Do not waste your money on this service; they were unable to locate the title deeds ( so they stated) even though we gave them all the information required.

RIP off
As a none legal expert I am doing probate for my late farther, I was advised to get a copy of the title deeds so I called the service. I asked legal type questions which I understand the team could not answer, so I ordered the title deeds at a cost of £36. Finding these did not provide all the information I required I called back within 2 hours and asked if I could get a copy of the history of when the deeds had been updated, they said yes but not without paying another £36!! What a rip off.

Disappointed
A delay of several weeks between my online enquiry and and phonecall back from the company. In that time I had contacted HM Land registry directly and they were dealing with me.
When online land registry.org.uk made that phone call , I mistakenly thought I was dealing with the government dept. At no point did the caller clarify .

An absolute debacle
An absolute debacle. Save your money and do it yourself, it will be easier. The staff are not conveyancers as claimed on their website, they are unqualified and untrained administrators. My family needed to carry out a basic land transfer, we made call after call to clarify with the staff what needed to happen and they still sent the documents out with incorrect details including the wrong names and addresses.
From their terms and conditions:
6.1.8 Important: We are not conveyancers or solicitors and do not provide legal advice. We provide guidance and form-preparation support only. You are responsible for checking, signing and submitting your application to HM Land Registry and for the accuracy of information supplied.
They cannot provide guidance - any questions we have asked about land conveyancing or the legalities they cannot answer. They just take down the details you give them and insert them (incorrectly) into the form. Save your money and go straight to HM Land Registry.
