If I could give the team at John Francis in Milford 10 stars I would! It was only by accident that I chose this agent. I had just left my dogs at the groomers next door and my son reminded me that I kept saying I must find an agent! So I did. Thank God I found this one. Because they really go over and above for you. They are young, charming and you feel as though you are no trouble and always come first! What's not to like! I was very impressed with the photographs taken for the blurb on line .When I saw them I said I nearly put in an offer myself.! They were superb, that's a real talent. I decided to look on line to check out the competition, like you do, and was amazed that a place I know that is really nice and would overshadow mine, looked really ordinary and I probably wouldn't have gone to view. It made such a difference. It's the small things that make a big difference. I wasn't in a hurry to sell at the start so didn't ring to chase them up or anything, thinking I would have the whole summer to get ready to downsize. Wrong!!! It took 0nly 3 viewings and I had an offer and it is now sold! Amazing! It's a good job I work well under pressure because it is now all stations go! the hardest thing I have to do now is decide which property in my village to choose for my downsize! That is a great problem to have!

We are relocating to Wales as downsizing. And live 5 hours away so booking appointments and arranging viewings isn't easy.
We'd had to back out of a house as it was so damp infact we named it Spongebob after the survey! This was with a different agency.
We saw a house with John Francis in Milford Haven and went to view it with Shannon. From the moment we shook her hand we knew we were in safe hands.
She knew so much about the house, the area and could answer all our questions.
She was kind and patient and once we'd offered was as pleased as we were for us that we'd found the one!
Since then she's been amazing keeping us up to date with the cottage and what's going on.
No question I ask her is too daft! And shes always enthusiastic and kind.
She has definitely helped us feel good about moving to Pembrookshire.

No communication / follow up.
Booked property valuation several weeks in advance (as live 200 miles away). Representative (Aled) arrived on time and was professional but said he needed to go away and discuss with colleagues so no valuation given. 10 days later, no contact, so rang his office twice but went to answerphone. I got a call back from lady who said Aled had been away for couple of days and was ‘catching up’ on messages.. still no contact. I used them 10 years ago when they were good but they are now part of Connell group and looks like they have lost their way.
This was Llanelli branch.

Now been 2 weeks since they visited property .. still no advice given.
In most areas I would avoid Connell or Countrywide owned agencies and seek a good local independent.

Deeply Disappointing Experience – Would Not Recommend
We had an awful experience with John Francis Ammanford during the attempted sale of our home. After accepting an offer in October 2024, we were repeatedly told for months that completion was “imminent” — yet nothing happened. Communication was poor, timelines were misleading, and the truth was consistently withheld.
As a result, we lost out on around £12,000 in rental income and had to live in cramped conditions with family, with our two young children, expecting the sale to complete any day. Worse still, the buyer was allowed to move furniture into our house without our consent — a serious breach of trust.
After eight months of stress, delays, and misinformation, we’ve had to withdraw from the sale entirely — only then learning the buyer was still £42,000 short.
We’ve now filed a formal complaint and are seeking compensation. Absolutely would not recommend this branch

Rented a property through John Francis…
Rented a property through John Francis returned our keys on the 4th April still waiting for the return of our bond. Property inspected on the 8th. Lanlord confirmed they were happy to release the bond. Was told by the property management company that the money was returned by bacs on the 9th. Still not received it rang today told to ring My Deposit Scheme as they were responsible for returning it on the 9th. Rang My Deposit to be told they never held the money !! Found out it was held by Countrywide who f8nally said it hadn't been released but it would be released by bacs today. John Francis totally

I am writing to make a formal complaint against Luke at John Francis Cardigan branch.
I was promised a drawing of the land I was selling. Luke failed to draw up the land for sale and then ceased effective communication via email.
Upon terminating my relationship with John Francis, I was then issued a contract from an old sale contract, which I had terminated and was then asked for fees. The contract seemed to be doctored - using an old contract, with a new buyers name against it, despite that old contract having been terminated by myself, when I had previously left JF to go to another estate agent. I am sure doctoring a false agreement is illegal, yet I find myself under threat.
Their attitude and treatment are appalling, customer relations are non existent as all they want are fees. There is no care towards you or their services, as long as they get paid they will not provide you with what you are supposed to be paying for.
Very scary and threatening.
Do yourself a favour and save fees by using another agent. Land sale fees with JF are £4000 compared to £1500 with other local agents.

I am writing to formally complain about the completely unacceptable experience I had today with Chris Martin
Chris was scheduled to show me a property but failed to show up, did not call, and ignored every single one of my emails. I made the effort to attend the viewing and even spent £40 on Uber to get there, only to be stood outside the property with no one in sight. To make sure I was at the right address, I even knocked on the neighbour's door – she confirmed that no one had been at the property.
Chris later had the audacity to claim he had been there, which is clearly untrue. No apology was offered. Instead, he casually mentioned he would “see what he can do” if the property wasn’t already gone. The complete lack of professionalism, accountability, and basic communication is absolutely disgusting.
This was a total waste of my time and money, and I will be escalating this complaint and making sure others are aware of the experience I had. If I am not reimbursed for the £40 I spent to attend this sham of a viewing, I will be taking this further and sharing my experience widely.
I expect a prompt response and a resolution.

Fishguard office a total shambles
Fishguard office came out re market evaluation and she was prompt and knowledgeable. That's where it ended.
Booked her to come again to list and booked the professional photography to be there same time, with two weeks prior notice. Called as we were requested to their office after our call to appoint them to provide paperwork proof. The day she was to arrive after spending the weekend preparing the house. No show, no call. We rang and she blamed the photographer for not attending prior, very dismissive of our disappointment basically suggesting it was everyone at fault bar herself. Then and I kid you not she said she had a iPhone and could come out later maybe and do photos on that. Later when we called to the office for a update, she still not in anyway embarrassed, actually said yes I fully understand if you wish to go with someone else. Appaling service apalling attitude.
Absolutely amazing team
Absolutely amazing team! Very pleasant, and helped us find the right property, just an email or phone call away and got back to us promptly each time! The process of renting can be daunting,however, they talked us through anything we didn't quite understand and the whole process went very smoothly. Would definitely recommend. Very happy!

Llanelli Office - My house was sold April 2024, it is now Valentines Day February 2025 and still no news on completion? I was told it would be sorted last September, then October and November, full of promises before Christmas, this just sums up how this shady outfit work! Always in meetings or they won't answer my calls as they recognise my number on caller display, yet when I call them from a different phone they answer. The staff are extremely unprofessional and will never ever call you back, same old excuses and you are forever chasing them up in your own time trying to get them to do some actual work! Stay well clear and find a decent Estate Agent, how they are still in business I do not know? I shall continue to wait and it will probably be end of March or April, maybe longer with these pathetic jokers!
Never again
Initially they were brilliant, I was selling my flat and they gave me a good valuation. The flat wouldn’t sell so they asked me to reduce the price by £25,000. I then decided to put it up for rent. They were going to manage it for me and told me I can keep it on the market as it was a temporary let and the tenant would only be there for six months. As the weeks progressed I was notified the it had been taken off the market. When I challenged them, they said that the tenant had a right to live there without any disturbance. They did not tell me that. Then I was bombarded with repairs. I had them sorted by one of their contractors, at a premium cost. Within a month the same repairs were requested again. As they were repaired by their contractors, and she had damaged them I said it would be up to her to fix.
The tenant ended up staying there for more than 6 months. They didn’t tell me that when I serve notice I had to give her another six months. This was NOT explained to me. Finally she’s moved out. I will never use John Francis again. Or any other estate agent to rent my home again.

I just wanted to thank the Lettings team at John Francis Gorseinon Starting from when Chris showed me the property and Ashleigh and Emma took care of the customer service side of things and liasing with the landlord. The service was 1st class and Emma and Ashleigh have spoken to landlord for me and he kindly left me TVs and wardrobes so that made the process easier and I got to save money too. Also the letting team have been professional and any questions or queries I’ve had they’ve been resolved .
I rate John Francis a score of 10 and personally thank the team Ashleigh ,Emma and Chris for making the journey run smoothly. Also the landlord has been amazing and generous too.😊

My brother had a terrible letting experience in Haverfordwest John Francis, They wasted his fours weeks continuing delaying the property till time . They have racist approach to him where they just continue delaying his house till time they have no communication with Landlords. The family is worried back in London for my brother. 100% stay awayy from them time wasters

On the viewing we had Leoni. In the property she told us the carpets were new & it had been freshly painted, there is lots of marks on the walls & a burnt iron mark on the carpet also brown stains which I think have came from the radiator. She also told us that the stairs on the way up to the flat was going to be decorated, it has lots of holes in the walls and the smell is awful.
We collected the keys and there was only 1 set so we went and had another one cut which cost us £8, we arrived at the flat and turned out none of the keys worked. The landlord had to come over and she tried loads of keys which didn't work either, she managed to open the door but had to leave it on the latch which led to us not being able to move anything in because we didn't want anything to get stolen. She said she would sort the locks which never happened. So on saturday the 21st september we rang my step dad who come put a whole new lock on and new keys which cost more money.
The day we arrived at the flat (Thursday 19th september) it was filthy, loads of dead flies in the kitchen and stuck above the oven and on all the windowsills.
The oven inside was absolutely filthy and the bathroom was gross. We spent a good 7 hours cleaning and hoovering the property which cost us more money on cleaning products. And there was limescale all around the bath which took me 2 days to remove, & there is no plug for the bathtub which I'm assuming we will have to pay for aswell.
I rang up Tuesday the 17th september 2 days before getting the keys to make sure the furniture was being removed and if there was anything else that needed signing or doing and the guy on the phone said yes about the furniture being removed. All of her furniture was still there and it had been 14 days since we got the keys, so phoned up again on Wednesday the 25th september and the guy on the phone said he will follow her up and see about the furniture, which we didn’t hear back. We was told it was because the landlord didn't know we was moving in on the 19th so she didn't have time to do anything, so I'm confused in why we was allowed to collect the keys in the first place knowing none of the furniture was removed and the condition the flat was in & why we was told on the 17th that people were in there removing the furniture. She eventually collected her things on Saturday the 05th of October after we phoned John Francis again telling them we are being treated awfully, have not received an apology for what we’ve been through & said we were going to be speaking with the property ombudsman. Because our email we sent was ignored about the furniture once again… apart from Leoni’s response telling us to move all the landlords furniture onto the landing which is a huge fire hazard and would of completely took up the landin.
There was a bowl of disgusting water under the sink where it had been left to leak and there is water damage in the cupboard.
Luckily my step dad knew what he was doing and sorted the leak out.
We was told it was freshly painted and brand new carpets on the viewing. There is an iron mark in the dining room and it's definitely not freshly painted. There is also brown stains on the carpet in the dining room which I think have come from the radiator.
We phoned and emailed about the gas & electric meters because we were being told they are in the flat but we couldn’t find them anywhere so we still couldn’t set up our gas and electric. We have been here 4 weeks and 3 days and my partner seen the landlord outside and had to ask her about the gas and electric because she can’t be bothered to show us by the looks of it.
The landlord asked if we wanted to keep the fridge freezer when we eventually got in the flat on the 19th of September, and I remember Leoni asking over the phone if we wanted to keep it too a few weeks before collecting the keys. We said yes because it was save us carrying ours up all them stairs. Well when we opened the fridge it was covered in mould and smelt so bad it couldn't be saved. Then opened the freezer and all the drawers were broken. Why was we even offered that?
Luckily I did keep mine and we just replaced it with that.
The kitchen window is being held open by a plunger it looks like. We don't want to remove it incase the window slams on our hands. It's absolutely freezing at night at the minute with all the cold strong winds and rain.
Our experience with John Francis has been absolutely awful. Caused us so much stress. I can not wait to move out of this place. £1400 altogether we paid to move in.
Everytime I’ve spoken to them on the phone they just seem like they don’t care. They do not help you at all.
