Good attention to detail and competitively priced
Dan was able to book the survey in reasonably quickly and once it was done, I received the survey within a few days. There was a lot of attention to detail which raised issues which were important for me to take up with the seller. The pricing was competitive and I’d have no hesitation of recommending him.

Cosmic incompetence
This company caused panic over "brown circular stains" in the upstairs bedroom which, on second viewing and on receipt of the surveyor's less grainy original photo, turned out to be some planet stickers. £750 should buy you expert care and attention, not a report produced so hastily and with so little thought that some stickers of the planets are mistaken for mould.

Thank you for your review. I’m sorry to hear of your concerns, and I would like to clarify a few important points for accuracy.
Firstly, the circular “planet stickers” referenced in your comment were never identified as mould or defects in the survey. When you contacted me between 10th and 14th October 2025, I responded promptly and confirmed that the stickers were decorative and not the areas referred to in the report.
The actual area of concern is a separate patch of discolouration at the left-hand wall-to-ceiling junction, which is clearly photographed and labelled in the report. This stain is entirely distinct from the stickers and was assessed based on its visible characteristics, which are consistent with possible moisture ingress from the dormer or roof junction above.
All assessments were carried out in full accordance with RICS Level 3 inspection standards, which involve a non-invasive visual inspection only. The commentary provided was reasonable, proportionate, and based solely on what was visible at the time of inspection.
I also provided detailed written explanations, clarifications on specific photos, and our Complaints Handling Procedure should you have wished to pursue any concerns further.
It appears the situation may have been taken out of context, and I would respectfully note that the suggestion that stickers were mistaken for mould does not reflect the content of the report nor the advice provided.

Thank you for your review. I’d like to clarify that the valuation of £300,000 was professionally justified, evidence-based, and completed in accordance with RICS Red Book standards. It reflects verified sales of comparable properties and current market conditions.
The neighbouring flat referenced is a two-bedroom unit of approximately 74 sqm, not a one-bedroom as stated. Additionally, online estimators and asking prices are not accepted by RICS or housing associations as valid evidence for formal valuations.
As a RICS-registered valuer, I base assessments on objective, verified sales data. RICS guidance also supports consultation with local estate agents where relevant — this is a recognised and appropriate part of the valuation process.
At present, no verified sale evidence supports a valuation of £335,000 for the property in question. If concerns remain, I welcome the use of our formal complaints procedure or referral to the independent redress scheme.

Dan provided a fantastic service
Dan provided a fantastic service. It was our 2nd time in recent times to avail of Dan’s services. 1st sale fell through. Dan kindly fitted us in promptly and the best part was the immediate phone call after to discuss a couple of points and provide estimated time of delivery for the report (which was received ahead of the agreed time frame).
The follow up call helped us greatly keep our purchase moving along.

Efficient and detailed
Ark Surveyors were quick to book me in and advise me on which survey to chose. Although maybe in hindsight I could have done with a level 3 structural survey. Dan Jombla who was brilliant, thorough, and provided advice via a phone call after the survey was complete. His report was very detailed and he provided the professional advice before purchase, really helpful. Overall excellent efficient service.
