Professionalism

Professionalism. That’s the word I can use to describe Solomon Investment Partners, or rather, the lady Josie Hartley that was my first contact with the company. She has in-depth knowledge of real estate business. She patiently shared her knowledge and gave helpful suggestions to guide decision making.

Bear with them and you will be sorted

I initially experienced some issues which took time to resolve partly due to changes in personnel and challenges with the industry as a whole.
However once Andrew took a personal interest things got quickly resolved to my satisfaction.

Further to your response which is a whole load of incorrect information, we have evidence to prove that we mentioned before exchange via email that the property was for serviced accommodation and you mentioned that you had other landlords purchasing property for the same reason.
The keys were not given till 25th March a month after completion and the email we had was permission had not been granted to release keys and we have proof of chasing this up with solicitors as well after the 6th March you mention below so to see a load of lies is hurtful to people who have lost their money.

There was no address of our accrued interest payments as that is still ongoing and we have serious concerns of your ability to pay. We will not be stopping until we get our money back late completion fees unfairly charged and the accrued interest.

We are contacting everyone and have a legal team working. Have spoke to the New Homes Obusdman and they have confirmed that neither of the references given below are registered with them for Feather foot or Solomon homes, could you clarify which body the registration refers to?

We have previously posted a positive review, however it was at the beginning of our journey. At the start before and shortly after exchange things were really good and so was the communication. Things got sour for us when we realised that the lease does not allow for the apartments to be used as serviced accommodation even though we had specified this before exchange that the flats were specifically purchased for that. I would advise using own lawyers rather than the recommended ones whose legal fees are paid for by the developers.

We completed on 27th February 2023 and we did not receive the keys to our 2 apartments until 25th March which is a month after completion and we had to pay a mortgage for 2 apartments that we have not had keys to or used for a whole month. We chased for the keys regularly and replies were slow or none.



One of the selling points is payment of interest payments on deposit held, we completed over a month ago. Despite chasing and no responses at times, we are still waiting for our interest payments and like others are taking legal action to recover our money back and the interest. Including interest we are owed over £9500 for the accrued interest and the late completion fees charged.



Completion of apartments were delayed by over a year and a half, no compensation besides withdrawing from contract which again is not easy and there is no reassurance that you will get your deposit back quickly if they cannot sell the property.



We were given notice to complete which came at a difficult time with changes in mortgages and high interest rates. We were not given enough time to find a new mortgage and there were delays on solicitors and Christmas holidays which meant that we were charged over £3600 in late completion fees. There has been no consideration of delays that we have experienced as a result of the build and the small delay we have had of less than 50 days has resulted in thousands being charged.

There is a reason why they are not registered with the New Homes Ombudsman Service, do not ignore these warnings.

Dear both,

The purchase contracts, like with most residential apartments, restrict use of properties for commercial purposes. Serviced accommodation is considered commercial use. If you had raised this point with your solicitor at the time of signing contracts, they would have explained. You raised this point several months after exchanging contracts and the developer/freeholder agreed to send you a response.

We recommended the solicitor to you because they are a top performing, highly rated practice. They have handled hundreds of our clients’ conveyancing to an excellent standard and as a purchase incentive, Solomon paid the basic conveyance cost.

According to our records, you completed your purchase on 27th February and on 6th March, arrangements were made by our office for you to meet the agent holding your keys on site.

The development was completed 12 months later than the target date, but within the date range on your contract. The development progress was unfortunately hampered by supply chain shortages and other Covid related issues. We kept buyers notified of progress, and we appreciate delays are frustrating. The developer aims to avoid late delivery, but a run over on build is not uncommon which is why there are usually two dates in a contract, a target date and a long stop date at which point a buyer can step away from their contract or seek compensation.

The development was due for completion at a time when financial markets were under pressure. The developer recognised this by extending the time allowed for completion to 6 months. A late completion charge was applied by the developer, and we did our best to persuade them to waive that fee, but unfortunately without success.

We are registered with the Property Ombudsman membership number T06643 also PRS membership number PRS028019.

Josie has been of great value

Josie has been of great value in our first UK property investment. Given her extensive experience in the UK property market she could easily answer all our questions and take away our concerns in becoming overseas landlords.

Me and my partner have been searching…

Me and my partner have been searching the market for a hand off investment.
After months of communication with Natalie we took the leap and invested into a off plan apartment in Newcastle.
Natalie was really professional, not pushy and answered all our concerns and questions.

We have regular communication with her even after the sale which is really important as a lot of companies do not respond once sale is completed.
I would 100% recommend Solomon investment partners and Natalie you are a credit to them .
We look forward expanding our portfolio with you guys again

Jordan was fantastic!

I worked with Jordan in purchasing a couple of properties. His service and the way he guides you to pick the right investment bespoke to myself was fantastic. One of the properties has been delayed but that was expected given everything that has gone on over the last 2 years. Will be happy to invest again in the future.

**** Reconsider what you expect from an Investment Partner****

I put down a 55k deposit on an off-plan apartment (EMPIRE PROPERTIES - WHO IS THE REAL ISSUE HERE) which was due for practical completion in Q3 2021.

Prior to this date we were informed the build was very behind schedule and kept new dates which subsequently stopped as they don’t have any practical completion date. Only recently after multiple follow-ups, we received an email that it’s in progress to complete by end of 2023 (2+ years delay). The long stop date was 31 Dec 2022 by when I began the process of rescinding the contract which now stands terminated as of 8th Feb 2023. I also paid our Solicitors fees to proceed with this. We were informed that the process was well underway and that we would get our refund soon (28 days from 8th Feb - which is 8th March).

Our acting solicitors as recommended by Solomon even told me that they cannot guarantee a refund of the deposit as it’s not something they can enforce (and even showed sympathy for the seller) even though they agreed to the contract which clearly stipulates this refund in 28days (we did wonder if they were actually acting for us, or the seller.).

Nearly 2 weeks have now passed beyond the contractual date and there are still no signs of a refund. We were also informed that the unit has to be resold before we can receive a refund which is not stipulated anywhere in the original contract.

Our monthly interest payments on the deposit amount had also stopped for the last 4 months, even though the developer is still in possession of our deposit and reservation fee.
Our acting solicitor even informed us that they could remove entries from the Landlord's title prior to them refunding which doesn’t make sense if they still possess my deposit

Multiple mails to the MD at Solomon have resulted in very little response (only response I received was for another property that I invested in - and that I will soon get an update on build progress - nothing so far over a month and I am worried even that will follow same route). This has been my major issue with Solomon - lack of communication over last few months which seem to now slowly improving since putting this review. Hopefully others dont have the same issue going forward

I struggle to get hold of them on phone and even if I managed to get through, there is no update - only false promises. I do realize the contract is between me and the builder but Solomon being the ‘investment partner’ needs to show more skin in the game and some accountability.

I am now forced to take court action which I totally would have liked to avoid but have no other choice in an attempt to recover my own money

Our advice would be, do not invest in any property that holds the deposit as agent rather than stakeholder. Do not use Solomon's recommended solicitors, even if they offer discounts.

I've spoken with “property investors”…

I've spoken with “property investors” before but after working with Natalie, I'm sold on property investment. She made the whole process seamless. I can’t speak highly of her enough and how easy and stress-free she made it all. I’ve bought a couple units from Natalie, which really suit my lifestyle (off hand investment) as I work a stressful full time job. thank you for all you’ve done for me Natalie and I look forward to working with you again.

I recently bought an off plan apartment in Liverpool (the new TJ Hughes development) from Natalie, she has been very professional and knowledgeable throughout, making the decision to invest my money easy.
