I could not be happier with the…

I could not be happier with the support, advice and service provided from the team at Move Residential. I switched from another agent and it was the best decision I made. They were friendly, knowledgeable and kept me updated on everything thoroughly. I would never hesitate to recommend them, and look forward to using their services again in the future. If you want a friendly hardworking team to see you through your move, then this is the team.

Avoid at all costs

We gave MR a try as they were local and seemed legitimate. Unfortunately they turned out to be a complete bunch of charlatans.

Their rep, Wesley, came out and valued our property based on his "extensive" knowledge of the area. We followed his advice and let MR advertise the property at the price he suggested.

After 5 weeks of advertising with MR we had only a single visitor. This in and of itself was not an issue as it is clear that demand is based on the price. My concern was that either MR were doing an ineffective job at marketing, or that Wesley had inflated the price to "win" our business.

After phoning MR to discuss this matter further, I was stunned to hear their Sales rep, Neil, tell me that the property was at least 15k over the market value and that Wesley had indeed inflated the price so that he could get the business. That's right, a Sales rep telling you, a new customer, that they will over value your property simply to get you on their books. After wasting 1 - 2 months they then expect you to go back to them to reduce the price. Very cynical and obnoxious behaviour and it is the reason I terminated with them immediately.

They also claim to be open 7/7 but you can't actually reach them on a Sunday. So ignore this marketing gimmick. Furthermore, when trying to reach them by email they simply ignore you. Especially when you've terminated your agreement. They still haven't removed my listing from Rightmove and I've had to report this to the TFO.

All in all, avoid MR, Wesley and Neil and use a reputable estate agent. We're now using Atlas Estate Agents who I can attest are far more honest about their approach and assign you a dedicated account manager that is highly responsive to emails. They also proactively update you about the sale of your property and do not just leave it on you to contact them for an update.

Nightmare when leaving property

We recently moved out of a property, and the leaving was really badly handled by move residential.

When I handed my notice period in- no response. I rang and they said they had received it and would reply to me - still no reply. Then they put a board up outside to advertise the property was for letting which was then I knew they had accepted my notice. The house they put up was then advertised for an extra £125 a month rent than whet we were paying, and I know the landlord has no mortgage mortgage and the property was definitely not nice enough to be rented at the price they were asking for.

As we were moving out over Christmas I got an email to say Offices were closed and to return the keys on 3rd January and we wouldn't be charged. I did hand the keys back on this date and had a voice message to say I would be charged for handing in the keys late. I rang her when I received the message to question this to which she said that she had gotten that wrong and realised I couldn't have handed keys back in as office's were closed. No apology for the incorrect information.

They inspected the property when we left which I know is standard procedure. I then got told the landlord wanted the whole deposit. I questioned this, as when I moved in the property had been vacant for 18 months, and received a list of things that needed repairing. I challenged this as felt majority of it was unfair and when I moved I had to clean it. I got told was one of thejings eas they would need a professional team in to clean which is not the state I received the property on. Other things were the wooden floor had a change of colour, and this would need repairing, the cost of goods etc. I explained I knew the Landlords had spare boards in the cupboard and would do the work himself. A lot of the things I knew the landlord would repair himself or I could but they insisted they need contractors in and appeared to take the most expensive route with all repairs. The property was left cleaner than the state I got it in. I found move residential very unsupportive and just seemed to want the most money possible for the landlord.

I felt scare tactics were used to just get rid of me and get my deposit. I was happy to go to the adjudicator but they wanted a new tenant in and I don't think this can happen until I was dealt with. In the end I agreed to some of the deposit but wished I hadn't. I never received an inventory either when I moved in which I would have added some of the issues on to it as their photos were very cleverly angled to not identify issues, so I had no evidence.

I have since noticed the house now has new tenants in and the list of issues that apparently needed to be completed, I know now was a complete lie, as the list given to the time a new tenant has moved in these could never have been completed.

If using these to let, just make sure you cover yourself, as when you move out they want your deposit

RESPONSE

Thanks move residential for your response. When looking through reviews, I am not the only person who has had this issue when leaving your agency and you taking deposits, so know I am not a one off case. I should be able to leave a review without your unprofessional response, which is inaccurate.

1. All my concerns I highlighted to you when I was challenging my deposit. None of this is new.

2. You say a Landlords personal finances should remain private, there was no way from my review that the landlord or property which I refer to could be identified, however, you reveal how much deposit you took!? Very unprofessional of you.

3. The price of rent you are now asking for is unfair for that property and far too high. There are other people in the street renting houses in much better condition and much mor modern for much less. The doors in the house are the original doors from when the house was built, and the interior has not been updated in decades.

4. You say an inventory was completed prior to us moving in. However, you failed to send me a copy until we moved out. As I said to you, there were issues I would have highlighted to you to add in, so we were covered when we left. This is standard practice and usually tenants get 7 days from when they move in to highlight issues with the property. You failed to do this. For example, the burn in the kitchen you refer to was already there, but due to the angle of your photos this could not be seen. I explained this would be an ongoing issue due to the poor layout of the kitchen as a pan oj the stove touches the wall, so this will be a reoccurring issue with all future tenants.

5. You say I didn't leave the property in the state I got given it. Myself and 7 others spent hours cleaning that property when I moved in due to the uncleanliness as it was vacant for so long and full if smoke residue from the previous owner. Every time I spoke to you, you added new issues on that weren't originally an issue.

The current rental price is not based on a landlord’s personal finances which should remain private it’s based on market conditions, demand, & comparable properties. Part of our job as agents is to achieve the best possible price for our clients whilst ensuring potential tenants are suitable. As we find ourselves in a highly competitive market, with a shortage of available properties & an extremely high number of potential tenants this naturally increases the price, so whilst you may not feel that the property was worth more this view was not shared by the countless tenants that expressed their interest. When we listed the property, we had a fantastic response, securing multiple offers for the landlord to choose from, achieving a significantly higher rental price than it was previously let for.

Prior to your move in a comprehensive inventory was recorded by a third-party company including a detailed description & images, to ensure an independent statement of condition was created to provide an accurate reference point to use as comparison when you vacated. Your deposit was also protected in the DPS scheme as per your contract. This scheme is set up to ensure there is a fair process if a dispute is to arise between a tenant & landlord. The deposit also provides protection in the event of breaches of tenancy.

Your landlord does not share your perspective on how the property was returned & was disappointed with the condition, damage, & cleanliness, particularly the staining on the carpet & damage in the kitchen. This feedback was communicated to you as is our role & you agreed to a deduction from the deposit confirming this agreement independently via the DPS website, we believe this outcome was fair & reasonable due to the cost & time associated with additional cleaning & damages including the kitchen flooring & burn to the kitchen wall.

We do not believe it is reasonable to expect a landlord to spend their personal time putting right damage caused by a tenant or to carry out cleaning for free because you chose not to leave a property in the same condition as you were provided it (subject to reasonable wear and tear which was accounted for) when compared to the independent inventory.

As you are aware your deposit was held in a government backed scheme – the DPS who offer a completely free arbitration service if an agreement can’t be reached. You were provided with & signed for all their terms & conditions at the outset so understood this option was available to you however you chose to agree to a deduction.

We do not gain in any way from any deposit claim made by a landlord; funds requested or awarded for damages or cleaning for example go to the landlord & pay towards these areas, we as agents communicate the information from both sides. Any deposit dispute or process does not prevent a property from being let, it is independent & solely based on the property condition when compared to how you were provided the property.

We appreciate that it can be disappointing or frustrating when you do not receive your full deposit back & we sympathise with you however this deduction was solely due to the condition you left the property in. Not agreeing with your opinion on the condition is not a reflection of being unsupportive, it is a balanced view based on evidence provided by a third-party company & not us or the landlord, & experience of how the DPS view properties returned in a similar condition to yours.

You had every opportunity to use the free adjudicator service but chose not to. We are confident however that had you chosen to do so you would have received a similar outcome.

Gethin, Liam and Jenny.

Gethin, Liam, Jenny and the team were great. We would certainly recommend Move residential if you are thinking of selling your home. We actually sold and bought through them and the experience was made less stressful as they were all approachable and responsive at all times.

Highly recommended

Our property took an age to sell due to a series of time wasters but everyone we dealt with at Move was highly professional and very proactive throughout. They undertook countless viewings for what was a low value property, handled numerous offers and achieved best price. For anyone looking to sell a property in Merseyside I doubt you could do better than Move Residential.

Fastest purchase service ever!!!

Excellent and seamless service throughout. Record time in completion of the property purchase and very communicative throughout the whole process. The account manager Donna Stokes was always available for any queries thy we had making or journey to complete the purchase on our first family home seem so straight forward. I would recommend Move and highly rate their customer service.

Lee Welch from Move Residential was absolutely fantastic. He worked hard to find us a mortgage and one which suited us, he was prompt and you could also tell that he actually cared. This made finding a mortgage much less stressful for us. We cannot thank him enough. Move Residential also made the buying part easier, putting us in touch with KMC solicitors. Overall, sale currently going through but very pleased.

An EA that doesn’t employ just any sales person, fantastic team…

After having several sales and purchase offers fall through we decided to come off the market then try with a new EA. We chose Move Residential for 2 reasons, firstly because it didn’t sound like a sales pitch when we discussed the sale of the property and secondly their innovative way of charging commission. Throughout the whole process calls were followed up, reps knew exactly where we were with the sale and they are just a great bunch of people. After sales continued to exceed our expectations and Jen was marvellous at keeping us up to date and chasing when needed.. whole team breath of fresh air that we cannot recommend enough!!

I couldn’t ask for more

I couldn’t ask for more! All team was incredibly supportive starting with the viewing until I get to see the keys from my first house in the hand! They made everything look easy and they were extremely patient with me as a first time buyer. I’ve been asked if I have a mortgage advisor and because I didn’t had one, I’ve asked them to recommend one for me. They recommended David and… David is more than I could ask for! He found the best mortgage for me and worked in my best interest. Overall, the best possible experience that I could have!

Positive experience with Move…

Positive experience with Move residential. We sold our house and bought our new house with them, the team at Heswall delivered a great service form start to finish. A special mention to Jenni and Scott for helping push everything through quickly despite some issues cropping up, I am sure this happens with most house moves. Overall a happy customer!
