Indluplace properties horrible experience

Please note the following where Indluplace is concerned .
I will first and foremost would like to address the issue of the agents :
Thuli Thipe -This lady has to be the most incompetent person i have personally had to deal with , she knows absolutely nothing about being an agent , she talks down on clients, only communicates when she has to get you to pay a fee , she is nonchalant and will never show up to a single viewing , all she is after is money and cares not one bit whether you find a unit or not .Then there is an agent named Lethu , the most arrogant person ever , him and this Thuli lady seem to have an underlying war going on which totally affects clients at the end of the day -he literally books all the places for himself and his own clients whether or not payment has been made if your agent is not him forget about getting a unit because he will store them all , we attempted to get him to help us get a unit and to say this man was absolutely unprofessional and so emotional is an understatement .The whole system of persons to deal with for Indluplace is an actual nightmare !There is a Lucky who was said to be a supposed manager but even he is incompetent and absolutely rude to clients , things are done in their own time and they have no care in the world about anything. Indluplace representatives are an absolute sham its embarrassing how they do things and honestly it should be thoroughly looked into . We went to view units at Redwood in honeydew , mind you, you are made to view units that they have already reserved for their own people . We viewed multiple units and every time we would settle on a unit we would be told oh no sorry its reserved -SO WHY ARE YOU MAKING US VIEW IT ????We handled our own viewing process the agents dont even help you . We made full payment under duress by the way because Thuli was in a massive rush and said maintenance would only be done once payment was made -ITS BEEN 15 days since then. I am appalled by the behaviour , the incompetence and the delayed and nonchalant responses that we get from indluplaces reps -i would love to take it even further and actually go to their offices to see who is in charge of this mess of a Brand . They make property places like MAFADI AND Quorum look like they run a five star ship . What a terrible experience !I personally would avoid attempting to rent here , its just stressful and thee worst.

My property was rented out under…

My property was rented out under Indlu's management for 12 mouths. They didn't inspect the property at all during the period. After the 12 months, my property wall was painted black by the talent. The carpet was burned with small hold. The talent move out almost a month later. As a propriety management agent, they did nothing about it.

Keep their Letting arm....at arm's length

This company now appear to trade under the names "Portfolio8" and "Pure Investor".

Indlu were responsible for the management of a rental property rented through them between March 2021 and May 2022.

Indlu seem to operate from a number of locations in Greater Manchester and London using a number of different addresses and telephone numbers. Throughout the tenancy, Indlu made multiple errors in relation to its management from the outset and beginning before the lease was agreed. This ranged from small errors such as name and address miskeys throughout correspondence, leading to communication being issued to the wrong parties at the wrong time, to serious errors in relation to the special conditions and clauses contained within the tenancy agreement drawn up by Indlu. For example, the property in question had not been registered with the Valuation Office Agency, meaning that it was impossible for the local authority to provide services to the property or for the tenant to pay Council Tax. The same can be said for other essential utilities such as water supply & postal services despite their tenancy agreement stipulating that the tenant be liable for the cost of these. In addition, it is expected that during the tenancy, tenants raise issues in relation to the property via an online portal. However, this is only for a select type of issue, while others are to be communicated via email or phone. Irrespective of the communication method one chooses, the correspondence is not responded to or addressed professionally, or it is derailed as the "wrong" method was used. If, by a wing and a prayer, you do have your call returned; the blame will be placed on one of their 3rd parties, of which they use many and also struggle to manage internally.

Indlu had not been in touch with me since 10 February 2022, so I had no choice but to raise my concerns with The Property Ombudsman. In July 2022, my complaint was fully upheld and Indlu were found to have breached multiple clauses in TPO Code of Practice for Residential Letting Agents. A substantial compensation payment was awarded to me. Once again, Indlu drew the process out for as long as possible and did not provide payment until the last day prior to their membership being in breach. On 31 August 2022, the fiasco concluded.

I highly recommend Indlu

I highly recommend Indlu; they have been responsive, friendly, willing to help in every step of the way. The house was put on sale March 29th and within a week I had 4 offers. The house marketing was excellent; the photos and the video were of great quality. If you are looking for an estate agent that will support you in this stressful journey, they are the ones to rely on!

Brilliant service

From Matt's valuation visit to an offer being made took just 3 weeks! All the staff were friendly, courteous and professional. I would definitely recommend them to friends and family

First time landlord

I have recently decided to let my property out as a first time landlord I was overwhelmed with all this entails so decided to utilise a letting agency to help. I’m so glad I picked Indlu as I really haven’t had to do to stress about anything they have taken care of it all for me. I can relax knowing my property is in safe hands and my tenants will be well looked after also. Luke has been very helpful, he is always replies to queries in a timely manner and has made the whole experience extremely positive.

Purchasing a property

We are currently purchasing a property that is listed with indlu, Dionne has been excellent with communicating with us, she always responds quickly and we have been very happy so far. Highly recommend.

A hidden gem of an estate agency

It was a real delight to have Indlu on board in selling my property.

Trisha led our viewings and her energy and enthusiasm was simply infectious. She managed to generate offers with ease.

Once the offers were accepted, both Dionne and Luke taken over. They are both a real credit and kept me updated and informed throughout.

Indlu will definitely be my go to estate agents in the future.

Best Estate Agents In The Area

Indlu were fantastic from start to finish.
Someone was always available at the end of the phone, and emails were diligently answered.
They did everything they could to help progress a difficult conveyancing chain and were seen to proactively chase relevant parties.
I'd happily recommend Indlu to family and friends. Plus, their competitive fees are a bonus.

Credit due for Indlu!

I recently had to put my late father's property on the market. Indlu were recommended due to their 'No Sale, No Fee' policy, which meant that we didn't have to worry about obtaining funds to pay any upfront costs before settling the estate. Matt attended to complete a valuation within a couple of days; he was honest, friendly and understanding. He took photos and measurements for the floorplan on the same day, which saved time. Within a couple of days the house was advertised and viewings were scheduled. Within the week, we had received offers and now we're in the process of completing the sale! Dionne has been supporting us since with the progression of the sale, and has been very friendly and professional. All in all, they've made a somewhat difficult and stressful time, more manageable and simple. Thanks Indlu!

Indlu; great professional team to work with

Not having sold a house before, I was genuinely sceptical about estate agents.... However; after Simon came round and sat me down and explained the process and how Indlu work with their clients to sell their house etc, I was pretty much ready to sign up there and then. But after speaking with other agents, I knew Indlu was for me, & I chose Indlu because of how Simon approached the sale, and I wasn’t tied into any costly contracts and it was one price and that was it. I met Trisha whom would show potential buyers around the house and within a week and 26 viewings the house was sold (Subject to Contract) - the whole process was very professional. From the pictures taken and the write up of the house, I wouldn’t hesitate to recommend them to sell your house.
