Quite simply do not go anywhere near them. You will pay them a lot of money for a terrible service.
There are lots of estate agents out there, use someone else.

My parents rented a bungalow from them in November 2019. Sadly dad passed away the day after they signed a 6-month rental agreement. Mum was unable to fulfil the term and we notified them of the change in circumstances 4 days after dad died. They still felt it appropriate to levy a £594 charge on mum for some sort of landlord charge???
We still haven't got to the bottom of it. The rental agreement they signed was very woolly. After the involvement of one of our Welsh AM's Suzy Davies, they eventually dropped the fee to £200, but withheld mum's deposit until she paid it. Such a despicable thing to do to a grieving 75 year old woman. Absolutely no evidence of discretion or any demonstration of good morals whatsoever.
Embark on any dealings with them with extreme caution and make sure you read the small print!
