will have no hesitation in using Andrew Grant and would highly urge anyone wanting to sell a house in the areas they cover to do the same.

Tonia the superhuman

Tonia at Andrew Grant was fantastic. Tonia went out of her way at all times and provided exceptional customer service. We were buying a house that was for sale with Andrew Grant and Tonia still helped us with our sale and went completely out of her way to push it through and advise us where we needed it. We would not be in our beautiful house today if it wasn’t for all of Tonia’s assistance, she is an absolute credit to Andrew Grant and a wonderful human.
Every person that we dealt with in the sales team, from the moment we rang through to the office and spoke to Claire to Justin, at the beginning when we were looking for properties, was fantastic, thank you for everything.

Pick and Choose their Customers

Clicked through their website to arrange a viewing on a property but heard nothing back. Rang through to the office to be told the property wasn't accepting viewings, only offers and to call back at the end of the month if it is still showing.
Happened to speak to the owner of the property who knew nothing about viewings being withheld. The owner was far more informative and told us how the agent was encouraging a bidding war. Even the owner was at a loss as to what was exactly happening.
Did try again at the end of the month to request a viewing as no details were changed on the listing. But was completely ignored again.
Other agents got back to us quickly about arranging viewings and were informative. I won't bother with Andrew Grant for buying or selling property in the future.

Unfair and manipulative agency

I was with Andrew Grant for the last 4 years and they were managing the renting of my property. When obviously comes to their management fees, they are very responsive and sharp in getting their fees but it comes to my rights as a landlord, I become a worthless person.
The last tenants I had destroyed a lot of stuff in my house like the tiles, wood flooring, killed all the plants in my garden and ripped the carpet. They called theses damages wear and tear and refused to get any refund from the deposit from the tenants. I am so disappointed in them as I thought they are fair and professional people but turns out that they are discriminating and manipulative. Do not deal with this agency again.

We have investigated this review carefully (and responded to the landlord). Given the apparent inaccuracies in it we asked that it be taken down whilst we reviewed the situation. As we have had no response to this request, we will address each issue raised.


It is correct that as with all of our transactional responsibilities, we invoice our fees efficiently.

The rights of all our landlords are always at the forefront of our mind and there are absolutely no exceptions.

When the tenants left this property there was damage to some floor tiles. When we inspected this, we concluded that it was an issue with the original installation being carried out on a flexible surface, an independent inspector confirmed this as the problem.

The property was not properly cleaned by the outgoing tenant and contrary to the assertion we have worked on behalf of the landlord, including instigating a claim to the Tenancy Deposit Scheme for recompense from the original deposit.

We accept that we could have done better in anticipating the effects of the severe drought on special gardens such as the one at your property.


Your final assertions about the company don’t bear commenting on other than they are deeply offensive to the culture and focus of our customer focused team.


Finally, this matter only came to the attention of our senior management after this review had been posted. As stated on our website there is open access to our CEO and Executive Chairman in the event of a client’s expectations not being met. Naturally we occasionally make mistakes and when we do we acknowledge them and make every effort to put things right for our customers.

Very unprofessional outfit

Very unprofessional outfit, competing clients against each other to improve their commission. Extremely poor Communication, wrong information given. Poor customer experience, I lost my dream home because of them. Use someone else.

Mr Barry is clearly unaware that it is our legal duty to present competing bids and interest to vendors. The communications with Mr Barry were regular, accurate and fully recorded, including letting him know that a superior bid had been received which the vendor had decided to take. Our course of action was dictated by English property law along with our commitment to getting the best value for our vendors.
