HS - Legal did my conveyancing matter for both of my sales and purchases. They did excellent job by completing my case successfully with great care. Unfortunately, I had very difficult buyer who dragged things on, luckily thanks to HS Legal all went well in the end. The communications were on time, keeping everyone informed at all times and they also were very knowledgeable and professional. I also appreciate they did everything to keep the costs down for me, which is huge bonus.

Great price, very professional service
We just bought the house and I was suggested HS Legal by Conveyancingindex.co.uk site.
From the very beginning until the end all the experience was really good.
Jawad was professional, efficient and replied to the queries very quickly.
Also pricewise, their services cost less than half than some other companies. But the service didn't feel cheap. It was very professional. You can follow up on the case progress in Hoowla, which was very handy.
I highly recommend Jawad and team.

Frustrating experience from beginning to end
Instructing HS Legal Solicitors was the worst decision I made during the sale of my property.
I understand that using a solicitor outside my area would rely on digital communication, and I was quite comfortable with this. But the online system (app) didn’t work from the start, and the alternatives (email and telephone) weren’t much better.
• After a while, I stopped receiving acknowledgements for any documentation/information that I had sent through, despite asking for it.
• Most of the queries I had were not addressed. I was bombarded with generic, automated responses which did not resolve the issues I was raising.
• I was assigned a dedicated case handler but never got to speak to him. Instead, all correspondence was signed by his ‘team’ – see above.
• It was difficult to contact the firm by phone: if I was lucky enough to get through, calls were often not returned, and on one occasion, when I said that I would wait to talk to a member of the team, I was cut off.
• I was advised that they would complete and check forms, but I got the impression that they were simply bouncing any/all information between me and the buyers’ solicitor. They certainly weren’t checking it; otherwise, I wouldn’t have had to respond to some of the buyer’s solicitors' queries several times over.
• The day for the exchange of contracts was delayed because HS Legal wanted to use digital signatures while the buyer’s solicitor insisted on ‘wet’ signatures (hard copies). I would have thought this would have been discussed and settled between the firms before the completion date. It was left to me to race around obtaining additional ‘wet’ signatures and spending a small fortune on overnight postage to expedite the process.
• I am still waiting for confirmation from HS Legal that the funds were released and on the way to my account.
• It took four emails to obtain an accurate completion statement from the team.
• After five or six emails, I have given up asking for the link to Trustpilot, which HS Legal says they have sent me.
All in all, it has been a disappointing, frustrating experience which I wouldn’t wish on anybody.

Our records confirm that the complete Client Care Pack was issued to you on 24 April 2025. We understand that you experienced some initial difficulty completing and signing the forms; however, this was promptly resolved on 29 April 2025 at 1:15 PM. The issue arose due to a temporary technical fault within our management system, which our IT department addressed as swiftly as possible.
All documentation and correspondence received from you were duly acknowledged, with automated confirmations sent to ensure you were kept informed. Our team consistently endeavours to respond to client queries promptly, and we can confirm that all concerns raised during your matter were addressed in a timely and professional manner.
We also attempted to contact you by telephone; however, on those occasions, you were unavailable. Despite this, we continued to communicate regularly via email, providing updates and ensuring you remained informed throughout your transaction.
Regarding the exchange and completion of your matter, please note that most solicitors and the Land Registry now accept electronically signed documents. Accordingly, we sent all relevant documentation to you for signing via DocuSign. On the completion date, however, the buyer’s solicitor requested wet-ink signatures, notwithstanding the acceptance of electronic execution under current practice. Although this requirement caused a brief one-day delay, the transaction was successfully completed on 28 August, once all necessary documents were obtained.
As to your comment concerning the Trustpilot review link, we can confirm that it was sent to you promptly via both email and WhatsApp. Please note that Trustpilot operates as an independent public platform, and the review link can also be easily accessed by searching on Google.

DO NOT USE HS LEGAL WILL ONLY WASTE YOUR TIME AND MONEY!
Do not use HS Legal, I am a first time buyer and i have had the worst experience, they haven't told me what to expect and guide through this process.
The customer service skills and communication skills are horrendous and when you do get information its contradicting.
The case has been delayed multiple times which could have been avoided with better communication.
Complete and utterly disagree with HS Legals reply, can prove multiple times there lack of communication.

We would like to clarify that throughout your conveyancing process, we have kept you fully informed of developments and explained each step involved. The delays you have experienced have arisen primarily due to third parties – namely the seller’s solicitors, the landlord, and the management company – and therefore remain outside of our control.
Your matter formally commenced on 12th April. Despite our continued chasing of the seller’s solicitors, the management pack was not received until 28th June, which in itself caused an unavoidable delay of approximately two months. During this period, we relayed all updates provided by the seller’s solicitors and ensured you were aware of the position at every stage.
Following receipt of the management pack, further time was taken while awaiting responses to our enquiries, again dependent upon the seller’s solicitors. Currently, the principal outstanding issue is the receipt of the signed Deed from the management company. This document is an essential part of the conveyancing process; without it, we cannot lawfully or practically proceed to completion. The execution and return of this Deed rests entirely with the management company and the seller’s solicitors.
Please be assured that we continue to chase these third parties on your behalf and will progress matters immediately once the signed Deed is provided. We reiterate that we have maintained regular communication with you throughout, both by email and telephone, and have promptly shared all updates as soon as they were received from the seller’s solicitors.
We appreciate your patience and understanding in this matter. Please rest assured that we are actively pursuing the outstanding documentation to bring your transaction to completion at the earliest possible opportunity.

I had never used an on-line conveyancing firm before but was really pleased I went with H S Legal Solicitors Ltd. My experience was second to none
My experience was second to none. Hafiz Sohaib Khan was my conyevance handler at HS Legal Solicitors and his regular communication and updates placed my mind at rest, even though I had concerns about some of the reviews I read about HS Legal Solicitors from other customers. Please, do not judge a book by its cover. HS Legal Solicitors was very cheap compare to other quotes I was given or searched for.

Conveyancing house sale
The speedy response from all the team to our queries and the efficient online tracking platform meant that we were communicating in 21st century real-time and didn't have to rely on the post. Ultimately our sale was completed very smoothly and without error.

I have just completed on the sale and purchase of houses. I went to HS Legal having read positive reviews, and they didnt disappoint. I was assigned Jawad Mahmood and his team. They worked through everything much quicker than all the other solicitors in the chain, and even my estate agent was complimentary of their responsiveness (positive feedback indeed when she is also dealing with the others in the chain).
Everything was done online including signatures etc. They were however able to answer calls if I needed anything urgently.
Job well done.

Corrupted company
Due to my involvement with this unreliable, incompetent and I believe corrupted company I ended up losing my entire savings in a scam I believe was perpetrated by someone in this company. When I brought it to their attention it took the boss nearly two hours to ring me only to tell me it was my fault. I have reported this company to the action fraud team and Essex police in order to have the perpetrator brought to justice. I will be passing the scam reports to the regulator as I believe this company needs to face up to its responsibility to protect their customers or be shut down. Please do not use this company please read all the one star reviews you will see what I and other customers suffered.

At the outset of your matter, you were provided with our client care letter which expressly confirmed that our firm’s bank details will not change throughout the course of your transaction. This same warning is also clearly displayed in our email signatures in every correspondence issued by us.
It is important to state that at no stage did our firm notify you of any change in our bank account details. Further, we did not confirm to you that completion was ready to take place. The last formal update communicated by us was that we had raised enquiries with the seller’s solicitors and were awaiting their responses.
On 26 August 2025, you called our reception to notify us of the invoice that had been raised. We confirmed via email that we did not raise any invoice with you, and you did not respond to our email. Subsequently, on 29 August you informed us that completion was taking place, our solicitor called you and confirmed that no completion had been decided and that no request for funds had been made by our firm. You admitted to us on call that you had been the victim of a scam and confirmed to us that the email was not ours but appeared similar to ours. The bank details you transferred the funds to again show no connection to our bank details. Unfortunately, by that time, the amount had already been transferred to fraudsters as a result of a phishing scam two weeks prior. We were not informed and this was only disclosed to us on the call with our solicitor.
Our solicitor advised you to report this matter to Action Fraud, the cyber fraud agency and the police.
We understand that you have been the victim of a serious phishing scam and that this has caused you financial and emotional distress. However, your suggestion that our firm failed in its duties is not correct. We have, at every stage, provided clear written warnings regarding the risks of phishing scams and confirmed that our bank details remain unchanged.
Whilst we sympathise with your position as a victim of fraud, we must make clear that the transfer of funds to scammers did not occur as a result of any failure on our part.
