Siobhan Brennan from Metra Living was our property manager at L&Q Lindsay court. She does an exceptional job resolving issues and assisting move in and out of the property. She was easy to follow up with when we had any maintenance issues.
She helped us with move out a lot(October 2025). We had a tough situation while moving out because of personal situation. As I explained our situation, she understood and supported us have our move out date changed and relieved us of tight timeline.
Key handover and Deposit refund was also smooth with her assistance. Great job Siobhan and thank you.

I would give 0 stars if I could.
I moved into a MetroLiving property on 21 January, and the flat has had NO effective heating from the start. What makes this even worse is that the move-in/check documentation showed the heating as “not tested” — meaning they did not even confirm the heating worked before handing over the flat as “ready to move in”.
Once I realised the flat wasn’t heating up, instead of taking immediate and practical action, I was delayed and redirected with irrelevant advice such as “contact the energy provider”, even though this was clearly an internal underfloor heating circulation/control issue. I spent days troubleshooting and chasing this myself, and I eventually had to push hard just to get an engineer visit arranged.
When the engineer finally attended, he confirmed multiple faults:
• The underfloor heating master/main unit is faulty and needs to be replaced
• There is also dripping/leaking pipework near the boiler, and parts need replacing (the engineer confirmed this was not normal)
• When I asked how long ordering and replacing these parts could take, I was told it could take months
Despite all this, the situation is still being downplayed as a “temporary lack of heating”, which feels insulting given there has been no heating since move-in and I’ve been left without essential services in winter.
At this point, I am requesting to be moved to another property with all costs covered, including my moving/relocation expenses, because I will not stay in a flat with non-existent heating in London in winter.
I am also very unhappy with the property management handling of this issue and the lack of accountability, communication, and urgency.

Absolutely disgraceful experience. This agency has no integrity and no accountability. They took my money and then conveniently stopped responding, offering excuses, delays, and outright silence.
Communication was appalling from start to finish, phone calls ignored, emails unanswered, and when they did respond it was vague, dismissive, and completely unhelpful. It feels like their entire business model relies on wearing tenants down until they give up chasing their own money.
I have never dealt with a tenancy agency so unprofessional, unethical, and careless. What should have been a straightforward process turned into weeks/months of stress and frustration because of their incompetence and lack of honesty.
If you value your money, your time, or your sanity, avoid this agency at all costs. I wouldn’t recommend them to anyone. Tenants deserve far better than this.

It's scam. Gemma, Clare, Abby are scammers. I had a very disappointing experience with Metra Living. In my experience, I was misled throughout the process and treated disrespectfully by staff members, including Gemma, Clare, and Abby.
I paid a holding deposit after being told I would receive the keys by a specific date. Despite providing all required documents and references, communication was poor, responses were delayed, and the process was not completed as promised. Eventually, my application was rejected and the holding deposit was not returned, with no clear or fair explanation.
I made several attempts to contact them by email and phone, but my concerns were ignored and I was not given proper support. Overall, the experience felt unfair and unprofessional.
I would strongly advise others to be very cautious and to get everything in writing before paying any money.

Terrible communication and zero respect for potential tenants. Me and my friend had an incredibly frustrating experience with this agency, specifically with an agent named Sabrena Sumun.
After the viewing, we simply got ghosted by her. We spent two weeks trying to reach her via phone, text and email during working hours to ask a simple eligibility question before applying for a flat. She ignored every single attempt at communication. Despite calling the main office multiple times and being promised a callback, we never heard from anyone.
Out of desperation to secure the flat, we submitted the form anyway. Only after the form was submitted did Sabrena finally surface—two weeks later 🙄 —just to tell us we weren't eligible. This is an answer we had been trying to get for 14 days and could have been easily handled in a 2-minute phone call.
The lack of basic professional courtesy is appalling. They ignore you when you need help and only acknowledge you to deliver a rejection after the form was submitted. Extremely unprofessional behavior from both the agent and the main office. Save yourself the stress and avoid this agency.

The service appears good until the moment you move in. Once the deposit and rent are paid, the attitude completely changes. From that point onwards, you are ignored, passed from person to person, and no one takes real responsibility or tries to help.
After just 5 days of living in the property (read my previous review before moving in), it became clear that the standards are far below what you would expect from a privately rented building. Essential issues such as no hot water and no heating were reported immediately, yet nothing was resolved only excuses and delays.
There are also serious ongoing issues that seem to have been ignored:
1- The lobby door is broken and left open, meaning anyone can walk into the building
2- Anyone can access any floor, despite being told otherwise
3- The lift is extremely loud, to the point that it wakes you up at night
4- The L&Q Neighbour Lead don’t care at all about the state of the building
Overall, it feels like once they have your money, support completely stops. Very frustrating experience. I would not recommend renting through this company.
It honestly feels like they don’t care, they apologise, but they don’t try to put themselves in your shoes. They get to go home to their own comfortable homes, while tenants are left dealing with unresolved issues in the property.
