We had rented a flat in Leeds for nearly two years, and our experience with Livingway has been nothing short of frustrating, especially since the end of our tenancy. After handing over our keys, Livingway generated an end or tenancy report claiming we owed £1,800 for alleged damage to the property. Fortunately, we had used the company Reposit when paying our deposit for our flat. After paying a £60 dispute fee, Reposit conducted their own assessment and found that Livingway’s report was inaccurate. Reposit concluded that a fair charge would have been £160—meaning we were being asked to pay £1,640 more than necessary. This situation has caused us an immense amount of stress, and it’s clear that Livingway’s handling of our tenancy deposit was both unfair and unprofessional. It’s a relief that Reposit stepped in to resolve the issue, but it shouldn’t have had to come to that. We strongly advise caution when dealing with Livingway, as their practices seem questionable at best. One of the biggest concerns was the ‘secure’ parking. We paid £100 a month for this service, but the gate to the parking area was broken for the entire duration of our stay. On multiple occasions, I returned home after working 13-hour shifts in A&E to find the gate still broken, making it difficult or impossible to get in or out of the car park. Not only did we not receive the service we were paying for, but Livingway did nothing to fix the problem despite numerous complaints. Beyond the parking issues, the general maintenance of the building was subpar. The grounds were poorly kept, with broken stairs, smashed flooring, and uncut grass. The bins were often overflowing, with rubbish scattered around the site. Most concerning was the constant issue with blocked drains in our flat, which were caused by the building’s poor drainage system. Despite repeatedly bringing up these concerns and being told they were being "rectified," nothing was ever done to resolve the problems during our tenancy. After all our attempts to resolve these issues with Livingway directly, I have felt left with no choice but to take my concerns to the Property Ombudsman. It’s disappointing to have to go to such lengths to get the issues addressed, but it seems that Livingway is not willing to engage in a fair and professional manner.
I lived with Livingway for 20 months and in this time there is always going to be general wear and tear, they have tried to charge me £1800 when i moved out for damages to the property. We have since then have gone through reposit and they have gave us a new price of £160 which is very different to the initial quote, when i questioned my check out report i was told i was wrong and that i would have to pay it regardless, the lady i spoke to was extremely rude (she claimed to be a manager) and had clearly no experience. We had many problems while living in the flat throughout the time we lived in the property i.e the secure car park (which we paid £100 a month for) was never secure and the gate would regularly not open for hours and when it did open would then never close. We was promised a full time property manager on site which we never had, the grounds around the property where always extremely dirty with rubbish, they never cut the grass and overall never kept up with maintenance of the property. I would never recommend anyone to live with them as the charge ridiculous prices in the first place for a basic 2 bed flat with dirty and broken furniture. They tried to over charge me £1640 on the check out report which is laughable, i have since reported them to the property ombudsman and will be going through all the correct channels to make sure this doesn't happen to anyone else.
Livingway have been great, really fast replies and everyone I've spoken with has been really helpful and nice. Would really recommend using Livingway, made my move in much less stressful - thank you!

Great place to live but during the end of tenancy they will charge you a ridiculously amount of money saying that you damaged their property even though it clearly states in their inventory checklist that it was already damaged. What a joke!

I must admit, I really wanted to give this a better rating. I stayed at Rufus Court with Livingway for almost 3 years. They were always very helpful and I could tell the staff were hard working. But I started to notice that loads of good staff members were leaving. It’s a shame because those were the people who would communicate with the residents and genuinely try their best to help. I won’t name members who have left, but Adam who does all the maintenance is a brilliant example of a guy who genuinely cares about the tenants.
I can’t say the same for the people who are left at this company, in particular the COO.
We had 2 flats with them, and like I said, they had hired people who were good at the agency. However, now that we have left, the COO has accused us of an awful thing (indirectly). We were looking to buy our first house and as I was a good tenant for several years, the General Manager at the time was kind enough to end our contract early (we were bullied into extending our contract but that’s a different matter). We got an official letter stating that we would no longer be liable for rent and then we happily moved into our first house.
We were surprised when we received an email asking us to pay for the next months rent (we moved out now). Apparently, we were liable for rent until they found a new tenant. I forwarded the email chain and official letter which confirmed we weren’t. Clearly they had some internal miscommunication but that isn’t my problem. Afterwards, I told them that I’m not interested in all this as I have now left Rufus and that I am no longer liable for rent. The COO then said the following: “I completely understand that this situation may feel frustrating. The concern we need to address is that when emails are forwarded, the content can sometimes be edited, even unintentionally. We want to be absolutely certain that all the information is accurate before moving forward.
Please know that while we do not believe this is something you would have done, we are required to verify everything, especially since the letter was not addressed specifically to you, or the property, but rather to "whom it may concern." Accuracy is vital as we move forward.”
For context, the letter stated both mine and my partners name and stated the flat in question. There was absolutely no reason for them to assume this as I was transparent from months on end whilst searching for a house.
This company is money hungry. Compared to the rest of Leeds, Rufus is by far the most expensive. It’s in a rough area, not close to city centre, has no safety (gates were broken for the majority of the 3 years I was there) and they don’t bother with any community events compared to their other properties.
My wife is also in a dispute with the COO. After hearing from previous employees of Livingway (and experiencing this ourselves), the COO will find ways to never return your deposit. The COO apparently will not even consider wear and tear. They’ll simply claim the whole deposit is required for “decoration” purposes. We are currently challenging this.
The company is going downhill. The employees know it and now the residents are slowly understanding this as well.
Shame it ended like that.

I have had the most pleasant experience with Livingway. As an international student from the US, this has been the most at home I have felt in my four years in the UK. Megan, in particular, has always made a extra effort to make my life as easy as possible and make me feel like I am part of a tight-knit community. The best place to live!

Adam who manages Pasha house is always so helpful and has really done a lot to try and make the building a pleasant place to live! He makes an effort to get to know everyone (and their furry friends!) and always remembers. He always asks how people are and makes time for the residents! Cannot fault him in the slightest! Met Adam L for the first time on Wednesday and then again on Friday. Experience was great, he's really respectful and accommodating, he took his shoes off which I felt was a sign of respect even though we would've been fine had he kept them on, it was just that extra care he took as I know a lot of people that do a no shoes policy in their property, to avoid taking any chances, Adam did just that . Adam came in to do a quick change of batteries for our smoke alarm.
Before leaving Adam asked us what may have been a simple question but we really appreciated it "How are you guys doing, have you had any issues with anything?"
Where that can be seen as such a simple question, that was the first time that anyone had asked that since we had moved in. On Friday Adam came back to sort out our Floor strip and again, the same respect as there. I do have anxiety which I feel can cause me to be awkward at times but this was no where to be seen during the visit. I was really talkative and Adam just listened and gave some advice which I loved. I quickly came to realise that it was the same Adam that had helped us on our move in day, we were travelling from London and our ETA time kept increasing, almost seemed like we weren't going to make it and this was during Christmas so the working hours were limited. Adam went out of his was to assure us even outside of his working hours. Thanks again Adam !
