No Customer Service

No Customer Service - We booked the Visit for our 4 Flat property and the date and time for the visit, changed in the morning of the agreed day. When we waited, in advance of the visit, the Assessor called to say he was running late and turned up 25mins after time of expiry, that was agreed by this Company. The Assessor, had no Customer Service, did not explain what would be the nature of his assessment and after entering the property and looking at the Consumer Unit (Fuse Board) in the cupboard, was then leaving. When I asked, what next, he failed to explain and then got angry when I asked if this is his behaviour to all Clients, I was unsure of what he was assessing, what would happen next etc., If you have NO Customer service, do not when you could not be bothered to talk to me, say I was agressive...Please. All the points mentioned and more, was sent to the Admin department in a clear and concise email.

Terrible service , untrustworthy - Fire risk assessment.

I would not even give this company one star but that seems to be the minimum I can give to submit a review.
This company carried out a fire risk assessment in October - the report was factually incorrect. I have repeatedly been trying to get the report reviewed since then. Four months later after being told that the engineer was going to be in touch, or the matter was going to be escalated to management, or I would get a call back the next day - none of this has happened. There is a basic inability to take responsibility or offer any reasonable customer service. I even called to say that I would be forced to post a bad review and go to the relevant ombudsman. Again we will call you on Monday. No call! So I feel I have no choice but to post this review so that others don't fall into the same situation.

fire risk assessment and PAT…

Booked a fire risk assessment and PAT test fandango got the certificate in 48 hours. The assessor Muhammad was really helpful and very patiently guided me and answered all my queries. Great service. Highly recommended!

Really good and satisfying service

Really good and satisfying service . I need Fire Risk Assessment assessment for my flat and they have done efficient job and send the full report within 4 hours also.
I really recommend Landlord Checks Limited.

Worst ever experience I've had to contact action fraud and the financial ombudsman as I appear to have been scammed by this company

Please run away from this company!!! Worst experience I've had in my life. They did safety checks in a number of properties but certificates were never sent and I had to chase and chase them in order to receive them. I then paid for a fire test and a PAT test a month ago and paid money but no technician showed up. Since then I've sent countless emails and have called several times for a refund but they keep saying " you'll be paid," and then they haven't paid me back my money still. I've spent hours with chasing and calling for things it's been such a painful experience. Please don't let yourself go through the stress as it's not worth it. I now have had to report them for fraud as my money has been stolen and I've also reported them to the financial ombudsman.

Do not use this company

This company is by far the worst company I have ever worked with. Awful customer service if they respond to you at all.

The appointment for the work was cancelled multiple times and after the work was done there was multiple issues which the company refused to fix unless I gave them more money. I had pay £160 to a different electrician just to clear up their mess.

After payment the certificate didn't arrive and I had to threaten legal action before they sent it.

All in all a nightmare to deal with and sub standard work

Awful customer service don't pay for reports upfront.

I booked two fire safety reports for some flats in London in July 2023. Tanveer showed up and was very helpful, polite, and knowledgeable. He said he needed to find out something extra from planners and would have the reports to me early next week. Thankfully I was on site and took copious notes because NO REPORTS showed up. It's now December and I have chased and chased by phone and email and been assured of a reply. I was told it was with the owner a week and a half ago and I would get a reply within two days. No report and no refund so far. Such a pity because Tanveer was really good. Avoid.

UNPROFESSIONAL, UNRELIABLE, POOR CUSTOMER SERVICE – AVOID AT ALL COSTS!!

I booked Landlord Checks Limited on-line for a Landlord’s Gas Safety Certificate and had paid for this 9 days prior to the scheduled date the inspection was due to take place (16 November 2023).

On the day of the inspection, no one showed up to carry out said inspection neither did the company (Landlord Checks Limited) see fit to inform me their engineer had had his tools stolen so could not attend to the task in hand on the day. This was only discovered after I had called the company to enquire why they had failed to deliver on a service I'd already paid for.

As unfortunate as this incident was, this does not excuse the company's failure to inform me in plenty of time so that a mutually-agreeable date could be scheduled without further charge levied to me as the customer. I was then told by one of the customer service staff Vohra (the company the job was sub-contracted to) that I was on the list of customers to be called despite the incident involving the engineer happening the day before. As to when that call was going to be received remains a mystery to me!

I appointed out that the company was at fault and that I should not be expected to make an additional payment for their failure to deliver upon a service promised. I made it clear to Vohra I was going to make an official complaint to the company.

As a service provider, trust, reliability and good customer service should be key components/prerequisites to a reputable business delivering upon good experiences for their customers but unfortunately, this company has failed abysmally in every respect! Be warned!

Avoid, they will scam you

I booked this company for a routine electrical safety certificate for my rental property. They sent someone who admitted to me that he was not a certified electrician. He stayed for 10-15 mins and took some readings. A couple of days later I received the results of their "assessment". They had failed the installation and followed up with a £700 quote for electrical works to bring the system up to spec.

I then decided to call in a certified electrician who did a proper check staying for hours and checking meticulously everything and suprise suprise, he issued the certificate as he found the installation satisfactory.

When I raised this with the company they promised to "look into it" and then ghosted me for weeks without replying to my emails. My electrician mentioned that he's dealt with cases similar to mine a lot. Companies like Landlords Checks will offer extremely low prices that lure people in and then slap them with a high cost for unnecessary works.

For reference I paid my electrician £300 and they charged £118. I thought I'd save some money by using them but I should've known better. Don't make the same mistake!

Terrible service

Terrible service.
Please save your money and avoid this company!
We approached them to get an EICR, and while they should provide you with a figure for the system age in the specific box, they didn't do that!
After I chased them on multiple times to get an estimated age, they gave me a random figure to avoid a bad review on Trustpilot.
Unfortunately, that figure was unreasonable as we knew from vendors that they never rewired their property since they moved in in 2015!
I'm so disappointed by Landlords Checks and wasn't expecting such an unprofessional service.
We must now pay another company to get a real certificate with a proper estimated age.
This would double our EICR cost!!!

HMO fire risk assessment in Lewisham

A particularly helpful Mohammad guided me to understand what was needed for an HMO property in South London. Thank you so much for the help and comprehensive report to ensure I have done everything that is actually needed and safe and complies with all regulations

Simply superb

Simply superb- Getting an HMO license is an incredibly stressful process and culminates with a Fire Risk Assessment. Mo was excellent in his knowledge and ability to make sure my properties were HMO compliant.
I have used the company before and will continue to use them again.
Note they are also significantly cheaper than their competitors but often are able to arrange next day appointments.
Thanks a lot!
Tanvi the Salesman was also great as well.
