Was promised the world ALL LIES

Was promised the world. I was told they would use my recent appraisal from truist Bank. Also was told closing cost would be only $4k. Was told loan would be done less than 30 days.
All lies to get me started and locked in.
After almost 50 days. Closing cost went to $10k. Then at the end of the process they told me the appraisal wouldn't work. Only another $800 added to closing.
Not to mention there the hardest people to get on the phone. A nightmare. I ended the loan and went back to Truist. Leo lied about everything. Will never do business with them again.

DO NOT USE THIS COMPANY!

DO NOT USE THIS COMPANY!! I was told I was approved for a home equity loan. We ordered the appraisal, after the appraisal was started. I was told I wasn’t approved because of some late payments. Which I should have been told before the appraisal was ordered. So I lost $307 for nothing. Very bad experience with company. Would not recommend to anyone.

Working with Alec Butler was an…

Working with Alec Butler was an incredible experience from start to finish. His honesty and integrity are truly unmatched, and it was clear from the beginning that he genuinely cared about my best interests. Alec Butler took the time to walk me through every step of the process, explaining all the details in a way that was easy to understand. He was patient, transparent, and always available to answer my questions, no matter how small. What stood out most was his character—he’s not just an excellent professional, but a genuinely good person who made me feel supported and confident throughout the entire process. If you’re looking for someone you can trust completely with one of the biggest financial decisions of your life, Alec Butler is the one to call. Thank you for everything, Alec Butler!

I think they are okay

I think they are okay ?
My contact with them was limited as I used mortgage broker that was less than just okay. I had one interaction with Cardinal Financial during closing and it was great. It’s hard to know who was bad and who wasn’t.

My complaint is that post closing the website for making payments is awful and you cannot setup automatic payments online. I always feel like companies that don’t make it easy want you to fail so they can collect more fees.

I am a RE agent dealing with an out of…

I am a RE agent dealing with an out of state buyer using this company. Almost ZERO communication regarding whom to contact & important deadlines!

-The LO I was told was handling it...was not. I wasn't given the name of the correct contact person until I did a lot of digging after being ghosted

-Appraisal deadline: if the buyer doesn't get the appraisal back in time for the deadline, they are legally liable to pay the offer amount regardless of whether it appraises! (Do they CARE about their customers?) I called the appraiser to find out when it was submitted because the person I was in contact with, didn't know where it was. I told them that they DID have the appraisal, because she had sent it to them right away after doing it, (Then it was "magically" found)

-LC deadline. I know many states don't have this, but if you have a license to operate in a state, you'd better know what that state's contracts require! And not wait till nagged to provide the documentation by the deadline...to the correct parties. (Don't act as if it doesn't matter!)

-Did not really do anything of their own initiative regarding getting important info & docs to me

-Interest rates are less than stunning. The buyer could have saved as much as 2 percent if they'd used a different lender...

They guided us step by step throughout the entire process, he helped us with all the doubts and questions we had. Lies, lies, lies

Eric D was fantastic however after that Cardinal Financial felt extremely short! Lost our paperwork multiple times and we had to resend it! Sent in the exact same paperwork which was requested then it wasn’t what they wanted. Had them send very specific detailed information on what they were needing and we sent the documents. It was the same documents we originally sent in that they had lost!
We were told closing costs would be $23,410 with taxes and titles, nope… closing was $31,234 and that was the morning of closing. We get to closing, go to sign the papers and then we were informed the closing costs were incorrect and would now be $32,240. My husband had to run to the bank, get another cashier’s check for the balance!
We questioned why the closing costs went from $23 thousand to $32 thousand within 4 days and they said the rate had changed but we noticed the rate was still the same! We filed a complaint and are still waiting on that. We contacted Cardinal multiple times and to date nobody has contacted us!
Cardinal Financial owes us almost $9000 because they processed our loan incorrectly and gave us wrong information! Absolutely HORRIBLE company!!!!!

No need to go anywhere else

First off I don’t write many reviews but in this case I could not wait to do it. The amazing Sonia Nangia did hands down the most incredible job Ive ever seen a professional do. Absolute attention to details, constant communication, always on top of everything. If you want the smoothest process with the least amount of headaches or uncertainty, you will not find anyone better than Sonia. Me and my wife are eternally grateful as she totally saved our butts and we were able to close after a very difficult and intricate mortgage. Not only do I recommend her for everybody but any future mortgage related transactions will not be with anybody else. Thank you Sonia!!!!!!

Thanks for wasting my time.

I was told I would receive my preapproval "no problem" and "very soon" and "everything is looking good"... That was over a month ago and I still have not heard back from anyone, even though I've requested several times that certain time-sensitive documents be sent back to me. Incredibly unprofessional and disappointing--I will be sure to not recommend to anyone.

Don't use Bill Leear Loan Office.

What do you means what went wrong this time? I'm a Realtor and would like to share a horrible experience I had with Bill Leear Loan Officer with Cardinal. I gave him two loans, one for a refi and the other was a Sales and Purchase. He was unsuccessful and ignore pertinent information regarding my client before starting the loan process. Which should have been check prior to the loan. This tells me in my twenty years of doing Real Estate he is not experinced or he really didn't want my client to have the loan. In addition, my client spend a lot of unnecssary funds. So I want to end with, I hope no one will experinced this, just down right ridiculous.

365 days since I reported an appraisal…

365 days since I reported an appraisal error that would have disqualified the property I purchased from funding. The costs to bring the home up to health and safety code is over $100,000. Not only have they not attempted to determine the property did not qualify, they have also not attempted to help pursue the appraiser that made the error. All they have done is deflect to my home inspection which does not verify minimum property requirements pertaining to FHA lending and start a foreclosure process which has forced me to pay thousands to file suit against the appraiser. UPDATE I called the number provided. They have no information to give me only asked for my contact information to call back which I have yet to receive. UPDATE still no call back.

First cardinal rule is to forget Cardinal Financial for your mortgage needs!!!

Apparently Cardinal Financial has very loose compliance and underwriting policies and procedures that aren’t adherent to the mortgages they promote.

After two months of continued processing and assurances of an iron clad commitment taking cash out of a total cash purchase fell apart.

Without granular detail, suffice it to say that their due diligence and commitments are happenstance. If drawing down a credit report is elementary procedure in this industry then cardinal failed that test miserably.

Have dealt with Cardinal in the past, unchanged circumstances and credit aspects and 11th hour project abort.

Raises some very disturbing questions regarding their capabilities, their dependency and adherence to market requirements/compliance and fee generation.

So after spending two months dealing with a unsavory agent, vapid promises and assertions, we were essentially told to look elsewhere.

If our experience doesn’t chill you then be forewarned. There are hundreds of companies anxious for your business Cardinal shouldn’t be among your options.
